I would like them to stop reporting that there is no data for me at a rental property that I have not lived at for overa year and also it shows that I was still paying rent there when I had already signed off on the lease effective May 2024. Myself and the prior joint renter for that property have had nothing but multiple issues trying to get in contact with this company or a manager to get anything corrected regarding the property itself, as well as rental records.Business Response

I have been having issues with this company since July 2024, they have been charging me for liability renters insurance even though I have my own. Months ago I messaged them in the app about it, to no avail it has continued to be charged to my account. When I spoke to someone last week, they insisted I call the insurance company for resolution. However, they switched companies in 2025 (they wouldnt have anything to do with July 2024-Dec 2024) and the new insurance company does not have a policy for me. So they are no help! In addition to that, my refrigerator stopped working last week. They dispatched a repair person on Thursday who stated it was over 10 years old and it would need several parts. I reached back out to Invitation Homes regarding this, since they provided the refrigerator and the home has no working fridgerator. The house is uninhabitable, they are saying it will take until at least the 9th to repair/replace the fridge. Not only have I thrown away all of the food that was in the fridge and the freezer but I have been spending unnecessary money on food to eat that will not parish while I wait for the repair.Business Response

Lack of timely communication over the last 12 months (i have one more year of lease with this company) Lack of care for their own property (I advised on many occasions damage to the home due to hurricanes that there has been no resolve for)Being charged over 6 months later for electricity without warning / written notification. When i called 2+ weeks before rent was due to address the issue, I was told someone would call back. Over the last 2 weeks I have called 5 times, each time with a note that its of high priority and I would get a call back. I still have not. This morning I called customer support and they attempted to call the local site manager, or assistant manager for help, and they have not answered / nor called back. additionally, I get charged monthly fees for services im not receiving. My property manager I spoke with, ******* *. was very thoughtful, respectful, and informational. She provided extensive steps and information pertaining to every question I had, and was able to open a line of communication for me to avoid these delays in contact moving forward. The only reason the complaint was submitted was due to a 2+ week delay in answers needed for fees that were due.

They have been charging me for the Internet that they added to the rent but I already have my own Internet. overcharging on rent on maintenance problems that was already fixed. this company took over this address like a year ago and theyve been a problem ever since I never get a filter that they charge for every month on my rent. I moved in my rent was 1895 now it is $2165. About a month after we moved into a new rental house, the *** conducted its annual inspections of the properties, and about six weeks after that they submitted violation notices to all owners, including Invitation Homes who is the owner and landlord of our rental house. Those violations included the house needing to be repainted, the sod needing replaced, the fence to be pressure washed, the sidewalk outside the house to be pressure washed, and the driveway to be pressure washed. All those issues existed with the property prior to our lease starting, however Invitation Homes is charging us $70 in admin fees stemming from receiving those HOA violation notices. While it's true that our lease stipulates there will be a $35 fee for each HOA violation received, it's unfair if not completely illegal to charge us those admin fees for issues that existed on the property prior to our lease beginning. We've explained this numerous times but Invitation Homes refused to remove those fees from our May rent statement and as that was due today we've been forced to pay them to avoid late fees. I've attached copies of the emails back and forth with Invitation Homes where we explained how we've gone above and beyond to address these issues despite them not being from any fault of our own. They've also been extremely slow to respond, dragging this out so that we're forced to pay the fees to avoid the aforementioned late fees.Business Response

The Portfolio Director reached out to Mr. ****** to address the issue at hand. He apologized for the charges applied to the ledger and explained that our system will automatically apply charges to resident ledgers based on the determination if an item would be considered resident responsibility based on the lease agreement. After review, due to Mr. ****** taking occupancy right before the violation was issued, the charges applied to him should be waived. The PD advised the charges would be reversed from their ledger and sent a follow up email to Mr. ****** to confirm.

