    I wish I could give negative stars! This is the most incompetent and ignorant company I have ever delt with. I am a great tenant with excellent rental references, but they charged me a $125 monthly "high risk fee" because of multiple rentals - I was a travel nurse, moving about every 3-6 months. EVERY time I had a maintenance request, I got the run around. Basically asking me to do the repairs myself. In December on Christmas weekend, my heat stopped working, I called the office during working hours on Friday, but I did not hear anything from the office until Tuesday!!! WHAT?!! It was 20-30 degrees all weekend, getting into the 40's inside my house. Lucky for me I had a space heater. I called multiple times, apparently there is no one on call during the weekends to check maintenance request. Then on another occasion, I went for 6 WEEKS with a clogged kitchen sink, the water from the sink was going into the dishwasher, so I had to soak the water from the dishwasher with towels to keep it from flooding the floor. I had to do this for 6 WEEKS. Calling multiple times to find out what was happening, with no one calling me back. Finally they sent a plumber, who was there almost all day. THEN - they had the nerve to charge me $300 for the plumber!!! WHAT??? They are HORRIBLE. DO NOT RENT FROM THEM.

    One star, but zero stars… I’m afraid for my family’s personal safety renting from this company. While I was forced to sign the lease in order to live in a house, I disagree wholeheartedly with the terms and how the company uses the terms to invade my family’s privacy. I received an email giving me 24 hours notice for an inspection and if I have questions, refer to the lease agreement. It was not only rude, but they refuse to schedule these inspections, and gave me a 7 hour window of when they might show up. I waited for 6.5 hours, then I had to care for my children. I was forced to tell the technician far too much information about my children’s schedules. While they were flexible with rescheduling the inspection they refused to schedule originally, my rental company knows more about my family’s schedule than I am comfortable with for our personal safety. I will not renew my lease again. Arkansas has very few rights for renters, and this company will take advantage of this lack of rights at the expense of their own paying customers. I have always paid my rent and kept the house in order. I am not a problem client, I only wish for them to respect my family and our safety.

    Zero Stars! Community Manager-previously titled Property Manager will not get out of her chair to assist with ANYTHING! Lazy!! Talks bad about tenants after they leave her office. RPM negotiates terms of leases with tenants in order to keep them. One tenant rent increased $17.00 a year if they signed a three year. For others it will increase 100.00+. Sad that these two buildings are the only ones in Mason City-because there are no other options for living. A drug dealer, tenants with aggressive dogs, renters that have pets not on leases or many pets in the unit not paying for them. CM continues to turn a blind eye. Do not rent from this company!

    Had a bank error a few months ago, paid late fee on rent with no issues, was told by property manager would not have issues and autopay would resume next month. Autopay did not resume, dropped off paper check, again spoke with property about autopay resuming following month and was assured it would. Now third month in a row without autopay, received an email about rent being past due. Dropped off check for rent again with over due fees because their error. I even called and left a message yesterday morning and left a voicemail asking for a call back to discuss payment dropped off and again to inquire about autopay and never got a call back. Very next day I am served eviction notice because they obviously didn't check their rent box drop the past 2 days with the check in their. They didn't knock on door, did it after hours WHILE I WAS HOME and my child found the notice on the door when coming in from taking out garbage. I have never had any past due payments or issues living here until this company took over the property and is cause undue stress to me and my children because they lie and try to screw their tenants over. I have a clean record, govt job working 40 hours and take very good care of my place, yet this is how they treat me.

    They stole our stuff while we were moving out with over a month and half left on our lease. They're the most unprofessional business I have ever had the displeasure of having to deal with. They truly don't know how to do anything right. I wish I was exaggerating but they are simple scumbags.

    Dear Daniel,

    We are truly sorry to hear about your experience and apologize for any distress it may have caused you. We understand your frustration and appreciate the opportunity to address your concerns.

    Upon reviewing your case, we noted that you completed a Notice to Vacate form, which indicated your intent to return the unit to us, including any property left behind. This Notice to Vacate states "Per the terms of your lease, you must be completely moved out by noon on your move-out date." And the Notice to Vacate indicates your self-selected move out date of 7/1/24, and indicates that you would return your keys on 7/2/24. This Notice was signed digitally by you on 6/28/24 and by your roommate Kathleen on the same date.

    Your lease also specifies that you understand and agree "that the return of key(s) to Lessor at any time indicates the end of [your] occupancy, but not the end of financial responsibility. After the return of keys, Lessor shall not have the duty of advance notice prior to entry of the Premises." In other words, your Notice to Vacate and return of keys are mutually agreed termination of your residency.

    With no indication that you intended to return, we took the good faith effort of moving and storing your belongings at our cost. When it became clear that you did not intend to leave your belongings behind, though, we promptly returned your possessions to you. We have not charged you for moving or storing your belongings.

    We have responded to the other locations where you posted this review, too, to help avoid any confusion or misunderstanding.

    We apologize for any confusion. The terms of our lease, including the proper procedures for ending it, are clearly outlined in the lease agreement and the Notice to Vacate paperwork that you completed.

