On 11/01/2023 my driveway and deck were replaced by Allied Outdoor Solutions. They used a white curing compound that was unevenly sprayed on and left scribble marks on the concrete. I was told by at least 5 different people and given at least 6 different time estimates that the color would change and blend in as the concrete cured. I asked for a representative to inspect the job. On 11/14/2023 Allied Outdoor Solutions sent 2 different representatives to inspect the job. They both agreed the job needed to be redone and a work order would be issued. There has been several attempts to correct this issue. All have failed. Another inspection was scheduled for 12/13/2023 and Allied Outdoor Solutions DID NOT SHOW UP OR CALL! My voicemails and emails are not being answered.

We apologize for the issues you've encountered with the recent driveway work. After meeting with you on-site to assess the situation and thoroughly reviewing your concerns, we've decided to demo and repour the concrete entirely. Our commitment is to exceed your expectations, and we appreciate your patience as we work to make things right promptly.

      Thank you,

Invoice Sep 22 ************************************************ 2016. Last year and again this year the driveway sank below the sidewalk level to the level where it is a speedbump and dangerous. Pictures enclosed. I have 2 neighbors who replaced their driveway around the same time with no issues. When you replace a driveway, you do not expect to have a complete failure after 6 years. The company just came out to discuss the issue and informed me the warranty is 1 year for crack or settling. Clearly this was a poor quality job with no foundation before the concrete was poured.

      Dear BBB,

We appreciate the opportunity to address the concerns regarding the condition of the clients driveway and sincerely apologize for any inconvenience they may be experiencing.

After coming onsite yesterday and reviewing the driveway and surrounding area thoroughly, unfortunately, the issues fall outside the scope of our warranty coverage. Our warranty explicitly covers manufacturing defects and workmanship-related concerns. Unfortunately, ground shifting is not within our control and is not covered under the terms of our warranty. Ground shifting is a natural occurrence that can impact various structures over time. As such, it is not something that we can predict or prevent, and it falls beyond the limits of our warranty coverage.

Once again, we apologize for any inconvenience this may have caused. Customer satisfaction is of the utmost importance to us, and we appreciate the understanding of the limitations outlined in our warranty policy.

      Thank you,

      Allied Outdoor Solutions

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.

I had half my driveway ***laced yesterday with another contractor.  When removing the driveway, the contractor asked me to come outside to view the condition of the rebar that was placed directly onto the **** with no dialing into the sidewalk.  "Crazy" is what they said of the job that was done.
The *** from Allied Outdoor Solutions came out and first words said this is not a free ***lacement.  Then tried to come up with every possible reason why the driveway settled, even comparing to a sidewalk 25 years old and pointed out the 1 year workmanship warranty so again no responsibility. While the workmanship may have been completed, I asked if a base would have been used and the response was that's not an industry standard.
If the quality of this work only lasts 7 years, then they should not be ***airing driveways.  The company I used yesterday put in a base, dialed in the rebar to the sidewalk and made sure the rebar was inside the concrete.
      3 issues
      1. Job not dialed in.
      2. No base used.
      3. Rebar was placed directly onto the ****.
I have pictures of the removal which shows the poor rebar placement and the number of my contractor who can provide additional details but clearly this company should not be ***lacing driveways in *********** with an inferior quality job and then hide behind a one-year workmanship warranty.
      Respectfully

      BBB,

We appreciate you taking the time to facilitate. We sincerely apologize for any inconvenience the client may have experienced, and we want to assure you that we take customer feedback seriously.

After a thorough review of this case, we would like to provide clarification on the points raised.

Firstly, regarding the warranty coverage, we understand your frustration with the situation. It's important to note that our warranty extends for up to 1 year. However, we recognize that you reached out to us seven years later, and we regret any inconvenience this may have caused.

Secondly, we acknowledge your concern about the rebar placement, as depicted in the provided pictures. While we understand that the rebar may appear lower than expected, it's crucial to emphasize that the rebar's primary purpose is to address potential cracks. Our expert analysis indicates that the rebar's positioning, though aesthetically different, did not contribute to any structural issues or shifting. Rest assured, it did not compromise the integrity of the driveway.

