    On Dec 2 2022 after paying $** application first month rent of *** and deposit of same amount I moved into my present domicile. I made numerous inquiries about the security of the common area.
    I was told security doors were functional and there was no issues with transients.1st day I was threatened by a a vagabond who apparently resides in the hall. I made a complaint and was told the issue would be mitigated promptly. Over the new few days (circa dec 5-15) both the front and rear security was propped open and eventually broken.Mid dec I came down the stairs to notice one of the vacant apartments had been broken into. Imade a police report Management changed the keys. For a short time the problem was abated but one of the other tenants is letting vagrants enter I’ve paid my on time.In past three months there’s been a non resident named Juan dwelling on the staircase landings.He’s leaves evidence of his presence. Random sundries empty bottles of liquor and multiple loads of laundry. Ihave numerous photos. Management is well aware of this and there responses have those of apathy. Apparently Murray properties values homeless over tenants. this is the first homeless people have occupied the common areas with contrivances and acquiescence of the management company.There’s been several short abeyances for the perpetual presence of this gentlemen and several other individuals This is a non smoking building yet this gentlemen persistently smokes.I found jewelry’s bags and digital scales, empty cans of malt liquor, food remnants cigarette ashes in the hallways on a daily basis.This character threatens people anytime he’s asked to leave.bHe creates unsafe situations by smoking and blocking the staircases.This company has an obligation to maintain this property in a safe manner. Right to quiet enjoyment per se but that’s impossible w mentally ill drug users the commons. I’m asking for my term of the lease *** month for six months dec-may my whole deposit and application fee

    May Concern,
    This letter
    is responding to Josh ******* complaints about the apartment building located
    at *** * * **** ** *** * ***** ****** ** *****.
    When the
    tenant looked at the building and the apartment, he asked if the doors are always
    locked, I told him yes, tenants need a key to enter the building. I showed him
    the apartment he was looking at renting, and he liked it. He moved into the
    apartment on December 2, 2022.
    I was
    contacted by him a couple of times. He said that there were a couple people
    getting in the building and smoking in the hallways and littering. He said that
    it happens late at night. I told him to call the police if he sees people doing
    that. I went and checked out the building each time he called. I found no one, but
    I did find some garbage. We have a cleaning person that cleans every two weeks.
    On 12/19/2022 I had maintenance look at both doors to make sure that they were
    locking correctly. They were, and nothing else was done.
    He called me
    a couple more times and said that people were still getting in and sitting in
    the hallways. He told me he thought they had keys. I talked with all the other
    tenants in the building (a total of 6 apartments in that building) and no one
    knew of anyone else coming in and sitting in the hallways. On 12/29/2022 he
    called me again about people getting in the building. I told him I would do a
    lock change on the entry doors, and he would be getting a new key. Maintenance
    changed the locks.
    On 1/30/2023
    he called and said that someone had gotten in the building. I went and checked
    the locks. No one was in the building. The doors were locked, but one of the
    key/lock guards was bent out. So, it is possible someone jimmied the lock and
    got in. I had maintenance fix the lock guard.
    On March 1, 2023,
    he called me again and said someone is still getting in the building. I asked
    if he had called the police, he said no. I told him that we had changed the locks
    and made sure that the doors were locked, and they were.  I told him that no one else has been reporting
    anyone getting in the building and smoking and littering. I asked him if it was
    possible that one of the other tenants wasn’t walking through the hall with a
    cigarette, or put their can down? He told me no. I told him we have done all we
    can do. I said no one else is hearing or seeing anyone else causing problems in
    the hallways.

    Also, this is NOT a non-smoking building. People are allowed to smoke in their apartment, but shouldn't be smoking in the hallway.
