Failure to repair home to prevent water intrusion and likely mold growth related to work orders placed in December. Failure to repair the home properly before renting.Business Response

Invitation Homes has received and reviewed **** ******* complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
After careful review Invitation Homes contacted vendors to inspect Levis home. The vendors found that the gutters needed to be repaired and cleaned. Additionally, the vendors determined that the patio door needed to be replaced. The gutters have been repaired and cleaned as of today and the patio door is scheduled to be replaced on 05/02/2025 once we receive the special-order door.
**** has been made aware of these repairs and will be staying in their home.

I am rejecting this response because: 05/02/2025 is same the vendor they have scheduled multiple times is not capable of replacing the door. I have stayed home from work and rescheduled multiple days for this "handyman" vendor just to send out different guys with measuring tapes.
Please schedule an actual door company. Or stop wasting my days with no compensation for the multiple days I have wasted sitting at home for no work to be completed while the door fails to seal since moving in.
Prior to moving in the door was known to be rotten and was poorly repaired with thick paint and some kind epoxy which has not held. The frame around the door is rotten, under the door is rotten. And it was left like that intentionally while be rerented with known damage. And no tellings how long water had been intruding leading to likely mold.
Unacceptable,
Levi

Upon Levis rebuttal, we had another conversation with **** via email to review progress of the door repair/replacement. We also discussed the involvement of a new vendor for the job, and the work order was subsequently re-assigned. A new vendor is scheduled to visit the Levis home on May 2nd to repair/replace the door, depending on Levis availability.

We are submitting this complaint due to an unjustified $100 late fee added to our account by ************************** lease was originally set to end on April 17. We paid $1,660.82 for April, which was the correct prorated amount for the period through April 17. This payment was made on time. However, on April 4, before we had officially decided to extend or renew our lease, Invitation Homes added a $100 late fee to our account. Additionally, they posted a balance of $1,000 for the remainder of ********* though we had not yet agreed to extend the lease. We officially resigned/extended our lease on April 8. Therefore, we believe the late fee and the additional charge were applied prematurely and in error, as no agreement to continue the lease existed at the time those charges were applied. We are requesting a refund of the $100 late fee and an acknowledgment that the charge for the remainder of April was added prematurely, before our lease renewal was confirmed.Weve attempted to resolve this directly with Invitation Homes but have not received a satisfactory response.Business Response

Kareika ******, Portfolio Director, contacted ****** regarding a late fee that had been applied to their account. Upon review, Kareika determined that ****** had renewed their lease after the initial partial rent payment was billed and paid. The subsequent billing of the remaining balance triggered the system to generate a late fee. However, Kareika concluded that the late fee was incorrectly applied, as ****** had paid the originally billed balance on time. As a result, the late fee was reversed. ****** expressed satisfaction with the resolution.

I have rented this home from Invitation Homes for 7 years. For the past 8 months I have been requesting maintenance on a water damaged wall in the shower. The work order keeps getting canceled or rescheduled. I fear there is mold growing in the wall. When I moved in the rental company placed the trash cans In the driveway. They have been located there for 7 years. The *** is now stating that they are not permitted to be in the driveway. I asked Invitation Homes to remove the ****** next to the driveway In order to place the trash cans on the side of the house. They refuse. I was told to store the trash cans in the garage, which shares a wall with my kitchen. This is another health concern.Business Response

Our team attempted to contact ******** via phone on a couple of occasions but had to leave voicemails. As it relates to the *** violation it was explained to ******** that our homes are rented as-is. ****** on the side of the home will not be removed at the residents request. On 02/10/2025, I contracted with ********************** to build a vinyl fence through Invitation Homes. They manage a property next to mine and there is a shared fence. The company just cul off the corner post and set it on the concrete. Then they put two screws into the post that was dry rotted. This post should have been replaced and been the corner post for the return. When I removed the post for my return, I discovered the post just wobbled to and fro. I have been working with Invitation Homes and am getting nowhere. I would like the corner post fixed correctly so I can finish my return and gate.Business Response

Invitation Homes has received and reviewed ********* ****** complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
Prior to receipt of the BBB complaint, ********* did not try reach our local maintenance management team to discuss dissatisfaction with fence repairs. As of April 17, 2025, a solution has been reached with *********.
The original cost split of the fence covered the fence line and included a gate. However, ********* at the time chose not to participate in the gate installation, opting instead to install their own gate. Unfortunately, a vinyl post could not be left in place and had to be replaced with a standard post. The neighbor only noticed this issue when attempting to install the vinyl gate to save costs.
While the concern raised was not part of the original cost agreement, we are moving forward with a resolution. Our affiliate is scheduled to return on April 19, 2025, to install a post to address Stanislaws concern and maintain good neighbor relationship. The vendor will also meet with ********* while onsite to ensure resolution.

