    This inspector has cost me money on repairs to a home we just purchased. The foundation was repaired an the foundation companies said it should of never passed. There is water damage in the ceiling on the whole north wall that he didn't report especially the sagging sheet rock in the living which intern has black mold behind it.

      I don't believe I am a member of the BBB, However I will respond to the complaint filed.

       The buyers of **** ********* never contacted me at any time in regard to the problems described. I would have been more than happy to return to their house to discuses there issues.  

      As a licensed inspector through the state of Texas I am required to use what is called the TREC Standards of Practice (section535.227-535.233 of the rules) are a minimum standard for inspectors by TREC licensed inspectors. An inspector address only those components and conditions that are present, visible, and accessible at the time of the inspection. When I inspected the house at **** ********* there were no visible water staining or any signs of water penetration or mold in the ceiling area of the living room. I can's report on anything that is not there at the time of inspection.  As far as the foundation issues it was stated in the report that there were foundation problems and that the problems needed to be addressed, in the complaint it states that the foundation company stated that the foundation should not have (passes) as an inspector I do not pass or fail a home I merely report on my finding at the time of the inspection. What clients do with the information I provided them in a report is completely up to them.

    I am rejecting this response because: because the house should of been inspected better an yes the inspector could of seen the sagging dry wall on the ceiling. The foundations issues was just report a few minor issues but come to find out through 2 foundation companies it should of not passed. An we were not the ones that choose this inspector the realtor did. She's the one that said get a attorney against Mr.***** I do have that in text messaging!

    This was in a bed room closet I don't how this inspector missed it if he checked all the ceilings! Second pic is in the living room! An our conversation we had to go over the findings of his inspection he stated it would.be easy fixes. Last pick is what the inspector said he would just jack it up an push the concrete blocks in place. So we went off what he said was wrong. Also stated the solar system was working properly an it wasn't according to the solar company technician.
