      We started renting from this company in March 2018. We paid $1500 deposit. We have numerous inspections of the home while we lived there, all which we passed. We had several issues with the electrical wiring, plumbing, and heating and air. Each time we notified the company of the issues, it took two months for them to respond, and that was only after we contacted the owner of the home. Four times we had to get a hotel room. The company claimed we failed to have renters insurance which we provided proof to them that we had it. They still charged us a fee for it. The carpet which was in the home was the original carpet when the previous owner, who lived behind the property, built the house in 1973, yet we were told we were responsible for replacing the carpet due to the wear and tear. The owner of the home notified us that he was putting the house for sale and ending his contract with the company. Therefore we had to find a place to live. We found a place and gave the company notice. After we gave them notice, then they filed an Eviction. They never provided us with a list of anything showing what we owed them for. They kept our deposit as well. There was never a judgment ordering us to pay any amount. However they have reported 3,555 collection on my and my husband’s credit. This needs to be removed immediately.

      ******** ********** was a tenant of ours from 2018 to 2022. 

      - The work orders that were reported were handled in a timely manner.

      - We never received documentation stating that the tenants had renter's insurance. 

      - The tenants were not held responsible for any carpet replacement only carpet cleaning. 

      - We were never notified by the homeowner that he was selling the property. 

      -We never received a written or verbal notice to vacate from the tenants.

      -We filed eviction based on nonpayment. The tenants requested a court hearing but didn't show up on the court date. The judge ruled in favor of Anderson Property Management, and we filed the writ of ejectment. 

      -The charges filed to the collection company are for rent that wasn't paid, and for damages found at the move out inspection. 

      -If a forwarding address is not given to us then the move out reconciliation report is sent to the property address that they were renting.