    This is undoubtedly the worst company to rent from. EVER! They refuse to accommodate any renters insurance other than their own. Appalling site maintenance. And staff that are so incompetent, they used our autopay portal to charge our account rent on Sept.1st and Sept.3. When we tried to get the matter reconciled we got nothing but attitude and run around. Refund will take upwards of a week. This will likely run into hundred of dollars of fees from the bank for overdraft fees and returned check fees from numerous utilities. If you can avoid this company, do so at all costs. We were already residents of the apartment prior to their taking over the building and it has been an unmitigated nightmare. Call them slumlords would be an insult to slumlords

    I would like to ammend my review. Worse around experience overall with this company from the management to maintenance issues. To bogus extra charges and fees at the drop of a pin. I would not recommend them to my worst enemy let alone a friend or family member. Also, when looking to sign a lease at a new property with them we were told it was already leased. It was not and STILL is not. When. Our current lease was up we were asked if we wanted to extend & then in the next breath were given a non-renewal notice WITHOUT explanation. I feel singled out and discriminated against. They are out for money only. I am a single Mom of 5. Now living in storage/extended stay hotel for the meantime searching for a new place to rent since they would not even extend my lease out to give me time to find something else. They do not care about their tenants at all. Greed & money run this company.

    Thank you for letting us know about your frustrations. We are sorry to hear that you are frustrated, and we hope this response clears up any ambiguity regarding: the non-renewal notice, maintenance issues, and leasing fees.

    Your lease term was September 21st, 2020 through May 31st, 2022.

    On March 9th, we messaged you inquiring if you were interested in renewing. to which you responded "I will have to get back to you on that". On March 10th, we messaged you asking for an answer by March 20th. We never heard back from you on whether or not you were interested in seeing renewal options.

    On April 19th, you were sent a non-renewal notice to vacate at the end of your lease on May 31st. This was strictly because we had not heard from you and legal notice is required to terminate your lease. Like you, the owner of the property you were renting has monthly bills, such as a mortgage, insurance payments, HOA dues, and more. During your lease term, there were 11 late rent payments. The 10th late rent payment was in April of 2022. It is possible late rent payments were considered by the owner when making a decision to non-renew your lease.

    Late payment of rent and not responding when we reach out to you about renewing your lease does not come anywhere near discrimination. We abide by all fair housing regulations, and do not discriminate against or in favor of anyone based on protected class status.

    You mention "Worse around experience overall with this company from the management to maintenance issues". We are disappointed to hear that you are also frustrated with your maintenance experiences.

    We reviewed our records which indicate 5 work orders submitted during your stay. 1 for a discrepancy on your rent charge, 1 for a dishwasher that was repaired by an appliance specialist within 3 business days, 1 for garage door openers that were completed within 2 business days, 1 for a garage outlet and 1 for your air conditioning unit. The outlet and AC were addressed by the builder because the property was still under warranty.

    If there were any outstanding maintenance requests we were not informed or aware of, we are very sorry we did not have the opportunity to complete them for you.

    Additionally, you mention "bogus extra charges". All charges assessed to your account, including lease violation fees for breaking the terms of your lease, are outlined both on the application and on the lease you signed. We apologize that there was any ambiguity about these charges and/or about what is prohibited by your lease agreement. We will look into making these things clearer to avoid any confusion like this in the future.

    We care very much about our residents. This is part of why we have strict and fairly applied application standards, and why applicants which fail these standards are not approved to move into our properties. Please note that it is illegal and against the terms of your lease agreement to have a non-approved applicant living with you.

    We are open to any suggestions to improve our leasing and maintenance services and greatly appreciate your feedback!

    I NEVER received your follow up message on March 10th about getting back to you by the 20th. I am a full-time hard working Mom of 5. A call or a couple forms of communication could have helped address this to make sure something so important was followed up on IN FULL. Once again POOR communication and placing unnecessary blame! I let you know within plenty of time before the end of my lease that I wanted to extend or renew! I was told FIVE different times "non-renewal" after being asked if I wanted to renew. Also, there were NOT 11 late payments. There were 9 at most, of which most were paid WITHIN the grace period AND I always communicated when it would be paid by if it was going to be delayed. PS- the dishwasher was NOT repaired in 3 business days! It took WEEKS! Also, I did not break ANY terms of my lease. I paid ANY and ALL charges. Even the ones that should not have been! I took care of the place like it were my own. There was no one living in the property that was not approved upon move in FYI. We did have visitors & I use family for my children's CARE needs. Ranging from ages 2 years to 15 years old. Good luck with your new choice of tenants for the place... (very large dramatic eye roll). I am SURE there will be PLENTY of complaints about them, as an old neighbor already reached out to us about them...

    I would like to add you should probably do a better job of keeping your tenants straight as well. I got a letter addressed to me that contained personal information for another family and residence. They were 2 months behind on their rent and FINALLY getting an eviction notice... You are out for money & money alone. You do not care about your tenants AT ALL! END of story.

    PS- Not very professional to write a public response containing personal information either. That shows the character of your so called "company" right there.