Lastly, we understand the observed shifting is attributed to ground movement. We sympathize with the challenges it presents, and the foundation, constructed in accordance with industry standards, is designed to withstand normal ground variations. Unfortunately, any observed shifting is a result of external factors beyond the initial construction, and we cannot control or predict such natural occurrences.

If you have any further questions or if there's anything specific you would like us to address, please don't hesitate to reach out directly to our office. Thank you for your understanding, and we appreciate the opportunity to address your concerns.

      Sincerely,

      Allied Outdoor Solutions

I absolutely do not consider this issue closed.

Allied just poured concrete onto ***** Rebar was just laid onto ***** no base and not dialed in.  When my new contractor removed the old driveway it came out easily.  They made a point to bring me out and show me, pictures included in this e-mail. My neighbors had the same job done and no issues with their driveways 7 years later. I need a driveway replaced that will last.  Allied first words was this is not a free replacement.  So they have followed the process by responding back to the BBB but at the end of the day they don't take ownership for an inadequate job that does not last.

So I have paid to have my driveway replaced again but this time I am confident with what and how the new company provided.

      BBB,

After the onsite inspection and after reviewing the photos that were sent to us after demolition of the slab we installed, we agree that the rebar mat in the slab was essentially installed on the ground under the slab instead of at mid height of the slab, like we would have intended.  That rebar is intended to reduce shrinkage cracking and to provide flexural strength for the weight of car tires and minor ground movement, but the slabs did not show any excessive shrinkage cracking or mechanical stress cracks due to the improper installation of the rebar mat, so while we agree the mat was not ideally installed, it did not seem to cause any failure.  Since that rebar mat was never intended to prevent settlment of the slabs, it was not the cause of the present issues.

While we cannot be certain, based on our visual inspection before the slab was torn out, we think that the dowels we installed between the approach and our new slab corroded and broke over time.  Looking at neighboring driveways, they show quite a bit of movement as well, indicating this neighborhood is built on expansive ****s.  The depth of the **** ***** is unknown, but may be tens of feet deep.  The standards of local cities do not suggest removing large volumes of this **** because it may be so deep that removing a few inches, or maybe even a foot, may have an inconsequential impact on the movement of the **** ************** So, as a general rule, it is cost prohibitive for homeowners and contractors to preemptively remove large volumes of **** and to backfill with stable material when the effect will be unknown and likely very little help.

The dowels and rebar in residential slabs are not intended to make the driveway a bridge over large voids.  When the substrate shrinks and swells seasonally, the substrate can fall away from the slab.  This causes stress on the dowels between the approach and the 4" slabs.  It also allows water to flow under the slab and around the rebar which can cause accelerated corrosion.  That is what we think happened in this case.

Our contracted warranty on concrete flatwork is one year.  We do sometimes choose to extend this warranty in cases where we feel that our installation methods did not meet industry standards and were the cause of premature failure.  In this case, while we agree the rebar mat was not ideally installed, we do not believe it was the cause of the settling between the driveway and the approach.  This project was complete more than seven years ago putting it well beyond what we would consider a reasonable timeframe for warranty replacement.

      Thank you,

      Allied Outdoor Solutions

The company does not provide a product that can withstand time.  This was my opinion which was then validated by the company who replaced the driveway.  The purpose was to advise about poor quality work.  If you want to close the issue go ahead.  It's a shame a company can get away with this.

Allied installed our deck less than a month ago and there is a 6 foot crack in the middle of it. They have said there is a no escalation policy. We will see if they do the right thing and correct this. There is no way we should have to pay for this when it was installed a month ago.

Contracted with AOS for backyard facelift with completion of project October 2021 - hardscaping overlay of Carvestone product for large surface area, refacing crumbling common wall, removal of large boulder from upper patio to extend step. Refaced front sidewalk. Garage floor epoxy.

