      If you are looking for a ************************ to collect your rents and let you know when repairs are needed, go with Ledingham Properties. But, if you want a property manager to actually care about the integrity with which your Property is maintained, find another company!Here are some of the surprises I found out AFTER my tenant moved out:-His roommate had died of a drug overdose in my Condo! (They didnt even tell me-ever!) It is likely I would have not renewed the lease if I had known what was going on in my Condo!-My floor-to-ceiling mirrors had been shattered! And, it was obvious something or someone had been thrown at the mirrors! (Had I known, I would have rethought renewing the lease!)-The kitchen cabinets had been repainted different colors and done like a 10 year old had done so! Keep in mind, per my lease, all alterations to the property had to approved by me! (Had I known about this, I would have NOT renewed the lease!)-A hole the size of a human being had been self-repaired which left the living room wall crooked. When I found out, again AFTER the tenant had moved out, I was told by **********************, Its okay, a new tenant will never notice the wall is crooked. HmmmmI certainly noticed and so would a potential buyer!- 4 foot long cracks were coming down from the ceiling left from the Utah 2020 earthquake. Obviously, since I am seeing these cracks in the Fall of 2023, LEDINGHAM PROPERTIES HAD NEVER EVEN WALKED THROUGH THE ***** SINCE BEFORE 2020!Are not Property Managers required by State Law to regularly do walk-throughs? Asleep at the wheel? Or, just not caring enough to check?Adding to my devastation and shock at finding the condition of my property AT THE END of the lease, when it came time for Ledingham Properties to do the necessary repairs and take responsibility for their mismanagement, Matt ********************** immediately cancelled my agreement that very month!I choose ******************* companies very carefully now!

      By far the worst experience weve had renting from a property manager. Unresponsive, incapable, and incompetent. Their outdated website is telling, but the number of bad reviews online that talk about their predatory practices should be reviewed before ever considering renting with them. Their lease agreements are written to avoid any liability when they fail to do their jobs. They have to be managed, rather than manage as expected.

      The tenant rented a house from us for almost 4 years, and he chose to renew the lease each year. He has commented numerous times that we were great to work with, that he loved living in the home. The house has had flooding issues, and we have done everything we can to fix it while he remained in the house. At this point we have asked him to move out so we can take on more major repairs that could not be made while the home was occupied, and he is just upset about that. We are only doing what we need to in order to protect the house, the owner of the property, and ultimately our tenants.As for being "predatory", we have credited part of his rent, credited a high amount of late fees and agreed to return the majority of his security deposit except for the past due rent he owes. We have gone above and beyond what is required by the lease, and have been more than fair with our treatment of this tenant.
