    **** *******n December 19, 2022 I sent Reliable Building Services a follow up letter asking if they were still willing to fix the 2 issue in question. As of this complaint, I've heard nothing back from Reliable Building Services.

    Thank you for the opportunity to give a response to the complaint filed by the Mercino’s.  My company has been in business for over 32 years, and to my knowledge this is the first complaint filed through the BBB.

     

    The ********* signed a contact to build with our company on September 6, 2019.  They delayed the start of their project until March of 2020 due to credit issues. Even with covid hitting full force right after we started their job, experiencing material delays, lock downs, etc., we still completed their house in 157 days.  We obtained a Certificate of Occupancy on 9/25/2020.

     

    At that time our company offered an extended warranty through 2-10 Home Buyers Warranty.  The fees were included in the price of their home and although our company tried multiple times to get them to just sign the warranty docs for 2-10, the Mercino’s declined therefore limiting their home warranty to one year, instead of the two year systems and 10 year structural that was paid for and offered.

     

    They have been incredibly difficult to work with and have a history of filing complaints with not only us but also other builders.  They had only been in the previous bran new home for less than two years on the same street as the home they are in now, constructed by us. 

     

    They have complained during the build to the Building official, building inspector and planning commissioner.  None of these local officials have had any complaint with our quality of work hence all inspections passed and the Certificate of Occupancy being issued. 

     

    They tried hiring an attorney before closing and the firm denied them representation.

     

    Then they started complaining to on a state level.  We are providing you with all of this documentation.  Despite their first 193 page complaint, the state inspector that was sent out found no fault.  They tried filing another complaint with the state after hiring a third party engineer.  In their own report there was no findings.  We used their report in our own defense. 

     

    You will see in this documentation that the ********* have been writing complaints to the State of Tennessee since 2-5-2021 with zero findings on every occasion.

     

    On 2-5-21 This was the first letter from the State of Tennessee to the Board of Licensing.

    2-24-21 (193 pages and 77 exhibits) was submitted by the ********* to the State of Tennessee Consumer affairs.  A State inspector came out 3/10/21 and completed a inspection with zero findings. This was done through the Consumer Affairs office.

    2-21-22 The ********s hired an engineer to inspect, with zero findings.

    5-20-22 RBS sent letter to Consumer Affairs stating nothing wrong was found by the M******** engineer.

    6-8-22 Additional information and correspondence to Attorney General.

    6-15-22 Additional information and correspondence to Consumer Affairs.

    7-18-22 (28pages and 8 exhibits) was submitted by the M******** to the Consumer Affairs.

    7-20-22 RBS wrote Consumer Affairs and where willing to work with M********. The M******** continue to put negative information on social media about RBS.

    8-10-22 Case closed with State of Tennessee.

    Response to Better Business Bureau regarding M******

     

    Thank you for the opportunity to respond. Reliable Building Services is very willing to work with the customer to resolve these two issues. We will make the repair to the ceiling with appropriate fasteners to the truss in the dining area and repair the crack in the kitchen ceiling as requested.

     

    Reliable Building Services will charge no fee to make these repairs and will complete the work within 30 days. We will ask the customer to execute a release agreement to resolve this issue.
