    1. The Apartments A/C Unit
    Upon beginning to use this A/C Unit I noticed the tables and furniture within direct exposure to the "blast" of the cold air to have debris and black "crumbs". I wanted to note these features, because later I would find out this is consistent with Black Mold fragments.
    I reported the problem and requested this A/C Unit be serviced, cleaned, filters replaced, etc.
    A maintenance person did come and it appeared he was cleaning the unit, upon returning home, because I left to let them work without being watched. The A/C Unit continued to spray black dust/dirt/particles/debris. It even seemed worse. Of course complaints, requests, and calls went largely unreturned, an absolute lack of communication from Ballard Properties.
    2. Leaking Roof
    At the same time I reported the A/C Unit was seriously damaged, dirty, and not working properly; I reported that the roof in what appeared to be a isolated spot on the living room ceiling was leaking water, but only when it rained especially hard. On the same maintenance visit, The ceiling was looked at for seconds and that was the last attempt to even locate a problem as far as I knew.
    These issues were reported in July 2022 and no action has ever been taken to correct these and many other problems.

    After the A/C unit was serviced, the tenant did not reach out to Ballard Properties to submit any further maintenance requests or call, text, or email to inform us of any recurrence of the issue. The ceiling of the unit was inspected and there was no discernible area that was leaking at the time of inspection. To date, the tenant has not submitted service requests for either issue. The only time the tenant has ever reported the issues to Ballard Properties is when he was late on rent in September 2022 and late on rent in February 2023. After facing the potential for eviction, the tenant submitted this complaint with the BBB. The tenant can submit maintenance requests through the proper channels and follow up with emails, texts, and phone calls if he feels as if his requests are not being properly addressed. As of this complaint, the tenant has not properly submitted or followed up with his maintenance requests. However, now that we are aware of the requests, we can begin the process of scheduling further inspection and maintenance again.
