      Our oven quit working on 24 December 2022. We immediately contacted Invitation Homes and completed a maintenance request. A technician came out on 29 December 2022 and did not have the part needed to fix the problem. He said he'd run by ********** and get the part and return that evening or the next day. Invitation Homes thought his bid to fix it was too expensive and put in a new work order. It is 12 January 2022 and we still have not had our oven repaired. We need a new ignition switch for a gas oven ASAP please.

      The local management team has been in communication with Thedra about their maintenance concerns. The stove was assessed on January 18th, and it's been determined the stove needs replacement. The replacement is currently scheduled for January 26th.

      We contacted Invitation Homes about a recurring problem which has never been sufficiently resolved and they have scheduled someone to fix it in six weeks on the 20th of February, ****. It involves our kitchen overhead light which is at least 15 feet above the floor. We have contacted Invitation Homes probably every six months to have this corrected. They have sent contractors out with six foot ladders, which is a waste of everyones time and money. One contractor tried to stand at the top of his ladder, just to replace the light bulbs, but it seems that there might be a problem with the ballasts as within weeks the lights no longer worked. My husband had to spot him for fear that he would fall and he almost did. We have relayed this information to them, but they just dont seem to understand. This problem is made worse by **************** Time and only about nine hours of sunlight. We have waited months in the past for a replacement stove/oven on one occasion and months for a replacement microwave on another. They need to escalate this repair and send someone with a tall enough ladder that they can repair the ballasts if necessary.

      January 4th 2023 ******* had a bad storm. I received a call stating that the rug was soaked. Called up Invitation homes and spoke to ******* and explained what happened with the bottom foundation of the home. Was told that would be placed on high priority. Had to rent a rug doctor to get water up. Then on January 6th 2023 called and spoke to ********* and was assured that it was going to be handled. It is 4 days later and the rug is smelling like mold and mildew. Putting my twin grandchildren with asthma having more health conditions. Invitation homes has chosen not to send anyone out as this is a priority one situation. I am currently waiting in a carpet soaked home. As we have no were else to go. No assistance has been provided by Invitation homes.

      All of the matter hasn't been resolved. Invitation homes has been putting off the structure repair which is the main issue. They came and did the minor repairs.

      The issue has still not been resolved. The room that had the issue is still ongoing for more than a month. The plumbing has cause the water to cause the carpet to be damp again and the smell is worse. The plumber found the problem but had to reschedule again cause he showed up alone. So now it is going on 2 months with no resolution or general structure done for the foundation. It shouldn't take all this time to get the problem fixed. Rent is paid on time, but maintenance isn't on time.

      I realize I have had issue with my rent since August 2024. But have been making efforts on paying something vs. not giving any money at all. Considering the fact of a job change and not making the money I use to make. Making work orders for the garage flooding when it rains and them patching it up. The carpet is a health issue, cause I have small grandchildren in the house. The house sits on a hill and constantly floods when it rains. An ongoing issue. Willing to make payments on what I do owe, but not renewing my lease. Requested to be transferred to another home, but they denied my request.

      We put down a deposit on a rental property. We were contacted a few weeks later that the property was not rentable and our deposit ($500) and background check money ($100) would be returned to us due to it not being our issue with canceling the pre-lease. We were told at the end of November that our money would be returned to us and it still hasn't. We contacted the office last week and they said the check would be over nighted to us and we still 5 days later have nothing yet.

      Moved into the rental property. Within 2 weeks of living in the home we reported a water intrusion issue. Took several calls and complaints to get anyone to attempt to resolve the issue. Took over a month for anyone to come out to the home to begin fixing the issue. First stage of the repair has made all but one room on the first floor unusable. During this stage of repair the home was filled with large and loud dehumidifiers and dryers that had to be ran 24hrs a day. We're not sure what type of chemicals were being used, but the entire home was filled with the smell of chemicals. Have made several attempts to contact our property manager at the local office with zero responses. Have left several messages. Upon last attempt to contact the manager, the receptionist that answered refused to let me speak to the manager unless I told her what it was in regards to. If I didn't provide that information she would have to disconnect the call. Invitation homes refuses to take responsibility for the issue, refuses to compensate for any loss of use of the home, increased power bill for industrial sized dehumidifiers and dryers running 24hrs a day for a week or just the inconvenience of it all. This home was not properly assessed and repaired by invitation homes prior to us moving in. We attempted to point many of these issues out prior to moving in and were lead to believe they'd be fixed.

