Dear Better Business Bureau,
I am writing to file a formal complaint against Karen Coffey's Making Agent's Wealthy coaching program. I enrolled in the program based on the promise of achieving significant financial success in a short period, however, my experience with the program has been deeply disappointing and damaging.
The program's marketing materials were misleading and deceptive. Karen Coffey falsely advertised the program as the exact system that made her wealthy, when in reality, it consists of common real estate practices that are readily available to agents without the need for costly coaching.
Furthermore, the program employed predatory and manipulative tactics to entice and retain clients. The coaching calls were designed to create a sense of urgency and pressure, often relying on psychological manipulation to convince members to stay in the program despite its shortcomings.
Despite paying a substantial fee of $30,000, I was disappointed to discover that Karen Coffey herself was never present for the coaching program. The program was instead led by her team, and the focus was primarily on selling additional products and services.
Additionally, I find it concerning that Karen Coffey has recently launched a new version of the program at a significantly reduced price of $97 per month. This suggests that the original program was grossly overpriced and that the value it provided was not commensurate with the cost.
I believe that Karen Coffey's Making Agent's Wealthy program engages in unfair and deceptive trade practices. Her program has caused significant financial harm to many real estate agents who were misled by her false promises and manipulative tactics.
I am seeking a full refund of the fees I paid for the program and would appreciate it if you would investigate this matter thoroughly and take appropriate action to hold Karen Coffey accountable for her actions.
Thank you for your attention to this urgent matter.
Sincerely,
**** ******Business Response

I am deeply grieved and confused at ****** complaint as she had been part of our coaching family for over a year July 28th 2022 – July 28th 2023. She was a leader and a role model to many. We have coach notes and recorded group coaching video calls that show a very happy engaged client. Not once during or after the program did we receive an email, a phone call or text from **** saying she was unhappy. Furthermore, she unilaterally joined two higher level programs. It doesn’t make sense …we do not have that kind of power or desire to manipulate and pressure others in their decisions. The last communication I had with **** was over a year ago that she was excited to be moving into spirituality teaching again and planning a retreat at a center I owned, and she respectfully said they were going to wait to have the retreat. Nothing else was said or implied.
The cost of the program **** initially signed up for was $10,000 which included me personally teaching in my training modules, one on one coaching with my team of coaches, 2 q and a’s a week, and done -for- you marketing for our clients to plug into their business. She was then invited to join our next program called Rise. Only about 10% of graduates say yes and move on to this level, so that means 90% were not manipulated or pressured into paying anything further. After about 6 months **** was invited into private coaching with me. Only about 5% of our clients accept this offer. As to the new program we just launched for $97, which **** is not a member, it is very different in that there is NO coaching offered at all, no mindset coaching, no 2 Q and A’s per week, no accountability, and no done- for -you bundles, which all cost money to employ coaches and graphic teams for the original program. It’s the difference of paying for a gym membership or getting a private instructor, this new program is just the membership and nothing more, so we have not been grossly overpriced and still offer that original program at the original price for all the other things included.
To address her point “when in reality, it consists of common real estate practices” Well, like it or not those were the exact systems I used to create my success in residential real estate sales and is exactly what I taught. It may not have been the magic pill she was looking for, but the processes are indeed the same I used.
Lastly, I never promote real estate as a get rich quick program, I simply stated my own results, which were in fact $100k in 100 days, and the real results of our clients. We do not guarantee these results to our clients although many of them did achieve them.
Again, I am very sorry for her upset, Our heart is and will always be to equip agents for success. **** built two teams, one in Colorado and one in Utah to help her service her clients. I wish her well.Customer Answer

First, I would like to clarify why I filed this complaint. My concern is not about the specific systems or processes used in the coaching program, but about the promises made, the delivery of services, and the lack of results in alignment with the expectations set during the sales process.
I invested over $30,000 in this program, which was presented as a pathway to achieving significant financial success in real estate. While I acknowledge there were systems provided, the program did not deliver the promised value, results, or support, in my opinion. The claims made during the sales pitch created unrealistic expectations, and I now believe the program's value was misrepresented.
Regarding my participation in the coaching programs:
Yes, I initially engaged and appeared active because I was committed to making the most of my investment. However, as the program progressed, I realized the methods taught were not unique or groundbreaking but rather generalized practices already available through other, more affordable resources.
My decision to enroll in higher-level programs was influenced by the persuasive tactics employed, including testimonials and promises of greater success.
I did not express dissatisfaction during the program because I was attempting to implement the strategies in good faith, hoping they would eventually yield the promised results. However, upon reflection and further experience, I believe these programs failed to provide the value or outcomes advertised.
The comparison of the current $97 program to the original $10,000 program is irrelevant to my claim. My concern is that the $10,000 program—and subsequent upsells—did not live up to the expectations set during the enrollment process.
Regarding your mention of my real estate teams: The growth of my teams was not directly attributable to the coaching program but rather to my independent efforts. This further supports my belief that the program's impact was overstated.
Finally, I want to stress that this is not a personal grievance against you or your team. My filing is based on what I view as misleading marketing and a failure to deliver on promises, resulting in a significant financial loss on my part.
I request a full refund of $30,000, as I believe the program and its subsequent upsells were not worth the investment based on the outcomes and the misrepresentation of its value.Initial Complaint

