    First I will start that Smithbilt encourages you to use Southland for your mortgage and you will get a discount. Southland was an absolute nightmare to work with. We had to deal with 4 separate individuals with our loan none of which had a clue what they were doing. We were supposed to close on a Monday morning and we didn’t find out if we were closing or not until late Friday evening. We showed up to closing on Monday morning to find out they they messed up our closing amount and needed FIVE THOUSAND MORE dollars. How does a mortgage company miss a 5,000 total?
    At our final walk through Monday morning our sod wasn’t installed in our backyard. We closed on the house and were told the sod would be installed that day and it was installed the following day. We have been watering our yard every single day and the new sod that was laid is completely dead. No one at Smithbilt will return any emails or phone calls. This is an occurring issues with our neighbors as well who have the exact same sod.
    The work is nothing short of messy and a disaster. The workers drink beer and smoke weed on the job and leave a mess in the road. If there was a negative stars option that is what I would give them.

    I am a local real estate agent and recently purchased a Smithbilt home in Hardin Valley. About a month after the purchase, the master bedroom door frame had settled so much that the door is no longer able to close. I filed an immediate warranty request and Smithbilt said the door issue is not considered an immediate issue and we need to wait to send in the request at year's end. I told them that we cannot wait a year for master bedroom door to be able to close. Their reply is that I should have plenty of handymen available and call one of them to take are of the problem. I have sold many of the Smithbilt properties over the years and this is the first time I had to deal with their warranty company. It has been a very bad experience.

    We bought our house in Dec 2022- at closing moisture in the crawlspace was documented in our inspection. Smithbilt stated that when they completed landscape and gutters and allowed some time the moisture would dissipate. By March- inches of standing water. The solution was to punch holes into the foundation to put PVC and let the water exit- No focus on why the water is coming into the foundation.
    Months go by still moist and water soaking into the walls in excess of 3 feet up the foundation. In June I found water poring through the foundation, like a hose was on the backside of the wall ********* water through several entry points. I sent video to Smithbilt. Next solution was to add fans- Smithbilt actually made it worse when they did this because now moist outside air was being pulled in by volume to our AC piping which caused even more moisture. We called and they said that was it. We then started getting mold so we called several crawlspace companies- prices ranged from **** ** ***** to either mitigate or fix the issue. Smithbilt then sent their guy out (now 9 months after reporting the issue is ongoing)
    Their guy put in a sump system and internal drain system and they put plastic up on the walls so now we can't see the water coming in. We are now seven months past that point and moisture is still high, 3 feet plus at the front wall. Water outside the installed drain system still flowing and building up in the crawlspace. My wife and I have called, emailed, gone to the local office and have been met with hostility and lack of any sort of concern. Now that our 1yr warranty is up, they just don't seem to care. Even though this has been an ongoing issue since closing of the house. I have emailed up to the chief manager with zero response. I would not recommend a Smithbilt home. After a 3/4 of a million dollar investment for our family we are being treated like garbage on a very serious situation.
