    We were interested in purchasing the home at ****************************************************. Our realtor suggested using 3 Arrows Property Inspection company we agreed. ****** was the inspector and he did his inspection on Sept 05, 2024. Based on his 44 page inspection report we asked for and were granted pricing reductions and had items fixed per the inspection report. On Oct 4th we closed escrow and I retired on Nov 30th and my wife and I drove cross country and arrived to our house on Monday Dec 9th. When we arrived it was very cold and we noticed no heat coming thru air ducts in crawlspace. We thought perhaps ducts were clogged so we called ******* Steamer to come out to clear duct work. They crawled underneath house and came back out and informed us the duct work was rotten and had huge holes in duct. It was suggested we call A HVAC we did and received a quote for a total price of $3789.89. I then contacted the Inspector who came and said he was unable to crawl under house due to duct in the way . So there was no mention in his report about any duct period. He then asked if he could send his HVAC guy the next day and I said yes The Inspector's guy HVAC guy came to same conclusion total replacement of duct. So 3 separate contractors crawled all around the bottom of the house and the Inspector said he could not. Due to freezing weather it was necessary to replace duct. I asked Inspector to cover cost of the replacement duct of $3789.89 and he said no it wasn't his fault he could not go under house. I feel as if he completely neglected or forgot to inspect ductwork. Inspector ****** offered the return of inspection fee of $1413.00 if I signed a waiver releasing him from any liability from his inspection report of the house. I said no. So we are at a crossroads

    After completing the inspection of Mr. ***** new home, I provided a comprehensive 112-page report detailing my findings. Due to the limited size of the crawlspace access, it was not safe for me to enter and perform a physical inspection in that area. This decision was made in accordance with the Tennessee Standards of Practice, which prioritize inspector safety and the prevention of property damage. My report clearly outlined this limitation, supported by photo documentation showing that entering the crawlspace could have resulted in damage to the **** trunk line and PVC plumbing drain piping. This information was communicated transparently to Mr. **** as part of the inspection findings. While I respectfully disagree with Mr. ***** assertions, I have gone beyond the requirements of my service agreement by offering to refund his full inspection fee as a gesture of goodwill. Unfortunately, this offer was declined. I stand by the thoroughness and professionalism of my inspection and report, which were conducted within the scope of state standards and best practices. If further resolution is required, I remain open to mediation or additional review by a neutral third party.
