Should add negative stars for their review. Some of the laziest most incompetent people on the face of the earth! IMC does not provide the minimum responsibilities to the communities they supposedly manage, and blatantly target residents who pay their salaries with bogus warnings and fines. This company leadership and employees should be embarrassed of theirselves and should self reflect on how utterly pathetic they are! Poor at best management should be their motto. This company should not be in business!

I'd give zero stars if I could. The website says "quick response, great customer service" but I emailed them regarding a new key fob for our pool 2 weeks ago and didn't receive a response. You can't leave a message if you call and our direct contact has changed 3 times this year alone. Does that sound like optimal customer service and quick response time to anyone? This company is a POS and needs to close its doors. They are paid by our dues! We get no response and pool season isn't year around. If you value your community, don't use IMC Charleston!

Absolute horrible management company. They do not allocate the monies properly. They definitely should be audited as it seems there is a huge misappropriation of funds and each year the budget goes up and fees go up, however there are zero improvements in the community and services/amenities that are included are not maintained. There is no communication with anything that goes on in the community with residents. No notices sent out for meetings and when we are voting for new members. They do not respond to emails or phone calls. I have never revived one piece of mail from them. Do not even know the dues for the new year which they will then fine you for being late. Zero communication. I don’t know what else needs to happen, but this company should not be allowed to operate. The residents of their communities deserve better. We are paying them for a service and they work for the community and we have the right to know the new budget and what was voted on and where every single penny goes and that they are doing the due diligence for what is best for the community and the residents. It honestly seems like a whole scam.

These folks in my opinion should have audits of how they in my opinion are scamming homeowners with these expenses charged on our home owners, with rediculous fines based on some old person that constantly is walking around snapping pictures to send in to annoy property owners to get even more money from. I don't see in there budgets where all that collected fine money goes.... Goid luck if you have to deal with this group of unprofessionally and hold on to your wallets.

They suck at returning phone calls. I have been calling them for the last week leaving several messages during business hours, to no avail. I see they don't have a problem sending you threatening letters about payment, but you can't return a phone call. I will pay them a visit tomorrow.

Terrible management company. Absolutely no communication or regard for their mistakes. I called the manager multiple times and only heard bask after I threatened to call the president. Called the VP never got a call back. How are they still in business?

I wish I could rate them LOWER! They should be ashamed of their complete incompetence! They do not keep correct records so it cost me money. When I finally got thru to someone on the phone they agreed they screwed up but it was too late to do anything about the attorney fees so I could not get a refund in attorney fees, penalties or interest. They couldn't keep records correct when I bought the property AND when I sold the property. I called them and told them and in response I get "it's not my job". UGH! Many, many phone calls and emails and NEVER get a response.

IMC failed to notify me about an assessment. I asked them to send me original and follow up bills and the company is having a hard time doing that (to date after numerous requests they have still not produced a valid bill and audit trail of when and where it was sent). To clarify I already pay monthly HOA bills (which I was aware of when I bought the property) - this was a separate assessment made by a Master HOA that I was not aware of - I was not notified of IMC taking over the account or any statements sent. My closing attorney has confirmed that the Master HOA was never disclosed. Dealing with the company has been extremely frustrating, I repeatedly tried to reach IMC management by email and phone, and they were usually out to lunch. Additionally, I left voicemails that were never responded to. The issue is not the assessment - now that I am aware of it there is no issue paying it, in fact it was paid in full within 10 days of my becoming aware of it. The issue is IMC's mishandling of a client inquiry, lack of due diligence, failure to understand the issue at hand, and incorrect statements casting aspersions at homeowners. Craig has consistently responded in an aggressive, unprofessional, and unethical manner - he continues to cast aspersions at me (all unfounded) and seems more intent on arguing rather than using critical thinking to resolve the issue. However, the facts remain that there was no notification from IMC on these assessments and I did not knowingly evade a bill. The collection lawyer employed by Craig is nonresponsive and has been proven to churn fees when the lien should have been removed over a month ago. Craig's mediocre communication is apparent when you do research and look at his response to reviews on every single platform. Upon further inquiries in the Charleston area, IMC are well known for "forgetting" to send notices, steer clear and look elsewhere for an efficient prop mgmt company that operates with integrity.
