      i am asking on other community members to see how many people have the same problem to see if we are being scammed by Texas Star. I mailed in my payment and a month later they finally cash the check. I called in numerous times to see what is taking so long and they say it could be a delay in mailing. Finally a month later the check finally clears in January. Then in March i get in the mail a fee for $30.00. $20 for late fee and $10 for collection. I leave a message inquiring about this and the practically says it's your responsibility to get payment on time. Well I called their office twice inquiring about this and not once did they offer to take payment over the phone or tell me about late fee if I did not get it in on time. I did my part and called and asked why it has cleared and they said it could be delay in the mail and then they charge me a late fee and said it's our fault because postal service (or possibly sitting on someone's desk) is not their responsibility. Alright, I can understand that, but I called twice and not once did they offer to take payment so it would not be delinquent. If any members have had issues with this please post on here to see if they are scamming us.

      Texas Star receives payments thru a lockbox system. I have a letter from the bank explaining that Texas Star cannot manipulate how payments are posted. This homeowner did in fact call our office but not until after the late and collection fee were added. We have subsequently removed those as we received a copy of the envelope from the lockbox that showed the date the letter was postmarked. As for making a payment over the phone, that was not an option as her payment posted on 1/22/25 and she made her initial call on 1/23/25. If the owner would like a copy of the letter from the bank explaining the process, she may reach out to me at ************************************** and I will provide it for her.

      Id give them zero if I could! We have often wondered where our *************** go. We have no pool, no amenity center and not much to show for the $200+ annual dues we pay. This company spends an exorbitant amount of money on postage where they send a letter out as well as a certified letter to arrive the same day! They also claim to pay a lot for landscaping and holiday decorating weve had xeriscaping at the entrance of our neighborhood for years and they recycle decorating items from year to year. If you are looking for a community management company for your ***************** clear of this one!!! They are awful!!!

      Ms. ******** should review the budget and financials for the association. They are posted monthly on *********. Texas Star does not make the decision on how to spend the money for the **** the Board of Directors for ******************************* does. Postage is spent for collection of assessments, violation letters, annual meeting notices and statement notices. Administrative expenses which include postage, social events, and other fees is only 11% of their budget. The largest part of their budget is professional fees a great deal of which is legal fees due to trying to collect past due assessments. This also includes management fees, legal fees for other items, and tax preparation. The 2nd highest amount is Maintenance and repairs which includes maintenance of common areas including landscaping, monument and irrigation, repair and maintenance of the playground and park and holiday decorations. Holiday Decorations are installed by a 3rd party vendor and the association does not keep or save and reuse Christmas decorations. These are purchased and installed as part of that contract. There is also utilities to pay as well as insurance for the association. Unfortunately, Ms. ****** has had a long history of violations with the association and as such stays upset. We do not make the rules for the association, we simply enforce what is in their governing documents and at the board's instruction. As far as their assessments, since 2008 their assessments have only increased a total of $38 dollars over 16 years. This has barely covered cost of living increases and are lower than most associations of this size with these obligations.

      Texas Star has served our community for just over 1 year.So far, they do not know how to educate the *** board on basic duties.All of our community sidewalks are full of mud and they let the maintenance contracts expire, so we are unable to use our community paths. They do not maintain our common areas.
