    This company advertises services as a "Property Management" firm however hold no State recognized Property Management licenses but instead holds certification through the ******************************* which to date is not a legally recognized designation. Managers are responsible for millions of dollars in Association funds but employee persons without conducting State background checks, credit reports or fingerprinting to ensure those entrusted to manage or have access to such funds have no legal responsibility to uphold. The company overrides decisions of the Board like waiving fees for some owners or removing fines for factual violations. Furthermore in 2022, Atalaya Management assisted in allowing an Association to create insurance fraud by not paying out the amount owed to each owner so as the Board could profit the expense. They have an extremely high turnover with staff having gone through in a single year. Above all, the company puts the Association needs last and act in a manner that benefits the company.

    I have owned a property managed by this outfit for 6 years now. I have had more communications about the lack of cleaning in my building than I care to list. They appear to have no intention of permanently remedying a recurring problem while collecting our management fees and apparently paying a non-performing vendor. I have reported several discrepancies such as the cleaning, gutters that are full of leaves, mud, and debris, all to no avail. They temporarily fixed the cleaning for a few months, but guess what? It's not being done again! Guess what they told me this time? "They're supposed to come every other week!" The gutters? Still full and now there's plants growing in them! Atalaya is recalcitrant about responding in writing with a specific solution, which is usually a sign that they don't intend to fix the problem. I blame our board for continuing to pay people who are secretive, obstructive, dismissive, and therefore completely unprofessional. I am tired of cleaning my own building while they collect my money each month. In my opinion, they need to be removed as our managers immediately, and we need to audit our books to find out how many vendors are being paid for not doing their jobs. Something is very wrong here.
