      We recently purchased a vacant lot with a plan to share it with our daughter. The lot was listed by a licensed broker and we used a Realtor to represent us as well. We went through a typical escrow and Real Advantage title insurance company was chosen to cover the title. At the close of escrow, we were sued for "quite title" and completely abandoned by Real Advantage Title insurance company. In my opinion; if you see "ratic" in your escrow documents, it’s a red flag.

      On 11/24/23 at 9:30am I closed the sale of my home with my realtor at the business named (RAT) with Shanae W****. She told me the proceeds would be wired that afternoon. At approximately 4:00pm, I received a text from Melanie at RAT stating that the funds had been wired. The next morning, after reviewing my account at my bank (ZFNB), I noticed the wire had not been received. The bank officer called the bank wire department and was told that NO wire had been received. After calling my realtor, I contacted RAT and was told by Melanie that she had made a mistake and the wire had never been sent. She told me that she had been off for a week and no one from RAT had followed through with a title discrepancy. She even asked me if I could assist with a name at ZFNB to see if she couldn't get the problem corrected. She agreed that the wire hadn't been sent, even though she unethically sent me a text stating that the wire had been sent. In other words, she lied knowingly telling me the funds had been sent, knowing full well that they had not been. Ultimately, they released funds later on Tuesday afternoon released funds when Imentioned that I would get an attorney involved. How a title company can operate without ethics is beyond me. To lie telling me the funds had been wired and then NOT sending the wire is unethical and I feel this company should be fined or at the very least have Melanie fired for knowingly sending out correspondence that she knew to be false.