Karen Coffey’s coaching program, Making Agent’s Wealthy, is for real estate agents, and her proven strategy promises “100k in 100 days”. Karen engages in predatory and unlawful tactics to get clients to buy and stay in the program. False advertising, misleading marketing, undue influence, and psychological sales tactics exemplify how her program engages in unfair and deceptive trade practices.
Her program includes recycled real estate practices and requires reading dangerous “self-help” books like “The Magic.” The program consists of 12 modules, which include the recipe for her successful real estate career. She claims that she used these exact practices to make 100k in 100 days.
The techniques in the modules are considered common knowledge among real estate agents. Including open houses, calling expired listings, calling For Sale By Owners, paying for leads, hosting parties, and CRM.
The program also consists of group and private coaching calls. These calls were designed to manipulate and attempt to keep her members engaged and faithful to the program.
Karen is now selling her new and improved coaching program in her latest marketing email. She explained that she had taken a step back from Making Agent’s Wealthy (the program I joined) because she felt like she was living a lie. That she wasn’t being honest about where her real success came from. When I joined the program, it was advertised as the exact program that made her wealthy.
A portion of her email from April 16, 2024, is below. She confesses to false advertisement, misleading marketing, and undue influence.
For years I've helped women (and a few good men) build successful real estate careers …I love it! But I realized that even as I was coaching others on reaching their financial goals, something was missing, I wasn’t sharing and teaching others where my REAL success came from and it felt quite honestly like living a lie.Business Response

We have an outstanding reputation and reached out to the the client immediately.
I looked over all of our client notes and group recordings and **** completed the first 8 week program, showing up happy and engaged to the calls, then she made a decision to join the next coaching program on her own. She absolutely could not have been coerced, shamed or strong armed into this decision. Once inside the higher level program **** participated in Q&A’s and showed up happily to tribe calls and on 1 on 1 calls and there is no record, email, or phone call and nowhere in the notes that state she was unhappy in any way. We absolutely loved her.
We truly hate that **** feel this way, especially since she began her 8 week program two years ago. I offered to coach her privately and offered a one on one coaching day worth $10,000, but she refused.I've always thought **** was delightful and I hate that she is now unhappy with her decision.

I am rejecting this response because:I am not interested in pursuing any further involvement with your offer of additional coaching services and VIP Day. Regrettably, I have concluded that your program exhibits predatory and deceptive practices. Consequently, I am declining any association with your coaching services. A cash refund is the only acceptable offer I will consider.
Sincerely,

On 1/30/22 I paid $8,000 for the MAW program. I spoke with ***** via phone, explained I was newly licensed, needed systems and done for me resources and materials. I emphasized I wanted to build a business of referrals, not paying for leads & was told MAW would provide this.
I signed up on a Saturday evening. Monday morning was my first "Welcome coaching call". After how much it was emphasized to make the calls a priority and to be present, I did that. I arranged a babysitter for that appointment...the minutes went by, and I never received my scheduled call! After putting faith in dropping $8,000 for a coaching program, that was not a good first impression. I contacted an Admin, explained what happened and that I wanted a refund and would not be doing the program. They responded that there are absolutely no refunds, even though I had not started the program and even though it was a failure on their end for missing our first coaching call.
Since I was stuck and they weren't going to refund me, I allowed ***** to reschedule that appointment. Guess what. No call for the second appt! Now I felt duped and all credibility was lost. I did eventually get a call from Sparkle one hour after our scheduled time. I was extremely disappointed. I let her know. Even after missing a 2nd phone appointment, they would not refund me. It felt like bad business to me.
The first 3-4 weeks had some valuable and helpful concepts, but the resources and graphics used were so dated they looked like a Word Doc from the early 2000's, so I couldn't even use them. So much for ready to use resources. A good amount of the info in them were no longer relevant in the current market & people kept having to ask about them because they were not applicable and needed updated or changed.
After the 4th week, most the rest of the program was based on cold calls and paying for leads. All of which I had said I didn't want to do. So more than half the program wasn't applicable to me & what I asked for.Business Response