      I changed renters insurance carriers and provided the information (declaration page) to **************************** on August 27, 2022. I have supporting emails in my sent file. I called to confirm that the information. Was recieved prior to my rent due date. I was told it is in review. September 1, 2022 I tried paying my rent and the portal and noticed I was charged for insurance. I called invitationhomes and was told they will remove the insurance was so that I can pay my rent. I have not extra money to pay extra insurance. I live on social security income. The children helo me with what I need to live on. Food banks is my source for food. I resent another copy of the declaration page to *******@invitationhomes.com. after the insurance was removed, (not in time to pay rent)I was able to make the payment. Not as a result of this they said I have a late fee. I contacted them on time. I always male timely payments. I shouldn't be charged a fee for bon tumley processing the I shouldn't information. Please help me to rectify this issue and rmove the late fee. I'd greatly appreciate it

      We began renting from Invitation Homes in July of 2021. Since then we have had nothing but issues with the home as well as the company themselves. The house has required multiple maintenance requests for various issues in which we were not at fault for and that could have been avoided if Invitation Homes actually vetted their rentals appropriately. We are paying a huge amount of money ($2100/month) in rent for a home that has fallen apart multiple times. That is not our biggest issue unfortunately.
      In July of 2022, a storm caused a tree next door to fall onto our home which caved the roof and foundation, broke the ceiling drywall, and shattered our window in our master bedroom and master bathroom. These damages caused water from the storm to enter our home and we were forced to call the fire department to determine if the house was safe to reside in while we waited informed Invitation Homes and awaited their response. The back of the house was deemed unsafe due to water entering the electrical in the master. We had to immediately move out of the room and live in the living room. It took Invitation Homes days to respond to us and once they did, it took over 2 months for the house to be livable again in which Invitation Homes declared were approved to receive discounted rent for that time once the work orders were complete. It has been over 2 months since they have said this and we have not heard about our discounted rent concession despite calling 5+ times and being unable to reach anyone who can help directly. Instead, today we received a notice that Invitation Homes will be charging us over $600 for the broken window that was caused by the tree damage. We have photo proof of every incident. This needs to be remedied or we will be forced to seek legal counsel at this point.

      Jordan reported this incident in the evening of July 13th. It appears that the area they live in experienced a microburst storm that caused the pine tree between *****'s home and the neighbors to fall on *****'s roof. The tree put a hole in the roof and damaged a window. On July 15th, a vendor removed the tree and debris and on July 19th, a vendor began the work to build back structure including the roof frame, trusses, and fascia. The trim, paint, and window measurement were completed on July 21st. The project was fully complete by September 20th when the window was replaced and we confirmed that ***** was mistakenly charged for the window, which was quickly reversed.

      *charges extra and miscalculates rent and overcharges for every thing - they won't return calls or if there is a dispute on the bill, they won't even take a call to correct or mediate it.
      *Safety issues with locks and overall safety - violations from the HOA that has not been resolved and is the responsibility of the owner and not the tenant. Illegally requiring the tenant to take care of HOA infractions.
      *Waiting excessively for maintenance repairs and having to take off work without pay to resolve the issues.

      After months of living in black mold, I finally was able to move out the home. I was told by Shanna Cooke (VP) and Ross McTiernan a manager that they would transfer my security deposit, the rent would be covered (due to me being unable to live in the house and would sleep in car for the beginning month of October), and would cover all my moving expenditures. Including boxes, tape, totes, and more things for a move. I emailed them constantly to give them my receipts and to ask if my rent is secured for the month. I can't seem to get a hold of Monique Niznik. Sherita Thomas emailed me back she would help and nothing. I have been renting with Invitation Homes since it was Waypoint Homes. NEVER EVER was I late or missed a payment. They are not going to mess with my credibility so I expect them to keep their word. I have friend that works for FOX 5 news and is already aware of the situation. I would hate to have set a precedent and set things in motion for going on the news about my unfortunate situation. I am so over the way I'm treated as a resident. I'm trying my best not to involve the media but I NEED HELP. Ross and Shanna, please keep your word and fix my account so I can pay correctly!! Please fix my account. It's $6,638.42 on my balance currently and I keep getting late charges and basically vacate notices already. I will pay the parts I am supposed to pay, I understand things like the conservice fee for the time being in the new home. But the rest of the agreement I expect it to be honored.

