      "I strongly advise against working with ********************************, president and general counsel at Thiago ********************* or anyone at this title company if you expect effective communication regarding title issues or a timely return of your ******* money. I was not informed that the title was unclear and proceeded to wire my EMD and option money to Thiago ********************* A week later, I was informed that the title had been clouded for months, with no clear closing date in sight, all because **** was out of the office for a funeral. During this critical time, with the contract close to expiring and the seller facing foreclosure, there was a complete lack of communication, and all business came to a halt.Its basic decency not to knowingly waste someone's time and then hold their EMD after theyve complied with all requirements. Despite submitting the signed wiring instructions 10 days prior, I was asked to resend them, and my money is still being held until I contact their funding manager, despite being told my wire had been released back to me on August 9th at 8:41 am. As of 11 pm on August 9th, 2024, I was informed, only after following up, that my money was held because I didnt answer an unexpected call from their funding manager, ****, who claimed it was "protocol" to confirm and that I should have known this.This experience has shown me that Thiago ******************** is not a company anyone should or can trust.

      This company has caused so many issues with our property taxes. They used the wrong estimates for our new home so we have to personally contact the seller to pay their portion of the difference for the property tax statement. They also told ** to file the homestead exemption right away for the new house, which caused ** to lose the property value cap on our previous home. These errors caused ** to pay thousands more this year than what we had planned and budgeted. DO NOT RELY ON THEM TO KNOW THE PROPERTY TAX LAWS AND WHAT YOU WILL PAY.
