I had Pestguard Service come to my home for moisture control and pest guard solutions.
I developed a crack in my brick foundation after the moisture control installed a french drain. It was not there prior to the service and they also did not do an inspection after the service. The owner of Pestguard solutions said it was not his service that created the crack, which i suppose is possible. But the main issue I have with them is in my quote I have a year of pest control which clearly states quarterly visits and interim visits at any time if required. I contacted them and they said it was a mistake and the owner admitted that he was trying to get the manager to dismiss this as a mistake and gaslight me into thinking it was my mistake. You might think this was a minor dollar amount but the total cost was 4400.00 which in itself i thought was excessive but after not honoring the initial agreement i believe it was absurd. I venture to guess they had less than 1000.00 in materials and labor but had the Gaul to not honor the original agreement and insinuate it was my mistake.

    Business Response

    Date: 03/14/2025

I am writing in response to the complaint submitted by ******* ******* regarding the moisture remediation work our company performed at his home in 2023. We would like to clarify the details surrounding this project and provide supporting documentation (if needed) to address his concerns.

Our company was contracted to address a significant moisture issue in the crawl space of the property prior to *** ********* purchase. At the time, multiple inspection photos documented large amounts of standing water in the crawl space. In order for the home’s loan approval to proceed, it was necessary to resolve this issue. A quote for the required work was provided and agreed upon by both the seller and *** ********

The work was completed on July 26, 2023 where a French drain, sump pump, back-flow preventer , basin , exit pipe and finished vapor barrier on home. This work was in accordance with the agreed-upon scope (Copies if needed) Following installation, the property was inspected, and the work successfully passed inspection. Given this, we believe the work was performed as required and in compliance with all necessary standards at the time of service.

We are happy to provide documentation, including inspection reports and photos, to support our position. Please let us know how we can further assist in resolving this matter.

A year later July 2024, *** ******* called our company demanding a full refund on his moisture control work. He stated is main reason was he was frustrated that he did not get a free year of pest control service along with his moisture control work.  However, after reviewing our records, I’d like to clarify the situation:

Our free year of pest control offer requires a signed consent form to be eligible and the owner must set up the service. Unfortunately, our records indicate that this form was never completed. Because of this, the complimentary service was not applied. However once we received the call, ********* Solutions offered to extend the pest control for a full year in 2024, but ******* refused. He then stated he wanted a full refund of $4,400 for the prior moisture control work.

Based on our many conversation conversations, *** ********* main concern was getting a refund on the moisture control work that was installed correctly. But as stated in the above response, it was needed to pass inspection and be approved for the loan and purchase of Home. Mr. Barnett was also frustrated thinking that we cracked his foundation which is impossible because our work does not touch the foundation. Only the interior soil.

The services we provided were completed as agreed upon and in good faith, and we have received no prior concerns or complaints about quality of work until a year later.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********* and have determined that this does not resolve my complaint.

I agree that the work was done. I never saw a final inspection as he stated in his comments. I disagree with many of his other comments regarding our discussions. After his work was done I noticed a crack in the foundation and a corresponding crack in the bedroom which is why I was frustrated. In addition to that he stated a significant amount of moisture. My initial report said 19 percent, i was told later it was 20 percent to pass and mine was 21 percent. so he charged 4400.00 for 1 percent, I also submit that he had less than 500 in materials and only 500 in man hrs so 3400 profit for 1 days work not done per contract. As i said i never got a final inspection with final numbers. Another issue with his statements were that he never told me anything required signing and it was a requirement. The pest control was on the same contract as the moisture control and that work was done! Now the real issue was when I talked to my realtor about the issue with pest. He told me I had it and he would discuss this with them. I had already spoke with his office at that time and they were giving me the run around. My realtor later told me that the owner of pest guard told his people to lie to me to get me not to accept the contract as it was because it was a mistake. As you can see in his response he never addressed this lying issue. If have to I will get an affidavit from my realtor to back this up.  So now with with an over inflated price, an owner of a company who will not honor his contract and directing his people to lie to me tells me he will honor his contract am I supposed to believe him??? When I found out about the lying I refused to let him on my property for any reason. I ask you if you found out a mechanic overcharged you and also broke a part on your car and did not perform the work quoted in the estimate or contract and also lied about work done would you let him touch your car again?? I personally would not. Being incompetent is not against the law but lying to me is where i draw the line and at that point where I submitted that I wanted a refund. Now I never expected a refund from a person who would go so low as to lie to me and I already explained why I would not let him on my property so what are my options? MY only hope is that it affects his rating because people that operate like him should not be allowed to con people. I included photos.

    Regards,
