    Will not fix homes when previous homes are sold and original owner buys a warranty for them not cool

    Buyer beware!!! Wish I could do zero stars I have been with Equity Home Warrenty since 2018 when I purchased my house to do a non-profit sober living home in. They did an average at best job but it did give me some piece of mind having a home Warrenty. In 2020 we started having issues with our air conditioner unit. I had them out SEVERAL times and they would just put a band aid over a shotgun wound. Each time I would pay the fee to have someone out and additional costs normally. Until recently when I had a gentleman come out and say we need some fairly expensive repairs done to the unit. They denied all the claims. So I contacted them to see if there was a path forward in actually fixing the problem. When I called I spoke to a nice young lady, and in conversation like I always do let her know we are a non-profit sober living home so Id like to make sure the guys are comfortable. She called back 5 mins later and explained (very kindly) that we were terminating my coverage because we run a business out of the residence. Im not saying thats untrue, what Im saying is I live in a different state and 100% of the time say its a sober living home so I need to check when I can have someone there. Conveniently, now that there are some major repairs needed they terminate the policy. I asked about a prorated amount paid back to me and the reason they will not do that is because they have already paid $850 (email from them included below). This was all done on the ** and its worse at this point. We are canceling the warranty as your property does not qualify for coverage. We were never aware of the business that was being ran out of property this information was not disclosed to our company until 10-5-23.There will be no refund/ pro-rated rate as you paid $700 for the warranty on 11-20-22 you have 41 days left and we have spent over $850.There are many options out there, do not go with Equity Home Warrenty.

    Don't Waste Your Money!I recently purchased a 3 year old home and the Seller purchased a home warranty for me as part of the deal. Equity Home Warranty. After living in the home for a few months one of my garage door openers was not working. I called the manufacture to see what they thought. They guessed it could be a module that *** have gone bad. I called Equity Home Warranty LLC to start a claim. I was immediately told it would not be covered. I had someone come out to fix it and it was a different part that had gone bad. I paid over $300 for the fix. I tried tp submit a claim but then was told that if I wanted it fixed it had to go through them in the first place which is what I tried to do.. So far I haven't read a good review about them. DON'T WASTE YOUR MONEY!!! and if the BBB has any say I can't imagine why they would have an A+ rating. A+ at not paying claims.

    Are they friendly, yes. Do they try and weasel their way out of covering stuff, yes. Not very impressed by these guys and being in the real estate business I'll send my business and referrals somewhere else. My washer started having a timing issue.. halfway through a regular cycle it gets stuck and keeps cycling water through. I called Equity so I could have someone come out and look at it. I mentioned that it was a stackable unit and was told that their contract says that they don't service those types of washers. I looked at their contract and it mentions that they do not service "All-in-One" wash/dry units. I called them back thinking that maybe she misunderstood me.. the unit I have is not an All-in-One where it both washes and drys the clothes. She told me that because there are quotation marks around the "All-in-One" that it also means stackable. We went back and forth for a little bit because I do not believe that it is right to bend the contract to your needs. My washer and dryer can be considered a combination unit however, an All-in-One is a type of washer and dryer that you put your clothes in and it both washes and dries them before you pull your clothes out. She proceeded to tell me that they can't cover it because if the washer is bad then they can't purchase a new washer and dryer because they are a combo. I get where she is coming from but the contract isn't excluding my washer, it is excluding All-in-One's. I don't expect them to buy me a whole new combination unit if the washer is bad, but I at least expected them to fix the washer if reasonable and if not cash me out with something to go towards another unit. To me is wrong and manipulating the contract to avoid covering the repair of my washer. Unfortunately, I will not renew or suggest them to anyone in the future.

    We have had 3 claims with them since we moved into our home last June. The first one was because the oven quit working due to faulty oven door hinges. It was denied because they said it wasn't covered as it wasn't part of the control circuitry. I told them it was because the door must remain closed to enable the control circuit to work. Claim denied. Control relay on the boiler went out and it wasn't covered but they sent out a so called tech from a well known local plumbing company that they use. He spent 2 hrs on the phone talking to someone about the problem. The so called "tech" turned out to be one of the sales people in the office and not a technician at all. He finally isolated the problem and told me the the main relay that controls the fire to the boiler was bad. He said it was a $1000 relay and it was going to be $700 to replace it as the whole system had to be drained. Home warranty said that because it was so expensive that they would cover $1000 of it even though they didn't have to I got online and found the relay for $300 at a local plumbing supplier. It arrived and I installed it in 20 min. and nothing had to be drained! I contacted Equity home warranty and told them they that they and myself were getting shafted by the plumbing company. I told them what I had done and they sent me the $300 plus the $65 for the service call and said they wouldn't use that company again. I had saved them $635! Third time the water heater went out when I was out of town and my wife had to handle it. New water heater installed was $4000!! I was shocked to say the least. Home Equity said they would only cover $1000 of it because it was so expensive and they also said that they didn't have to cover it at all because it was part of the boiler. They seem to have an exclusion for everything . I looked up the hot water heater cost online and it cost $1500 new, so they charged me $2500 to install it. Both of these companies seem to scratch each others back don't use them.

    UNPROFESSIONAL AND RUDE! Recently purchased a home to which my realtor recommended this company for our home warranty. Called them after living in the home for a few months to arrange some work on my AC and furnace. The contractor told me to call ***, one of the owners, to discuss my options and that she was expecting my call. When I called, I was told very abruptly that she didnt need/want to talk to me because she already spoke to the contractor and that they are designating both my units as having pre-existing conditions and nothing was going to be covered. I asked how this could be when I did everything I was supposed to by getting my home inspected and appraised. She then told me that anyone could be an inspector and it takes zero experience to be one. She even said her 18 year old son could be one tomorrow. I asked if they would at least cover some of the cost and was told no they are not responsible. The discussion quickly became heated and *************** up on me during the conversation. When my realtor reached out to a different owner, they said that all they could do is refund the $500 for the warranty and no one in their office was allowed to speak to me. I guess something is better than nothing?

    Not impressed Had a hot water leak and flood my basement on a Friday afternoon apparently its not a emergency to have someone come out and look at it have to wait until Monday and thats for someone to schedule appointment. Not good business practices for warrantys
