    Inspector provided false information on inspection that occurred (11/16/23). He has re-reviewed it with me on 2/8/24 and agreed there are issues. He said his business would be in touch in 1 -2 days regarding solutions but 4 days went by without a response. I called the company and was told I would have a response the next day but I still have not heard from them. Issues:
    - He stated house had ground rod below better; 2 electricians & contractor reported no grounding.
    - State water heater satisfactory; 2 plumbers reported severe corrosion down back of it that would have been present during inspection
    - Marked only galvanized metal in house; per 2 plumbers, connected with 3 types of metal
    - Stated Ave. 6 inches of insulation in attic; per insulation company and his later review max 1 - 2 inches
    - Stated water pressure satisfactory but did not document water pressure or flow. Also reduced pressure at the hot water side compared to the cold water side. Per both plumbers, stated lines are corroded and need replacement. Both also stated that they wouldn't have corrode no minimal pressure from "satisfactory" within the 2 months between the inspection and move-in so issues were likely present that he didn't document during the inspection.
    - Hot water doesn't work at washer hook-up. Website states they inspect these hook-ups.
    - Other issues that were provided to them via email.

    Per their website and ASHI guidelines they have on their website, they are to inspect and describe this info.

    You have our response in one of the documents she sent you.  She would not allow us to re-visit the home to verify some of the items.

    We can not check the water on an ice maker line that is not hooked up, or on a washing machine line if there is no washing machine, without flooding the home.

    We offered her a full refund of the inspection fee as outlined in out inspection agreement.

    I am rejecting this response because:



    Yes, but I responded to your response. I have not heard back
    regarding those:
    - I provided a response to your 2/13/24 response on 2/19/24 but have not received a response back.
    - I provided updates on additional issues after the 2nd inspection on 2/26/24 via email. I have not received a response back to that email.
    - I provided a response to the lie of “she would not allow up to re-visit the home to verify some of the items” but have not received a response to it.
    - I provided clarification on how the inspection that I received contradicts the ASHI guidelines that you claim to follow and the SC Code of Laws section 40-59, the home inspectors code of practice. I have not received a response to those.

    Again, the inspection refund will not cover the expenses
    that I have to cover the gross negligence/ willful misconduct that occurred during
    my inspection that I trusted before buying the home. The least that your
    company can do is repair the home to the level of the inspection that I received.
    - Repiping home water system (including fridge line and washer connections): $4894
    - Cost to replace the rusted hot water heater with visible corrosion down the side: $2437
    - Grounding the house at the box: $2780
    - Replacing the Federal Pacific breaker panel: $3092
    - Secure electrical box in the crawlspace and the livewire in the attic + crawlspace: $648
    - Increasing the insulation: $1000
    - Replace damaged wood in the crawlspace/ foundation: pending
    I am willing to provide these estimates from Carolina
    Conditions upon request.

    Again, please clarify how your company intends to compensate
    me for the gross negligence and willful misconduct that occurred during my
    inspection.
