    Please beware…. Like so many of you we relocated from out of State and put our families trust in K&M homes and they failed us!! . We purchased what we were told was a Custom home in Lost Lake for over $825k. We are now learning that the builder installed no name plumbing fixtures from China. One of these fixtures failed and now we are left holding the bag on a kitchen remodel. A pot filler had a slow leak behind the wall and finally broke loose flooding & damaging our entire kitchen. We were also told by the plumber who installed it and a K&M employee that they have had multiple issues with this product and were aware of the potential risks as it has happened in several other K & M homes…. Specifically Canterbury! The Builder was not even interested in even investigating the situation…. We understand very clearly how home warranty’s work but when you have a faulty product and you are aware of it and have trade partners and employees openly admitting it??? Someone needs to be accountable for these negligent 1

    As an employee of a competing custom home builder I am sure the client does understand the specifics of a builder warranty. The home closed over two years ago and during the first year of ownership K & M Homes inspected, managed and repaired any and all issues the clients brought to our attention that were rightfully covered under warranty. After this first year of ownership is completed the warranty period with the builder expires. At the end of this warranty period many items still carry a manufacturer warranty to which the client is more than welcome to take advantage of. This particular issue has only occurred in the past when a homeowner has made adjustments to the Pressure Regulating Valve to increase water pressure throughout the home. In doing so this creates higher strain on some if not all plumbing fixtures. Tampering with the Pressure Regulating Valve is highly advised against by the builder and the warranty manager as well as the plumber. Doing so can and will void the plumbing portion of the warranty. The client being in a construction line of work no doubt has the knowhow to make this adjustment and had a conversation with the builder about increasing the pressure to the home, at which point he was advised to not make this adjustment due to the potential damage of plumbing and/or fixtures. During the custom homebuilding process the client, as well as all of our clients, was given the opportunity to make specific selections regarding the fixtures that were placed in their home. The item in questions was selected by the client to stay within their budget for the build. There is no limitation other than cost when making selections. Had a different branded item been selected we would have supplied this brand with no question. But, the fixture selected matched the style of the home and fit within the budget of the client. Just like any warranty for any item purchased once expired the cost does transfer to the purchaser. Especially one that is over a year expired. K & M Homes has and will continue to uphold and honor the parameters of our Builder's Warranty as always.
