    On 8/8/23 Appraisal Review & Reports owner *** ******* came out to our property at **** ******* ****** *** ***** ***** ** ***** to do a home appraisal for a home buyer for a FHA loan. The scheduled time was from 1pm-3pm. Not only did he show up at 3:15pm. He only spent 10 minutes appraising the house and our land. I have it on video from our security camera.
    With *** ******* negligence on properly appraising our house, he caused 3 families to be affected by not doing his job properly. 10 minutes is not enough time to assess 3.35 acres and 1700 sq ft home along with a 3 car detached garage.

    He has cost us thousands of dollars and loss of livelihood, as well as the loss of a potential home for our future purchase.

    ********* My only response is that when at a property, like the subject. Which is a Double wide / Manufactured home. These homes are more than 50% more likely to come in with a value "lower" than what the homeowners think their property is worth.


    1 - When at the property we are ONLY taking photos and notes, so we can do the Appraisal back in the office at a later time.
    2 - Also I have a licensed Trainee Appraiser with me. You can see her in photos also. So what typically might take 30-40 mins only takes us 1/2 that time.


    3 - Ask ANY Appraiser how long it takes 2 qualified people, who have been working together for 7+ years, how long it would take at a DW home. It won't be more than 20 - 25 mins at the longest - again with 2 qualified people.


    4 - We are never required to walk a property that has 2, 3 or more acres. We can see how the land lays. We have copy of the Counties Plat Map. 
    So in closing 2 people doing a 1600+sf Doublewide, does not take long AT THE PROPERTY. They are upset about the value, that is all. If it made the value that they wanted, they would not have cared how long we were there. Being faster DOEN NOT mean you are not thorough or companante. Which we both are.
