      Me and my fiancé and our two children rented a house in Denver at **** ***** ********* **. back in September 24. And right away we notice those bunch of stuff wrong with the home that we notify the management company about. They pretty much our situation is that we ask questions about arguments. For instance, the walls were still dirty from the last tenants that moved out. He made a comment that we need new walls installed into the home. We never wanted anything new we just wanted to move into a clean home. After that, we proceeded to let them know that there’s not a hood system in the kitchen for over the stove and the oven . Chris told us who is the management of the house stated that as long as there is windows in the kitchen, you don’t have to have a hood system in the kitchen. We’ve only been able to open one window once since we moved in in September. It is now February. 20th and we haven’t been able to open no window in that kitchen. From all the condensation from cooking an oven and on top of the stove those two windows are covered in condensation. Which has made the windows stuck to the point you can’t open them at all, I’ve notified management of that and they said they will fix the problem and get us a fan for the window that was two months ago. From all the condensation and moisture coming from the oven and on top of the stove when we cook, there’s mold, growing on one of the windows that we haven’t been able to open at all . I contacted the management company and told them all this on the phone. She replied by telling me that I need to put in a work order before any of that gets taken care of as soon as I hung up the phone with her on Saturday I put in the work order , no one has come to the house to look at the mold to do anything at all. I sent them pictures of the windows and of the mold and I was just told that maintenance will get to us when they can. I have two daughters staying in the home with me , one is three months old and the other one is 11 years old that is autistic. My fiancé is highly allergic to mold, and has severe allergies. That is some thing that we notify them of when we first moved in. I’ve contacted Denver health department and I’ve called 211 and 411 and I haven’t got any resolution to this situation

      Property Alliance, Inc’s Response to ******* *. *****’s BBB Complaint

      ***** and *******’s applications were approved and were offered a two-year rent-controlled lease below the advertised rental rate.

      At approximately 10:00 a.m., Saturday October 27, 2023, PA’s property manager met ***** and ******* at the home to finalize the move in. At that time, ***** and ******* expressed displeasure with the uncleanliness of certain areas of the home. PA offered to void the lease and the return funds, but ***** and ******* declined. PA, however, was able to have its cleaning vendor at the property within 2 hours with the instruction to clean the home to the satisfaction of ***** and *******, at no cost to tenants. Also, on the day of move-in, ***** and ******* inspected all the windows and identified one in the living room that was not totally sealed. PA had the window repaired the next day, Sunday morning. No other windows were identified as having any issues.

      ***** and ******* submitted work orders for the kitchen windows February 17, 2023, three days before their BBB complaint. When the property was shown to ***** and *******, the size and layout of the kitchen was discussed, Mr. ***** stated he was a cook and said, “he could make it work”. Tenants have resided in the home for more than four months, admittedly cooking and creating a condensation issue in the kitchen while watching the windows become inoperable and dirty. Tenants did not clean the windows when noticing they were getting dirty, nor did they immediately report to maintenance that the windows were becoming inoperable. In essence, tenants created the condition they are now complaining about.

      The home was inspected November 30, 2023, for the Denver rental License requirements and no kitchen issues were visible or identified by tenants, maintenance, or the third-party inspection company. There have been seven work orders submitted by tenants since their move in and all have been completed except for the three dated 2-17-24, that are the subject of this complaint. PA’s maintenance started repairs on these work orders 2-22-24 and they are in process.

      Over the last two years this home has had approximately $30,000 in maintenance repairs, renovations and upgrades from new roof, new flooring, new paint, new sewer lines, landscaping, enclosed porch brick and concrete sealing and epoxying, and minor plumbing and electrical fixture repairs and replacements.

      Property Alliance requests that BBB accepts this response to tenants’ complaint and after review of the above submission considers PA’s efforts were reasonable and satisfactory in response to tenants’ maintenance requests.
