      Thunder Ridge *** signed a contract with Main Street *** beginning 6/1/23 which we terminated on 7/31/24. The following are issues that I have emailed multiple times about with no response from the company. 1. On 5/7/23, I have an email from ****** (manager) stating that Main St. would "not begin with fees, etc. until June 1st (effective date of termination of your previous management contract)". However, the *** was charged 1/2 May as well as the portal fee ($220 + $50). I have emailed ****** about this (with a screenshot of her email), and she does not stand by her word on her email.2. *************************** closed in August of 2023. Ellis County Title was informed by Main St. that the homeowner was $100 short on the capital contribution. ************** Title issued a check in the amount of $100 on 11/7/23 to cover the loss. However, the customer's account was never updated to reflect the payment, and as far as we can tell, the $100 was never deposited in the Thunder Ridge *** account.3. In June 2024, Main St. paid themselves $225 for a house that closed (**************) that they were not involved with on the closing. I have emailed them that this needs to be refunded.4. From 1/10/24-1/20/24, they paid themselves $93.75 for several things including a budget which was never provided to us.5. On 2/5/24, we let Main St. know of a homeowner who was in violation of the deed restrictions. (They are supposed to check twice a month for violations. If this was ever done, I am unaware. We asked for a log of visits and violations in February but were never provided one.) Instead of checking the violation on one of their two trips, they paid themselves $250 on 2/9/24 to check the violation. This should have been part of their $440 monthly fee they are paid. 6. On 8/26/23, they paid themselves $125 extra for violation inspection and to send out notices of past due accounts. Why is that not included in their $440 monthly fees?
