1 starThey stole $300 on applications and never accepted us for a house. All the people I planned to live with had exceptional credit and we as a collective made triple what the house was asking for. I posted a google review and later went on my boyfriends phone to search and look at my review and it seems they hid my comment as I filtered it out by most recent and I could not find it on his account of my friends. I know they changed their company name to pure properties of South Carolina but I don’t think anything has really changed. It seems like all of their 5 star reviews are fake and incentivized for tenants to write a good review.Review fromAnirudha J

5 starsTurner Properties are managing my properties in Columbia SC. Great company and very good team.
I read all reviews here and I never had any such issue with them.. Few very good points -
1) Always reachable, Being a property owner I never have any emergency and they respond to me by chat/mail or phone in very timely professional way.
2) Their accounting practice is great. They give very clear statement and no ambiguity of any charges.
3) If my property needs any work, they find best price available from vendors. They compare vendors and give best quote.
I am very pleased with them and will give them more and more properties to manage for me.Review fromOlatokunbo O

1 starZero stars should be possible. This is my first time EVER leaving a review. This has got be the WORST property management company EVER. They are EXTREMELY unreliable. They go out of their way to do the bare minimum. You are expected to resolve maintenance issues yourselves. As soon as a request is entered there are automatic responses already set up to ensure that you are on the hook for the issue. For example all requests require a picture to be sent even for HVAC issues and if you don't send the info there is no follow and the request just remains in the abyss. 1 starWe had a scheduled 2x a year inspection. They cancelled the visit at the last minute. They rescheduled for another day. I called the office and emailed that we had covid in the house and the doctor had us in isolation. I was told that it didn't matter and that their guy was vaccinated.. Well so are we and we got it real bad. I left several messages of our situation. I was told that it in in our contract that if we cancel we pay. I spoke with the man who was supposed to come to the house. He stated that he had a busy day and that he was leaving his location.. He said that he could come in even if we had covid. We spoke and he said he would put a note in that he didn't feel comfortable commit in . The next day I get a message on my email that I have a $99 fee and I will have to pay fees daily.I asked when they would come back. No response I asked to speak with the owner Chris Turner. And I was told that that is the way we do business and Chris does not have to call you back. I don't know what or why I even have these fees. The contract is not specific on fees.I have many issues that are so negative with them. this is just the latest. I wouldn't even leave a star.Review fromCandice M

1 starDO NOT RENT FROM THIS COMPANY!!! I too should have read all reviews before wasting my time and money. They take multiple applications for their properties and select who they feel is the "best qualified" then tell you you have 30 days to transfer your application to another property but here lies the problem with that....you're faced with the same dilemma of waiting and wondering if they're going to choose someone else who is more qualified. What's the point? I wasted time and money that could've been used towards applying for a property at a company. Their communication is horrible. I was told that the email responses are automated. The alleged automated response told me my application was complete then sent another email advising the application was processing then I got another email. There is so much I can type here but I'll just say this, don't ignore the reviews. If you have to be out of your apartment or home by a certain time DO NOT APPLY FOR ANY OF TURNER PROPERTIES HOMES. You will end up in a situation like me. I waited to hear back from them because I really wanted to rent the home I originally applied for only to be told that they choose someone else who they felt was "more qualified". They didn't decline my application but told me to transfer it to another property. Yeah....NO. I won't be doing that and after reading all of these reviews, I can't wait to share with my family and friends and every one I come in contact with NOT to waste their lives on this company. Their practices are predatory. Why, in this economy, would you take people's money and make them wait for results when you already know your intentions. Something's not right with them. 1 starWell, I should have read all the reviews before I gave Turner Properties any money. Shame on me.
My wife and I are retired, with no annual income as we retired early. We have enough savings to pay several years worth of rent, Zero debt, and excellent credit scores. We paid Turner Properties application fees for both of us, as well as our two dogs.
They denied our application via email, at first saying my credit score was below 600. Attached to that email was my credit report, saying it was 748. I asked why there was a discrepancy, and they did not answer. I asked why, even though I clearly had the funds and volunteered to pay 6 months in advance, they refused to work with me. They did not answer that either. All they could say was I did not meet income requirements and the fees are non-refundable. I'm sure Turner will respond to this and say that on page xx of the application it clearly states blah, blah, income blah. I get that I don't have income. What I don't get is why there is nobody at Turner that is able to make a decision based on the facts in front of them rather than the Corporate box that they are stuck in.
Do not work with Turner Properties. There are plenty of other rental agencies out there with nice properties to rent and that are not as rigid with their rules and use more common sense.Review fromMorgan P

I'm not even convinced this company rents out homes. They will say anything to get you to apply so they can deny you and keep the application money. They're almost impossible to get on the phone and super unprofessional with their email replies. They stole my $180 - $130 for our apps and $50 for our dog profiles. We called before applying and were advised we could pay a higher deposit if our credit wasn't where they want it. Then denied us and said "we said we MAY offer the chance to pay higher deposit." Yall are some clowns. READ THEIR REVIEWS. They need to be shut down.Turner Properties

Morgan, first we want to apologize for any confusion regarding rental applications. We do clearly list the requirements and options on the 1st page of the application and stress everyone read those requirements. We cannot approve or deny applicants over the phone. The only way to know for sure is to apply. I understand no one wants to apply and be denied but if you read the requirements and feel comfortable we advise people to apply. The application fees pay for the credit, background and rental checks we do. This takes time and costs us money which is why we charge the fees. We do rent many homes each month and have satisfied customers and clients. We understand you are not one of them and hope that you were able to secure housing elsewhere. I don't think this company even deserves the 1 star that I gave. I put in my application with this company back in March 2022. I was approved as well and hurried into paying my $3k deposit. Their system kept rejecting my payment, so I called Turner Properties to ask if I needed to use debit or credit card since my payment kept rejecting. I was informed it shouldn't matter. However, it did. I was on the phone with turner properties for over an hour with my bank ****. **** told Turner Properties that it was THEM that was rejecting the payment. Turner would argue with **** to say the error message I was getting means declined. **** stated that I have the funds available - and that it was showing that turner properties were rejecting the payment. Finally, by midnight I used my CREDIT CARD, and the payment was accepted. The next day manager from turner called to inform me that my payment was received. I viewed the home in April while people were still living in the home. I saw mold stain on the kitchen floor as I did in the pictures. I asked about it and wanted to make sure it wasn't black mold (I have asthma and allergy/sinuses) and was told it was from the family two tenants ago who had a deep freezer there for years. Sounds like water damage to me. I move in 5/27/22. The house is a complete mess! Spider webs in every corner of the house inside and out. Ripped screens to the windows, dirt on the walls, holes in doors, bathtub not working, toilet not flushing, and the house is white but is ivory due to the owner declining to have it pressure washed. The door to the shed in the back is so warped that it curves at the bottom. There is no grass in the backyard only rocks and weeds. And Ricky their manager in Mexico has the worst customer service. He cancels my work orders because he feels that it is for me to fix. How is that when the house was beat up when I moved here. There were ants all over the kitchen and still are to this day. Nichelle, we don't see any payments rejected on your account so we can't comment there. We do see you rented the home sight unseen and signed our sight unseen form were we advise we don't recommend this for the reasons you mentioned. We don't agree the home was a complete mess. It had been professionally cleaned, carpets cleaned and yard cut. All covered maintenance items have been addressed. Regarding pressure washing we would like to have done that for you but it is not required for the home to be habitable and if the owner declines we have to follow their directions. Non covered work orders are closed and we'd advise you refer to your lease for clarification on what is covered. We apologize your move in was not satisfactory but hope that you will have a better experience going forward. Thank you.