I have reviewed the business response and accept this resolution. I do disagree with the statement that there was an offer for the return, I would have had the entire thing replaced because I knew it needed to be done. The post in question should have been put in the ground, not on the ground with minimal support.Initial Complaint

I am currently renting from Invitation homes. I am a section8 voucher holder. The start date of my lease was December 19, 2024. The monthly rental charges, are ******* for rent, ***** for smart home, 9.95 for air filter, and ***** for tax. Making the total monthly rent *******. The payment invitation homes receive from the ************************* is *******. My current portion of the rent is 0. I paid the security deposit of ******* 11/20/24. my move in funds, included ****** account setup fee and the prorated rental charges ******. I was told to make the payment of ****** to cover admin fee, and *** would pay the rest. I made the payment of ****** on the 12/19/24 and signed the lease and received the keys. In January I received a message that my account was over due ****** for 12/19-12/31/24 and ******* for 11/2025, I reached out to ***** she reassured me that It was a long process to receive the payment from *** and to disregard the late fee and messages until the audit had been completed and correction were made to my account. This is where the trouble start. 2/25 i received another late fee, rental charges of ******* and still no payment from *** on my account. reached back out to ***** and again was told fee would be waived and they haven't received payment from *** and I was still under audit. I called *** and was told they received payment of ******* 1/17/25 and 2220 2/3/25, Which would have left a credit of ***** because there is no longer a charge for tax. I should have that credit each month *** pays 2220, because the payment is enough to cover rent and smart home and filter. instead of properly applying the *** payment on my account, I have received more charges, a ****** account set up fee that was paid in full, and 2 rent adjustment charges of *****. The ***** is the overage after the payment 2220 from *** pays my rent of *******. They refused to take a look into my account, I need help! I received a 30 day notice, and no answers or assistance.Business Response

Apr 1, 2025 I received an unknown charge on my acct for 271 for a court fee . Now this comes to a shock because 1. I never been to court 2. I was served court papers for a case filed Mar 26 . Now why is this a shock? Because invitation home rent was paid in full 2 weeks before the court was filed. I called in and inquired about the fee and was informed that if they lawyers file with the court i have to cover that cost. Which makes no sense considering what was they filing when they received rent two weeks prior. I informed the young lady on the why would i pay a fee that your lawyers falsely filed ! Make that make sense . For the month of April I dropped rent off in the box because I was not paying no court fee and guess what as of today they still haven't add the money I paid and added a late fee instead ! And what is VI-****** for *****? Nobody knows ! At this point im ready to countersue because invitation does nothing but add fees to your acct falsely and expect for you to pay it. Then yall put incompetent people to reply back and never people who's smart enough to make understanding . This company is a joke for real .Business Response

Invitation Homes has received and reviewed ******* ***** complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
Invitation Homes has reviewed the ledger and found the charges being disputed by *******. The court fee will be removed from the ledger. Although the rent for March 2025 was late by 17 days, the payment was received prior to the filing date. The research shows there was an overlap in receiving physical funds, processing them, and canceling the eviction filing after the funds had been cleared. We strongly prefer residents pay their rent online prior to the grace ****** expiring as it is the most convenient and efficient way to settle the balance.
There is also an administration fee on the account totaling $35.00. This is due to the City of ********** filing an infraction against ******* and all other leaseholders for illegally parking a commercial vehicle in a residential area. This resulted in a required court appearance to answer for the infraction. Invitation Homes attorneys appeared and had to pay a fine which will be passed to the resident as it is their responsibility.

I am rejecting this response because: The fact that I paid 2200 dollars and I'm being told that yall only see 1200 is insane. Also it's a late fee on my acct for this month and I clearly wasn't late (hence the dates of the money order and the drop off) and would've paid on line instead of taking the time to go get a money order and drop it off if yall didn't have a fee .
I need the money i paid 2200 added on my acct and that late fee removed.

Invitation Homes has received and reviewed ******* ***** complaint to the Better Business Bureau. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
******* provided evidence to show the violation was not caused by them and instead a neighbor. The photos provided show the tractor trailer is parked very closely to the property ******* resides in. The court fee, late fee for April 2025, and the administrative fee for the violation have all been removed from Patrices account. The file showed $1200.00 was received. It was later confirmed that it was a typo and $2,200.00 was applied to the account as expected. The online portal is now accessible for rent payments as the most convenient and secure way to settle future balances.

Invitation Homes charges for internet and ********* with your rent. I have been paying this amount but have never received this service through them. When I initially moved in (January 17, 2025), the internet had not been set up like I had been told it would. I was told it would be at 8-10 days, so go ahead and set up an account in my name and they would transfer responsibility and I would never have to pay any of that. February 4, 2025 was the first time I reached out and ATT initiated the transfer of responsibility with Invitation Homes. I thought it was taken care of until I got a notice from *** about a past due bill, only to find out Invitation Homes had not accepted responsibility in the 2 weeks given, so we started the process again. I have now initiated this process 4 time. Each time I am told it is being escalated and will be taken care of by end of day. I never receive a call back and the issue has not been corrected. Now my internet service has been disconnected due to non-payment and will be turning me over to collections, although I am paying invitation homes for my service. I have spent over 30 hours on the phone and on hold over the past 2 months trying to get this resolved and just keep getting bounced form person to person, but no one will accept any responsibility of help me at all. They say it is being escalated and someone will reach out, but no one ever does. I am at a complete loss as to what to do.Business Response

I did a mid lease transfer in February 2025 meaning I already had renters insurance. I called my current insurance provider and updated my renters insurance to my new address 2 days prior to my new lease start date. Per Invitation Homes, I have within 7 days of my lease start date to submit my documents. I sent the email with my proof of coverage as stated in the instructions from my leasing specialist, then received an email that if my insurance was not approved I would get an email back. I never received an email indicating an issue. When I checked my charges on my account, I was charged for renters insurance through Invitation Homes. When I reached out to get this rectified, no one bothered responding to my emails for days. I finally got someone to redirect me to Get Covered and they refuse to refund my charges stating I was not in compliance. I supplied them with all the screenshots and attachments of me following the instructions provided to me. I have been going back and forth with them for days and no one at Invitation Homes corporate office will answer the phone to assist me as I was provided conflicting information causing this entire issue.Business Response
