1 starWe called guest services numerous times all this week about these issues. They kept saying that someone was going to come and fix them, but never did. They eventually brought us 2 space heaters to warm up the 3 level cabin. We specifically chose this cabin for the pool and games to entertain the kids on slow days. Nothing in this place worked and it was not clean. We were told that nobody stayed in this cabin during the week prior to our stay. So there should be no excuse for the condition that this place was in. Very disappointed and will never use this company again.

Tried to use blue ray player instead but that doesn’t work either

1 starHorribly unclean and non-maintained properties and apathetic non-responsive customer service management. Do not stay here or at any rental property that requires prepayment for the entire stay. This company operates under several names ( Gatlinburg Falls, Cabins of the Smokies, and Venture Resorts ) apparently in an effort to confuse and / or hide their very poor reputation. Once they have your money they will walk away from any concern relative to them not meeting even the most basic standards of property maintenance and cleanliness. Upon arriving at the cabin ( the sign for the cabin was broken with street numbers upside down and the name of our rental was missing ) we saw garbage around the cabin grounds and parts of the cabin trim hanging from the building. Upon entrance there was a heavy musty fungal odor. Around the in-room jacuzzi there were broken shards of tile and the floor was rotting. The fountain for the jacuzzi did not work at all. The outdoor hot tub did not function correctly. The surfaces on the dining table, coffee table, and kitchen counters were filthy. The fireplace was missing half of the fire screen so no fires were possible. Bathroom was not clean. Bath tub faucet fixtures were pulled out of the wall. When attempting to activate the shower head only a small amount of water would spray. Many electrical outlets did not work or would spark when inserting a plug. OH! and the last straw. Did I mention the rats?! Rats living in the walls destroyed our food on the kitchen counters. The worst two nights of our 50+ year traveling experience.Review fromYancy D

1 starI was giving her all my money back but I could not rent another place had to return home this was a total disaster that was mold in the bathroom that he didn't work the bed was hard the customer service told me to turn something on with the heat that that would make it about 61 in the room it's freezing outside this is the worst place please don't stay there you might lose I did They said that I was being unreasonable asking for my travel fees and everything that I spent to make it down there and have to go home without a event that I planned for me and my lady wow customer service They made it look like on their computer that I canceled my reservation so there's not even a iota that I even rented a cabin other than what I have on my phoneReview fromBrittany P.

1 starDO NOT SPEND YOUR MONEY WITH THESE SCAMMERS! This was the WORST experience I've had on vacation. All that my kids wanted for Christmas was to take a trip to the cabins with their family. Our Christmas was ruined! We stayed at Legacy Lodge cabin. Check in was late, getting up to the cabin at the top of the hill was impossible with the snow and cars piled up. We had to sleep in the car the first night because no one would help us. When we got the cabin it was not the cabin advertised in the pictures, it was dirty, no blankets, broken cabinets, missing a stove, missing a tv in the living room, the tvs that were there didn't work. Broken door knobs, water didn't work in one of the bathrooms, no hot water the first night, two of the toilets didn't work. Trash was surrounding our cabin from the last guests, bears were handing out right outside the cabin because of the trash. We requested a trash pick up multiple times and were told maintenance would come... they didn't. Day 2 we woke up with no water. Was told maintenance doesn't come in until 10am and then they have 2-4 hrs from that time to come look at the water. When they finally came, they were unable to fix it. The maintenance man told us that the office gave the code to our cabin to the people in the cabin next door so that they could take our stove and blankets because they didn't have heat and stove was broken. The neighbors confirmed that this was true as well in fact the office told them "take whatever you need from that cabin to make you feel
Comfortable". They even offered them our cabin prior to us checking in but they declined because it was in such poor condition. The office staff gives you the run around and passes *** on to the answering staff just so they don't have to deal with the issues. The manager hides behind the phone and even left for the day when we said we were coming to the office to talk about compensation since she kept passing ** on to people who are not able to help us.Review fromMarshall L

1 starWe booked the Cabin called Wilderness Lodge. The company doesn't give the address until you check in. Upon checking in we got the address and put it in google maps to drive to the lodge. There were reviews on the Lodge with all 1 star reviews. Last one only 4 hours prior to us getting there. It stated there were fleas in the house and a lot of the cabin was in disrepair. We called the office and told them we had a baby and wasn't going to stay in a flea infested house. They assured us that the Cabin had been flea bombed 2 days prior to us getting there. We told them we would leave if there is any issue. First night we didn't notice any bites, but started finding things wrong with the cabin. Our hot tub never worked, the air conditioning on the first floor never worked half the couches and seating was broken. They did come and unclog the top 2 of 4 bathrooms. We were on the phone with them constantly for 3 days straight trying to get things taken care of. The second day I started getting flea bites on my legs, 2 of my sons saw them in there bedrooms. We asked to be moved and after the 3rd day they moved us to another cabin. They reassured us we wouldn't be charged but $481 for our stay because of all the hassles we were put through. The new cabin they stuck us in was super nice, but it was so new that they didn't have the hot tub hooked up and no bear proof garbage cans. we finished the next 2 nights at that cabin and then went home. Later we found out we got billed $1200 total for the stay, they had credited back $500 from the original total of like $1800. We talked several times with there management and they said the only show us being billed the $481. I had my credit history to show them and they didn't want to see it they said their invoices were correct. So they told us to dispute it with the Credit card company. I did that and then they kept sending the original bill to the credit company saying we owed that $1200. They aren't following what was promised.Review fromMichelle V

