    We entered into business with the company around May 9. After agreeing on a design and work to be done we paid our first installment. The job to be done was install a two level concrete patio with steps and a small wooden deck attaching the patio to the pool. That installment was $8279.11. Around June 17 we paid our second installment. This was $12,418.65. During the pouring of the concrete, it was very hot outside. The concrete pour that resulted in a poor quality pour. They needed to really work the concrete to make it level and not have humps and dips. During this process there were very dark spots in the concrete causing a eyesore. The contractor, ****, even admitted that they should not of poured on such a hot day and that they "lost the pour". To fix the really dark spots that looks so bad **** suggested staining the patio. Even though we did not want a stained patio we agreed to try the stain. The stain did not hide any of the blemishes. They're now just a different color. It is the worst concrete job we've ever seen anywhere. It will take serious money to fix what has been done. The company said they would knock off $4000 due to is being unhappy. They say we still owe 8,125.59 after that discount. After even the contractor admitting it was a poor quality product, we don't think we should have to pay anything else. We've already paid roughly $20,000. That more than covers the cost of materials they used in the job.

    To be clear for the record, Jarratt Builders is the contractor for this project and not the concrete contractor. Below this explanation of the sequence of events, you will find the original work to be completed per the contract agreement between **** and ****** ******* and Jarratt Builders. Not only did Jarratt Builders complete the work as stated on the original contract agreement, Jarratt Builders completed work outside the original contract agreement per **** and ****** *******'s request. During the demolition of the existing wood deck on the property, Jarratt Builders discovered that the chimney of the home was completely rotting out and there was not house wrap installed behind the siding. There was also no flashing installed on the roof where the chimney extends up past the shingled roof. Jarratt Builders removed all siding, replaced all rotted sheathing, properly flashed the chimney, installed house wrap over the new sheathing and installed new siding on the chimney. Jarratt Builders also prepped, formed and poured an additional sidewalk from the new concrete patio to the back door on the garage per **** and ****** *******'s request. Jarratt Builders has been extreme flexible and willing to do whatever is needed to satisfy the client from the beginning. **** and ****** ******* made it clear that they wanted the patio completed as soon as possible so that they could enjoy using their pool through this summer of 2022. Therefore, Jarratt Builders agreed on a concrete pour date with **** and ****** ******* and Jarratt Builders scheduled the concrete contractor, the concrete pump crew and the concrete supplier which was (2) weeks out due to the concrete shortage and demand being so high. ****, from Jarratt Builders, has never stated that they "lost the pour". **** agreed with **** and ****** ******* that an area of the patio cured in which the finish was undesirable due to the extremely hot temperatures on the date of the pour. **** with Jarratt Builders offered to acid stain the broom finished concrete patio free of charge to help disguise the area with the undesirable finish. **** and ****** ******* agreed to the option of staining the concrete. **** provided **** and ****** with a color chart of the different stain options. **** and ****** selected a color and **** and **** and ****** ******* agreed to stain the patio once they returned from vacation. **** and ****** ******* returned from vacation and the concrete patio has since been stained. **** and ****** ******* are still not satisfied with the concrete patio after the stain was applied. Therefore, Jarratt Builders decided it is best that Jarratt Builders and **** and ****** ******* part ways and Jarratt Builders extended a credit of $4,209.65 out of good faith to reach a settlement. **** and ****** ******* agreed to the settlement and paid the remaining amount due to Jarratt Builders for the work that had previously been completed. Attached is the final receipt to the paid invoice.

    Original work per the contract agreement:
    "Jarratt Builders will provide finished renderings to homeowner prior to commencement of work. Demo and dispose of existing wood deck. Remove and dispose of all vegetation around existing wood deck. Prep, form and pour new (40'x18') two level concrete patio with a set of steps from "patio" area leading to the "pool deck" area and a set of steps on the garage wall leading down to the backyard. Concrete will be poured using a concrete pump. Install new black aluminum railing with (2) gates included. Build new wood deck(48sqft) between the new concrete patio and the existing pool. Finish grade any soil disturbed during construction and install seed & straw."
