She is not using the money she's making to take care of the trailers. She is using it to add rooms to her house and buy cars.

      The first notification of a complaint from this resident was when I received this letter from the Better Business Bureau.  I have had no interaction with this resident.  The customers statement of the problem has no specifics so I will only respond in a general way.

       

      The complaint of not fixing construction or electrical issues:

      1)      The last work order reported to the office was over a year ago.  The issue was repaired at that time.

      2)      I am not aware of any work orders that have been reported to the office and have not been fixed.

      3)      My maintenance supervisor is not aware of any outstanding repairs at this house.

      The complaint of not spraying for roaches or bedbugs:

      1)      We treat the homes for insects and mice prior to renting if there is any sign of a problem.

      2)      We treat the home as many times as necessary to eradicate the pests prior to renting.

      3)      Once the home is occupied by the new resident, pest control is their responsibility.

      The complaint of racist rental practices:

      1)      I have no idea what this is about.

      2)      I rent to anyone that passes the background and credit check.

      The complaint of allowing drugs to be sold on the premises:

      1)      I dont allow drugs to be sold on the premises.

      2)      I rely on the residents to inform me if there is an issue.

      3)      I encourage the residents to call the police to report any illegal activity they see.

      4)      I address any issue, that I have proof of, as quickly as possible.

      The complaint of predatory late fees:  I charge a 10% late fee which is clearly written into the lease that the resident signs.

      The complaint of accusing renters of not paying when they have:

      1)      When a resident has a question about a late notice they receive, they usually call the office or flag me down to ask about it.

      2)      I invite the resident to the office to go over the rental ledger.  If an error is found, it is corrected.

       

      I will be happy to meet with the resident to discuss the specifics of the complaint if they desire to do so.
