I am having my second issue with this company. The first involved supplemental property tax bills, which eventually PRMI did pay and they paid for my late fees because of their incompetence. Now, I am dealing with them not making my payment high enough to account for all property taxes in the escrow account. They are not taking my supplemental property taxes into account for their escrow analysis, and refuse to do so. This year I will be short almost $4,000 in escrow and Ive brought it to their attention and asked them to change my payment to reflect what should be needed to cover all property taxes. They refuse. I called the county assessor, like PRMI asked me to, and they confirmed that my calculations for the property taxes were correct and PRMI should adjust accordingly. They dont send estimates out ahead of the bills though, so my payments will be screwed up all year.

Let me begin by saying, I have bought and sold many homes. In April, I found a home in a location I absolutely loved! I submitted an offer which was quickly accepted. The offer was above asking price and I was putting a full 20% down. My realtor recommended PRMI so I immediately began the loan process which in the beginning went very well. After the first ten days or so, the loan advisor we were working with left PRMI suddenly. No explanation. Just gone. This should have been my first red flag. But I really wanted this home and I was assured by PRMI that things would continue to progress smoothly and closing would be on time. Approximately ten days before the closing, I was told I would need to put 25% down and that the condo association would need to provide documents showing adequate reserves. I pushed back on the 25% down as this is the first I was hearing this. At this point, things started falling apart. I was told by PRMI that the condo association was not showing adequate reserves. This was surprising as several other units had recently been sold in the building. My original closing date was rescheduled due to PRMI reporting they were unable to obtain the needed documents from the professionally run ***. I reached out to the *** and literally emailed everyone on staff there to please provide the requested documents. I also begged for assistance from my realtor. He was passive and inexperienced. After several days of back and forth between the ***, realtor, and PRMI it became clear the deal was going to fall through, in my opinion because of the poor communication amongst all of the professionals involved Quite honestly, I still have no idea what really happened. I am a well qualified buyer with impeccable credit. It is noteworthy that another offer on the property was made by another buyer within days of the deal falling through for me. The condo was sold and closed on last week Im guessing without PRMI. I suggest staying far away from PRMI!
