My grandmother's hot water heater started leaking a week ago. They told her she needed it replaced. They didn't bring her new one until yesterday. They didn't even bring the right parts so they told her they would be back this morning at 9am. They did not inform her that she would be without water. She is 80 years old and in a wheelchair. She can't even flush her toilet until they hook everything back up. We have nobody on the property today to do anything at all!!!! WE ARE NOT HAPPY!! Another neighbor was telling me she has leaks in her kitchen causing mold to grow. She also stated that she now has roaches and a rat. Ever since Best Property took over, they have done NOTHING except inform us they are going up $50 a month on rent. ****** ***** ***** used to be a decent place to live. This property management does not give a damn about us residents, they only want our money. We have tried contacting them to no avail. We have called HUD to see if something could be done. No resolution there either. I do not know what to do at this point! We are ALL at our wits end with this poorly ran company. PLEASE HELP! There has to be some sort of health hazard to these old women having ZERO water, having rodents and mold. This is simply unacceptable living conditions and our new management seems to not care in the least.

I can have my grandmother contact you guys if needed. She's 80 and does not know how to send emails lol Her name is ********* ***** and her address is *** ****** ***** ** *** **** ************ ** *****. I live one apartment building over from her and I am there daily helping her with whatever she may need. That's why I am the one trying to handle this situation for her. Everyone's apartments are in terrible condition here. We the tenants tell property management about our issues and they seem to care less and that's simply not right. I personally have issues with both my kitchen sink and my bathroom sink. Another neighbor has mold growing on her kitchen floor from an unrepaired refrigerator leak. We have been bought out by several different property management companies over the last 3 years but this one truly takes the cake, so to speak.

      Business Response

      Date: 09/12/2023

      Good afternoon,

We received a verbal request from the granddaughter(****** *******)of the tenant(********* *****) in unit ***. The granddaughter expressed to the ****** ***** office staff that there was a leak from Ms *****' water heater. **** *********** was called to assess, due to the fact the maintenance tech was on vacation. **** ***********(hereinafter referred to as **)  arrived at 6PM on the 8th of August. They determined the water heater was leaking from several different areas and needed to be turned off and replaced. They turned off the water heater at that time , however the main water supply was not tampered with, and Ms ***** still had water for use of the toilet, sinks, etc, with cold water. We received the quote to replace on August 9th and received approval on August 10th. On August 10th, the maintenance tech returned from vacation and stated there was a water heater in storage that could be used for replacement. *******(maintenance tech) emptied the water heater that was leaking for ease of removal, on August 10th. On the 11th of August ******* asked the resident if Monday, the 14th of August,  would be agreeable for exchange of water heaters. They agreed(see attached text thread) On August 14th,  after looking at the new water heater and the current plumbing configuration, it wast discovered that the plumbing would have to be reconfigured in order to install correctly. The proper materials and tools were not readily available to reconfiure the plumbing , so the job was postponed one additional day. On the 15th of August the work was completed and the resident once again had hot water. Best Property Management has only been managing this property for 3 months and walked into a plethora of deferred maintenance issues that had been ignored by the two previous PM companies. The truth is quite the opposite of what Ms *******'s states. BPM is attempting to address all issues that have been present for months and bring this property back up to the proper standards. Also, to address the fact Ms ******* says she tried to reach BPM, to no avail, this is also untrue. I personally spoke to Ms ******* on the phone as well as Ms ***** on several different occasions regarding this incident. Her stated outcome request is for the issue to be repaired or resolved , which has been completed at this time.
