    I was seeking an apartment for a job in Sioux Falls and I needed it for 7/14/2025. VinYan properties were on furnished finder and stated they had one available. I received the lease 7/7/25 and signed and then tried to get my deposit back 7/8/25. I tried calling, emailing, texting, and contacting through furnished finders app. No response. Then I finally get an email that is nothing but a cancellation policy stating a 100% refund is for customers who notify of cancellation 14+ days prior. I obviously didn’t have that window between signing lease and check in date. I then tried to relay that to this business but of course they ignored all of my calls, emails, and texts.

    We appreciate the opportunity to respond to the complaint submitted by Ms. ***** **** (also known as ***** **********) and would like to provide clarity and documentation regarding the situation.
    On July 6, 2025, Ms. ****-********** signed a fully executed 3-month lease agreement for a furnished unit, with a scheduled check-in date of July 14, 2025. As part of this agreement, she submitted a deposit to secure the unit and remove it from the market, which prevented us from accommodating other interested tenants for the same period.
    On July 8—more than 48 hours after signing the lease—Ms. ********** contacted us to cancel her reservation and demanded a full refund of her deposit. However, per the lease terms she reviewed and signed, cancellations made within 7 days of check-in are only eligible for a 50% refund of the deposit. These policies are clearly stated in the lease, were communicated in advance, and align with standard practices in the short-term housing industry.
    Despite our adherence to the contractual agreement, Ms. ********** became increasingly aggressive and unprofessional in her communication. She sent multiple messages using profane and hostile language, falsely accused our business of fraudulent behavior, and threatened to damage our reputation via public reviews and BBB complaints unless her full refund demand was met—despite the clearly defined cancellation policy.
    Ms. ********** also claimed her external contract was canceled, but has yet to provide any documentation or written proof to support this claim. We are sympathetic to unexpected changes in circumstances, but as a business we must rely on the terms of signed agreements to ensure fairness and operational integrity.
    Additionally, due to her reservation, we declined other booking inquiries for the same dates, resulting in a financial loss. Her last-minute cancellation and subsequent behavior are not only disruptive but harmful to our small business.
    We take all guest concerns seriously and strive to resolve matters professionally and ethically. In this case, we have acted in good faith and in full compliance with our documented lease agreement. We maintain all records related to this case, including the signed lease and all correspondence, and are happy to provide these to the BBB upon request.
    We respectfully request that this statement be included in the review process, and that Ms. **********’s complaint be evaluated in context with the lease terms she agreed to and the timeline of events. We also ask the BBB to take note of the harassment and reputational threats made during this interaction, as they raise concerns about potential patterns of behavior that could affect other landlords or hosts.
    We are happy to provide a copy of the signed lease, correspondence history, text messages, emails, evidence of 1/2 of deposit refund back to Mrs ****- ********** and deposit details upon request.
