We had a terrible experience with Summit Cabin Rentals, and I strongly urge anyone—especially those traveling in large groups—not to book with them. We reserved a cabin months in advance for 15 people for the 4th of July weekend, only to have our plans completely derailed.
Just one week before check-in, Summit canceled our reservation via a text message, citing a supposed safety concern with the deck. While safety should always be a priority, the way they handled this situation was completely unprofessional and unacceptable. There was no offer to help us find alternative accommodations, no genuine apology, and no sense of urgency—despite it being one of the busiest travel weekends of the year.
To make matters worse, they promised us our excursions would still be honored—which was one of our concern when the cabin was canceled. However, the day before our scheduled white water rafting, the rafting company called us directly to let us know that our reservation was also canceled. We never heard a word about this from Summit.
We contacted Explorie, the third-party excursion company affiliated with Summit, and were told that Summit gave us incorrect information—since the cabin booking was canceled, the excursions were automatically voided. Explorie apologized and said they would speak to Summit about the misinformation, but the damage was already done. We were again left scrambling to rebook, paying out-of-pocket last minute, adding unexpected costs.
If the rafting company hadn’t contacted us, we would’ve shown up to an excursion that didn’t exist. Summit Cabin Rentals was unaccommodating, unresponsive, and completely unaccountable for the disruption they caused. Their lack of customer service, planning, and basic communication left 15 people stranded with no place to stay and last-minute excursion cancellations.
Do yourself a favor and book with a company that values its customers and understands what real service looks like. Summit Cabin Rentals is not it.

I booked the Summit cabin rentals for August 2023. Me and family arrived at the Cabin after a 4 hour drive, around 7pm. There was no power and no water because there was a thunderstorm earlier that day. Before it gets dark, I called the customer service right away, and the Cabin representative told me that the utility company is working to get the power back on. There was no guarantee when it will be back. We should have offered an alternative place to stay just for the night so me and my family can be safe. We had a guest with us who had a kidney issue, she needed to use the restroom frequently so within five minutes of our stay, we left the cabin. The next day around noon we found out that the power is back, so I was glad we didn't stay overnight with no water and power. We emailed the customer service of our plan of not coming back right away and also the circumstances (no power and water in the dark) that led us to make this decision. The Summit Cabin charged us the whole amount $690 since we didn't have travel insurance. I want everyone to be aware that read all the documents several times before signing in and please make sure be careful when giving out your credit card information. We spoke with our credit company to get cash back since we didn't use the service at all, but the Cabin company knows how to manipulate the system. Very disappointed by heartless attitude of this rental company. I want Better Business Review to take action at least we should get half of our money back.

I will give Summit cabin rentals one star because there are no lower ratings to give. I will not go into any details about our nightmare, only to state the most important part... Summit cabin rentals took our money for a four night stay, and would not work with us about a refund even though we never stayed one night there! We purchased the travel insurance, as they advised us to, and STILL would not work with us! We lost 2,011 dollars on that cabin, PLUS had to shell out an additional 1,300 dollars on a hotel for our family of four! SAVE YOUR MONEY AND STAY AWAY FROM SUMMIT CABIN RENTALS!!!!

We stayed a weekend at a mountain cabin managed by Summit Cabin Rentals, for my wife’s 50th birthday. We checked in on Friday and by 7am Saturday morning, the water in the cabin went out completely. We reported the problem but Summit refused to call the well company to fix the problem. We had to carry buckets of water up 1 & 2 flights of stairs to the bathrooms in order to flush toilets. No showers or drinking water for the weekend. Summit waited until 9pm Saturday night, the night before checkout, to offer another cabin for us to move into. But by then it was too late.

Fraud. My family rented a cabin based on photos and description direct through their site. We were coming to the mountains for a nature escape, in the Smokey Mountains, and Summit Cabin Rentals offered what seemed like a seamless booking process. The website offered plenty of photos showcasing the property and grounds. Only one home was visible nearby, which is fine. They offered photos of two "private decks" with seating, a jacuzzi, and even the grill on this so-called private deck. The description on the website says "While at the cabin you will feel like you are away from it all!" and Creekside Manor features a private deck complete with Hot Tub and outdoor seating. These "private decks" are within 20 feet of a busy highway with trucks speeding up and down all day. There are homes everywhere. We're not "away from it all". Nowhere were any of these close buildings or busy road shown on the listing. Having a two year old, being ON a major street, not off of it, is a major hazard that we did not expect on vacation in the mountains. The deck is not closed off so it is open to the highway so we can't even enjoy it among the noise. Debbi said I should have called before booking to ask if it was on a major street however it is an online booking site - with photos and description expected to showcase the location and grounds accurately. She also said I should have gone to Google Earth before booking - except you don't receive the address until after you book and pay so this makes no sense. They talked in circles, blaming us, instead of trying to make it right.
Good customer service would have acknowledge the misunderstanding and offer to help correct it - by moving us to another home that met the expectations. We were told "oh well, you signed the contract. You're stuck." Except we signed the contract for a home that offered some sort of privacy - as described in the listing and on the photos. This was not it. Stay away from this company. It's a terrible small business.

Just a heads up everyone. Make sure you look your cabin top to bottom before you check out. We were charged for damages that occurred in a room that we didn’t even use. Thanks a lot Summit Cabin Rentals! After we left a positive review they hit us with $1500 in damages and would not even provide time stamp pictures for proof.