I have had continuous issues with invitation homes in addressing concerns regarding my rental property and payments. I have continuously been redirected and denied appropriate resolutions to address issues such as black mold, holes in flooring, lack of proper air filtration, not using reputable repair workers. In addition, I have been overcharged 100s of $$$ if not 1000s due to air filter charges , insurance, admin fees and despite having reached out since January of 2023 with all of these concerns to never receive a call back from the local office, I receive no answers to emails, and I have no option to dispute or even attempt to only pay the applicable rent amount or I will be filed a delinquent and they will provide an eviction notice and apply additional late fees. In addition, they have now distributed my personal information to another resident in a different state for her to call me in regards to a maintenance repair which is extremely concerning and a security breech from their own company. I have never agreed for my information to be distributed to other residents and that is a potential to put my families life in danger.Business Response

Invitation Homes charged me for repairs that came from mildew/mold which was caused by leaking water heater back in November Hello,We're disputing the repair bill this issue came from previous repair when water heater was leaking and caused sheetrock damage in November 2024. I just noticed the mildew in the bathroom shower area in March 2025 that bathroom my boys use i don't please review my request and update the account before May rent is due. After review the damage done in the restroom was caused by not utilizing the exhaust fan. The issue was not reported at first sign of an issue causing further damage to the home. A payment arrangement has been made with the resident to start in June for the charge and the late fee removed as a courtesy to **** payment. In march 2024 bathtub was peeling paint into the bath water with our children. We submitted a maintenance repair request to invitation homes and they came out and painted the tub as their solution. Naturally, since the tub was rough underneath, a few months later in 11/24 the paint started coming off and popping in bubbles and it was very rough to the touch. In an effort to be a diligent resident and not get blamed for this later on or when we move out, I reported it and they came out and put another type of chemical on the surface. A few more chips happened a few months later, again, but mostly the surrounding tile and walls showed water damage, so I requested them to come back in 2/25 and look at it all. They caulked the walls and tub and left it white on top of brown paint. They approved a request made by their own maintence **** for another tub repair (not walls) and the maintenance workers said the tub shouldve been replaced from the beginning. Someone came out and sanded it and finished the tub, but did nothing for the water damaged area or left caulking. Leaving paint and sanding chemicals in the air vents and all over the home. Then, we received an 800 bill close to the end of April 2025. I disputed the bill and they are saying that we owe them money because they took a picture of a metal colander in the bathtub (which I keep my childrens toys in after they have baths). I have never left my children unattended in a bathtub (2 and 4 year old girls). I also dont allow them to play with metal objects, in or out of the bathtub. They are saying my kids mustve used this to scrape and hit the tub and expect us to pay this entire amount. It is also now time for rent and they say we must pay the rent and the charges or we will get fined more. I disputed the charge and they still are demanding the money. Additionally, they have not fixed moisture in the home, subsequently causing multiple respiratory illnesses among our entire family, including recurrent croupBusiness Response

Invitation Homes has received, and thoroughly reviewed ******* Coopers complaint filed with the Better Business Bureau. We value our residents and are committed to working collaboratively to address and resolve concerns. As a courtesy, we submit this response to the Better Business Bureaus request for information.
Upon investigation of the issues raised, we believe that our actions were taken in good faith and within our legal rights. On February 27, Ms. ****** submitted a maintenance request regarding a hole in the wall needing a fill due to concerns about potential water intrusion and also referenced bubbling in the tub along with previous related work orders. The tub was resurfaced on March 26, and the charge was assessed as resident-caused damage.
On May 2, our Director of Operations contacted Ms. ****** to discuss her concerns. During this conversation, both parties acknowledged a miscommunication regarding the scope of work to be performed. As a result, an agreement was reached to reduce the charge by $200 and establish a three-month payment plan.
Additionally, concerns regarding moisture in the home were addressed. A meeting with a technician and the resident has been scheduled for next week, coordinated by our **************** Representative.
We are pleased that this matter has been resolved to the mutual satisfaction of both the resident and Invitation Homes. We take pride in providing quality customer service and maintaining compliance with legal and ethical standards.

We have had several issues with the company ranging from not going over the lease in person and locking me out of the local rental office, to not resolving a maintenance issue within six months (for a service they were charging for), and most recently, sending my deposit refund to the house I moves out of even though we provided a forwarding address. (It wasnt on the form because we didnt have it at the time, but we did call to update the address). I can never get a hold of someone, any time I call, Im forwarded to an answering service. And then, if you want to speak with a supervisor, none are available. They give you the run around hoping youll give up on your money.Business Response
