      This complaint is being filed against morning view community regarding GREENFIELD COMMUNITY IN ******* ** ON BEHALF OF MY MOTHER WHO LIVES ON ****** **. INSIDE THIS MOBILE HOME PARK SHE IS DISABLED AND HAS LIVED THERE 25 YEARS THIS PARK HAS GONE DOWN HILL EVER SINCE BEING PURCHASED BY MORNING VIEW COMMUNITY THE ROADS IN THIS PARK HAS VERY DEEP POTHOLES EVERYWHERE ON THE ROADS I MEAN EVERY WHERE YOU CANT AVOID THEM THERE ARE SO MANY OF THEM THEY WONT REPAIR THESE ROADS BUT THEY KEEP COLLECTING ABHORRENT RENT FROM THE TENANTS and refuse to repair anything this park is a dump and they falsely and fraudulent claim this park is an immaculate place to live with paved roads as an amenity the roads are almost unsable and is a hazard to people and there vehicles because your cars bottom out on these potholes they are in violation of the leases they have because they are failing to honor the leases by providing a safe enjoyable immaculate so called place to live the place is a dump far from enjoyable they are slumlords to say the least. They need to start repairing and repaving these roads immediately.

      In response to the complaint regarding potholes in the Greenfield Community, Morning View Communities makes every effort to maintain the above-referenced community and regrets any inconvenience this has caused any of our residents.  While it is unfortunate that a few areas in the road have potholes that have yet to be addressed, I assure you the needed repairs are on schedule for immediate remedial action, weather permitting. Residents will receive a notification through our property management software of when to expect those paving repairs.

      This company stated on the website and the new homes and the lease that it is optional for you either to pay for some one to pick up your trash or that you can use outside source,such as take it to the dump yourself, but then makes you pay 20.00 for trash service. They say hoa, aka lot fee is 400.00 a month. But have been charging for the extra 20.00 for over year

      Good afternoon, 

      Ms. Westmoreland signed our lot lease agreement which outlines the fees associated with renting in ******** ****. The lot rent is $400/month. Additional fees are outlined in Section 1.10 of the lease, entitled "Utilities" (the $20/month garbage fee is listed in that section) We have a contract with a third party vendor who collects the garbage once per week.

      The lease is not valid because it is expired. And if you look at number 6 in the lease it states you can get a third party to do trash if you like. I am sending the lease and it shows the dates that it is expired already so the lease is null and void now as of June 1 2023.

      on jan. 29 i scheduled a rent payment with morning view communities for my feb. rent on the third. they tried to process it on the first. my check doesn't get to me until the second i showed where i had scheduled the payment for the third they refuse to listen to me. they say my payment always comes out on the first. i hav a printout of the ledger showing payments coming out on other dates the lease states only that the rent has to be paid by the 5th i was told all my payments came out on the first which is a lie. thank you
