      This dispute is in relation to a lease agreement in which the ****** did not give a 30 day notice of lease renewal to leasee. The company then placed the blame on us, the renter/leasee, to pay for their miscommunication. This caused prolonging in regards to the walk through causing more irritation from rental company which then was directed as us, the renters. They have claimed our security deposit, created misc. fees that had not been discussed in the walk through, and as providing communication only when it suits them and involves monetary value. They are unwilling to work with us in an understanding and have been nothing but discourteous through this process. An important inconsideration to note, a suicide and murder had taken place with articles to provided corrective fact checking, and there was no mention of this to us, the renters from the company. Prior to moving in there was a ***** infestation, damage to multiple amenities, and mold growth throughout the house. When company was informed on this they did not respond in a supportive manner. We were good renters, paying rent on time every time, cleaned the house up, took care of the yard, and put up with whatever other responsibilities they were not taking care of with our own money and no refunda. We would like our security deposit back, our fees to be waved, and to provide others with the sense that this company does not have their best interest in mind even if it may appear this way.

      Per the lease agreement, 

      Section 1.3: Unless Lessee shall notify Lessor, or unless Lessor shall notify Lessee, in writing at least thirty (30) days prior to the expiration of this Lease of Lessee's/Lessor's intent to renew or not to renew this Lease, this Lease shall continue as a month-to-month Lease, under the same written terms and conditions herein contained and the rent rate may be adjusted by Lessor upon thirty (30) days, advance written notice.

      The lease term for the lease that ***************************** had with Stones River Property Management and ************************** 06/24/2023 - 06/30/2024. 

      Series of Events. June 1st came and went and neither Stones River nor the tenant gave a notice therefore the lease rolled over month to month. 

      ******** gave her notice to vacate on June 18, 2024 - per the lease agreement,

      Section 1.3: All notices are due on the 1st of the month and in writing.

      This notice ******** gave would go into effect for July 2024. ******** spoke with **** on the phone and **** followed up via email of the conversation on 06/28/2024.

      After all of this, ******** did not give proper notice and per the lease is responsible for an additional month's rent. After move out ******** had a balance owed in the amount of $1,830.00. ********'s deposit covered most of the balance  leaving $30.00 owed for lightbulbs and filters.

      To touch base on what may or may not have happened inside the home prior to this tenant, we have no knowledge prior to when we took over management February 2022.

      I moved out of ***** ******* drive hermitage tn 37076 on 7/1/22 my rent was never late however I had to wait for my ac to be fixed there were weeks when trash wasn't picked up even though it was part of my lease agreement I gave them a month and a half notice I was leaving the inspector was over a hour late for the walk despite me telling them that I was getting on the highway to drive back to arizona after the walk through we signed off on a lite cleaning and I disputed their claim for light bulbs I still have not got my deposit back or any form of corespondent from them this is a very urgent matter for me I never made them wait for rent I followed all procedures to move out and they refuse to acknowledge my rights and continue to hold my money

      Business Response /* (1000, 5, 2022/08/03) */ We spoke to Ms. ************ August 2, 2022 and told her the check was in process and that checks are typically cut 30-60 days after move out. We try our best to get them out as soon as possible. The tenant made a request that we have the check ready by Friday August 5, 2022 for pick up as they would be in town. We will have the check ready therefore we have done our best to accommodate and fulfill the tenant request. Consumer Response /* (3000, 7, 2022/08/05) */ (The consumer indicated he/she DID NOT accept the response from the business.) I moved from Nashville back to Arizona we filled out the move out check list on a blank piece of paper because the inspector forgot the form they claim I signed a form that I did not and continued to harass me via text message I read the act that says they have 30 days to retinue deposit I'm so disappointed that a company in charge of people living situations is allowed to operate in your state in these hard economic times no wonder there is such a large population of homeless people companies are not regulated to follow the law and return people money Business Response /* (4000, 9, 2022/08/05) */ Ms. ************ was contacted via text informing her the deposit refund check would be ready for pick up Friday August 5th as she requested. Ms. ************ then stated that she would not be picking it up and expected the check to be in AZ to her forwarding address on Friday the 5th. We send back all tenant deposits via a normal envelope with a stamp and we informed Ms. ************ that we cannot guarantee delivery for Friday going this route. We did offer priority mail at Ms. ************'s expense if she needed the check in AZ by Friday which she refused. We processed the deposit refund check as soon as we could August 3, 2022 and put it in the mail as requested by Ms. ************. The check is already in the mail on its way to Ms. ************'s forwarding address. We would like to also note, we never said she signed a form. We have a sheet of paper that was signed by her and the inspector at move out. Our typical move out form was not completed or signed as the inspector did not have one with them at time of inspection.