      Electric outage one side of house. Two bedrooms unusable as of 10/24/22. Put in service prefer on 24th after signing renewal lease to be effective for one more year starting 12/30/22. Invitation Homes set appointment for 11/2/22 although BV energy rep said electrical cissue could be fire hazard. I told invitation homes this, they still had no earlier Appt than 11/2/22.
      On 11/2 rep never show up. I called at 6pm and was told tech did not come to work that day and they did not know. They reset appt for 11/9/22! Not advising me by phone, if this fit my schedule Cir was okay with me! I called told them , no longer want to renew lease , cancel it , I will move 12/29/22 end of my current 1 yr lease. They want to say I signed new lease and am breaking it have to pay two month Ms of rent $1950 times 2 . I said no not breaking as have not taken effect until current lease ends 12/29/22. I am payt for a 3 bedroom house and only 1 bedroom on other side of house I'd habitable! Even air and heat won't work on that side of house. Grandson 11 yr old Sleeping in living room on sofa and I, 63 yr old with health issues sleeping in bedroom on other side of house with my daughter and her bed is too soft, my back aches! But, her heat works. I am not breaking a lease that has not even started yet. I do not want to deal with a company that cannot service a problem in a timely manner and no regard to a fire hazard or, returning phone calls and booking appt with my permission. Like I, my daughter or son in law can just take off work anytime! They need to reimburse me for part rent paid 11/2 of $1937 for 3 bedroom when I could only live in a 1 bedroom portion! Please help. I have since been told Invitation homes have several complaints for their handling of tenant work maintenance orders. Told this by two places I went to look at today for possible rental.

      Invitation Homes has received and reviewed ******* **************** complaint to the Better Business Bureau. We value our customers, and as such, made it a priority to work directly with our residents to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.

      The Portfolio Director ******** contacted ******* to discuss their concerns with maintenance and request to terminate their lease renewal. ****** confirmed that an appointment was missed by Invitation Homes, for which we apologize and applied a concession to *******'s account. ******* also confirmed that this appointment was rescheduled.

      Regarding their lease, we explained that since the lease renewal is not yet in effect, they would not be responsible for a lease termination fee, and the previous communication regarding this fee was in error. ****** confirmed that *******'s notice to vacate has been recorded and that if they change their mind to please reach out.

      Now as of 11/7 electrical fixed but pipe burst and or hot water heater leak. No hot water .. no water pressure for shower. Tech came 11/8 but did not return with approval to fix leaking pipe. Rained last night and water came thru kitchen door. Filed request for despair 11/7 and 11/9

      I switched my renters insurance policy to another company and emailed Invitation Homes the new policy info. No one bothered to update my info or even get in contact with me to let me know that anything needed to be added to this policy, even though I have corresponded with LaVonda Hall-Brown for years! So without my permission or knowledge, Invitation Homes FRAUDULENTLY started a rental policy under MY NAME with Resident Shield!! After NUMEROUS emails and phone calls NO ONE has updated my info or even attempted to correct THEIR mistake!! Cannot even get a hold of Resident Shield to even speak to them about it and Invitation Homes keeps telling me I HAVE to speak with Resident Shield, even though Invitation Homes is the one who did this!! Please help!!

      ******** previously contacted the local management team to advise that they had switched renters' insurance providers and provided a copy of the new policy. ******* at the local office advised ******** that Invitation Homes was not correctly listed as the interested policy, which is why we automatically applied our coverage to their account. We provided an example of how Invitation Homes should be listed on the policy and sent their account to be reviewed for a refund.

      Although I should not have had to go to these extremes for a resolution, we have resolved this matter. No one should have to go through what I did for something this simple, especially after being a great tenant for so many years!