      Price = ~ $35K

      Problem:
Carvestone has been: cracking, splitting, pitting, chipping, staining/discoloring/fading. Large crack on the new extended step. Small chunk’s of concrete pulling out. Mastic used between slabs is pulling up in several areas. Several areas of gray Mastic turning black. Pool coping is cracking, area around pool aerator has no finish on it. Several areas of stain on pre-existing pebble tek. When it rains, there is a “spider-like” cracking appearance that lasts for weeks. I was told this was normal and would eventually stop doing this. It has not.

Foundation of wall that was repaired is now beginning to crumble.

Garage: contractor did not seal cabinets with plastic; when the grinding was done, it completely covered all the insides of the cabinets with a thick layer of fine dust requiring the hiring of a company to clean it at a cost of $350+. This did not include cleaning of the inside/contents of the many Christmas storage containers out there. In addition, the epoxy itself has different shading/coloration. AOS tells me it is from the lighting at different times of the day. Not the case. Clearly areas have an uneven/inconsistent application of the product. The area under the refrigerator was not done at all.

This has been an ongoing concern that I have expressed verbally several times. I have been trying to get this resolved. The company has not had good follow up. The tech did come out in late January, pressure washed the entire area in prep for repair. He indicated he would call to schedule service in a few days after allowing area time to dry. Appointment was scheduled - no show no call back. Furniture was left all askew on the patio.

At this point I am not trusting AOS to repair/finish/complete the project in a satisfactory manner. This was a lot of money, for the end result. Whether it is a poor product for this environment, or the application, or both this is unsatisfactory to me. And I think a sizable refund is in order.

I uploaded several photos, but not sure they stayed when I saved to continue later. I have numerous photos I can provide if they did not load

We’re sorry to read of their frustrations and certainly wanting to get back on the same page. We’ve scheduled a meeting with a member of our leadership team at our client’s home on Friday, March 3rd. The goal of this meeting will be to discover a path forward and agree on a resolution. From there, we’re confident we’ll resolve things quickly.

Contracted with Allied Outdoor Solutions for Carvestone patio work Januaary 2021. Work was completed March 2021. March 2022 color had faded and concrete was showing. Also, pitted areas with small black dots began to appear. I contacted Allied Outdoor Solutions and was told someone named Jesse would inspect my patio. I and was informed by Jesse that I needed to reseal the work. When I reminded Jesse that it had only been one year since work was completed and my paperwork indicated I should not have to reseal for 2 years. His response was that document was no guarantee. Jesse said he would report the information to his Supervisor, Sergio ******.
Time passed with no resolution and no response from Sergio. and I then contacted the sales representative, Chris ********. Chris said he would contact Sergio and see what could be done. By May 2022, I had not been contacted by anyone and reached out to Chris ******** again. June 27, 2022 I again texted Chris ******** because I had not been contacted by anyone from Allied Outdoor Solutions. Shortly after the June text, Jesse called to say there was nothing the company was going to do and the reason it had faded was because my patio and pool area was in the sun. That was a ridiculous statement.
The total cost for work on my patio was $11,584 and it is substandard work.

      BBB,

      We welcome the opportunity
to resolve any issues while honoring our contract between the client and
Allied. After our team inspected the surface, we came to a conclusion that the
Carvestone was experiencing normal color fading due to heavy sun exposure. Our
team member reached out to the client to let her know the solution would be to
reseal the Carvestone patio and pool deck area. Unfortunately, the client did
not accept that solution. To provide a bit more insight on our resealing
process, our Carvestone product does require a reseal every 2 years. At that
point, the client has the option for Allied to reseal it, or for the client to
reseal it themselves. Many of our reseals include (if they choose to have
Allied complete it) warrantied items, general repairs, the reseal itself, and
lastly, color touch ups. After the reseal, the surface will look brand new once
complete. As always, we are happy to walk the client through the reseal process
again over the phone or in person.

We will keep the BBB updated as necessary and helpful.

      Regards,

This did not address the pitted, black spots that appeared in the Carvestone. I disagree that this is normal fading because I had allied outdoor solutions Carvestone at my previous home in New Ulm, Texas and color never faded to degree that you could see white concrete. Patio and pool in New Ulm home were also in direct sunlight.