1 starThe "A Dream Come True" cabin is a GREAT disappointment. We booked the cabin for September 12-15, 2022. Upon completing pre check in I was told that the cabin was available early. It had been cleaned the day prior. When we arrived about 7pm that evening we were in for a rude awakening. The pictures online make the cabin look as if it is brand new and it has a mountain view. A main reason we booked with them after two weeks of looking. They even promote the mountain view. Well lets just say the trees are over grown and all you see from the porch is trees. No mountain view. The cabin looks very aged both inside and out. We were missing bed linens, shorted on bath linens and the place was not clean. The dark green carpet in the bedroom looked like it had not been vacuumed in quite a while, Both bed mattresses had what looked like pine needles all over them. Not to mention inadequate pans, broken blinds, broken toliet paper holder, cobwebs on porch, hot tub lights didn't work/cover smelt of mildew, ran dryer twice and still didn't dry clothes. Called office right away. Maintence was suppose to bring linens out did not show up until sometime the next day. Cleaners were suppose to come out and never did. Contacted office once home. They said non of my notes from original call upon arrival were in the system except linens and dirty carpet. Their compunsation was a fifty dollar reimbursement on the cleaning and ten percent off on our next booking. Poor compensation considering we paid $577.28 to stay there three nights that was non-refundable. I expressed to them that they are false advertising the cabin. Do they not require pictures to be updated for these cabins that are individually owned and they manage. Overall my children and I made the most of our trip outside of the cabin and did not spend any time at the cabin other than to sleep. I want to make sure others are aware of how they misrepresent their cabins, so you are not disappointed like us.Review fromJoseph S

1 starThis place is a SCAM. Bait and switch. Made reservations for a nice cabin in Gatlinburg Falls Resort. 2 Hours before arrival was told my cabin was unavailable. Was sent to another resort to a cabin with no view, water leaking from bathroom ceiling onto floor creating dangerous situation. 5 hours and several contacts later was sent to another "cabin" in a neighborhood off Parkway. This cabin was obviously under construction as the stairs were made from wood paneling and parts of the wood hanging off creating a trip Hazard. Refused to stay , drove 6 hours home. Worst experience with a company I have ever had. People at desk useless, after I returned home and several more hours on the phone they said would refund even though I was told all day before they did not issue refunds. 1 starCabin # 1 My family stayed at Gatlinburg Falls August 2022 this vacation was a nightmare we rented 2 cabins we where promise to be next to each other so we could spend time together as a family that didn't happen.The company told me I could walk 4 blocks to my families cabin, I am 72 yrs old not able to walk a long way.
2) No !!! hot tub as stated 3) One of the bedrooms had no hot water had to take cold showers 4) One of the other bathrooms all the water went down on the first floor, the company had tried and patch the tub didn't work, what a mess to clean up. 5) One of the tv's in bedroom didn't work the entire stay we only had 3 channels on all the tv's the entire stay
Cabin #2 a total of 11 people in that cabin only one shower for the entire stay, called every day for someone to fix the second shower no one came to fix problem 2) the first night hot water ran all night and kept us awake.

1 starWe rented Above the Stars August 2022, the pictures were beautiful, we waited two hours after the 4 o'clock check in to get our cabin because it was being cleaned and inspected 🤔 and shocked when we got it. We experienced boards missing on cabinet doors, door knobs for cupboards, yellow tape across kitchen cupboards saying do not open or gunk will fall out and it did without touching the doors, cockroaches, carpenter ants, toilets not attached to floor, towel bars broken off wall, blood stained sheets, no blankets, bath towels and wash clothes were very few for a group, no kitchen towels or dishcloths, broken parts in refrigerator, door handles missing from bedroom door, futon broken and couldn't close, some bathrooms smelt like someone just used it and had to keep spraying and the doors closed, shower with shower doors leaked water all over the floor, return air I don't think have ever been cleaned and filters were filthy, 1 hot tub wouldn't turn off and the other hot tub was broken, pool table was very dirty with stains, dirty shower curtains, clogged tub, blinds missing, pictures on walls missing just had outline of it, broken chair on deck, I don't think the floors have been washed in a long time and even more. When I had to call each day for 4 days of the 6 we were there the representatives were very kind as well as the repairman, but only the missing door handle and the piled up trash that was stinking when we arrived was fix. 1 starIf I could rate this resort on the view alone it would be a 5, but sadly our cabin did not make up for the rest. A friend and I brought our kids on a long weekend trip at Water Falls Edge. As soon as you walked in you could see that the place had NOT been cleaned and it took 8 hours for them to send someone out only to take pictures at almost midnight, unacceptable. Mold covered the mattress on the pull out couch, plugs missing their plastic cover and sticking out from the wall. Dishwasher did not work, paper towels shoved the walls to plug holes, window seals were covered in food from previous occupants. You could not use the shower upstairs as it was broken. Dishes/pans had grease caked all over. Throw pillows had lipstick and yellow stains on the them. Maintenance never did show up, even after multiple calls. Definitely a unsatisfied customer, this cabin was not worth the money we paid!
