      AmeriSpec was used as the inspection company while I was under contract to purchase a home. The inspector, ***** ******, reported that the roof was in good condition and only had a couple shingles missing. The roof is only 10 years old and is a 20 year average roof. The shingles were fixed before we purchased the home. We have had 2 roof leaks since purchasing and have been told by a contractor that our roof is in terrible condition and needs to be replaced asap. We also had rats everywhere living under our house and rat p*** in cabinets in the laundry room that the inspector "never saw". When we went in the attic to search for the roof leak, there was a clear tub sitting in the attic with water in it, directly under the leak. The inspector did not get on a ladder and walk around to look, he only took pictures from the ground. Now, I am now about to be out $10k for a new roof because the inspector did a poor job and didn't report correctly on the condition of the roof.

      These concerns were addressed personally with the customer on September 17, 2024, two months after the inspection.  On September 16, 2024, customer contacted **********************. Owner, **** ********, visited the property the following day to review customer concerns. He mounted the roof while ***** ********, an Exterior Specialist, with Contracting Pro, was on the roof with him. Both agreed that the source of the leak was not visible and there was no obvious area where the shingles were damaged or deteriorated. The inspection report, which was completed in July 9, 2024, stated, "The roof is showing its age but mostly in good condition."  It recommends a roofing contractor repair the damaged shingles. 

      Is the customer stating that 1)  the roofer that repaired the damaged shingles, did not mention that the roof needed to be replaced, or repaired in any other area and 2) that Contracting Pro visited in September of 2024 and did not mention that the roof needed replacement, and 3) now a new roofing company, which makes money by replacing roofs, states "the roof needs to be replaced," and that the later is correct and the responsibility of the inspector?  

      The "clear tub," identified in the attic was a clear, rectangular container, usually used for storing things, like office supplies or decorations (in an attic) and was sitting next to a piece of luggage at the time of the inspection. Because it had not rained for several days prior to the inspection (as is indicated in the report), the container was likely empty and dry.  An empty storage container, next to other storage containers in an attic, is not indication of a leak that an inspector can or should identify. That would be cause for the sellers to claim that we misrepresented our findings.

      There is nothing showing that the leak existed at the time of the inspection.   It's been nine months since the inspection and there have been multiple periods of extreme rainfall and storms in the area. We're sorry you're experiencing roof issues, but we cannot accept responsibility for this. We identified everything we saw that was a concern, during the inspection.

      As for the pests, we are not pest experts and do not inspect for them, as indicated in our Agreement.  The rat droppings you identified were behind the back panel of the lower cabinet in the laundry room. Again, our inspection is a visual one. We do not remove rear panels from cabinets to see what may be behind them.  Was there not a termite/pest inspection done prior to closing?
