    Will cheat you out of your deposit. Very poor at communicating with, unless they need something from you. Wont answer phone calls, texts, or emails unless you threaten legal action. They will say one thing and do another. I was promised a reimbursement that they have yet to deliver on. They dont care about their tenants. I had a wasps next right outside my door for over a month that they deemed a non emergency. Overall a terrible experience and its incredibly frustrating to work with them.

    **** is absolutely horrible. You can find my review on ******* Unfortunately couldnt add more that needed to be said. Took us almost 4000$ to move in with all the fees for a 950$ rental property because of criminal background and us being first time renters. Raised the rent with no reasoning behind it ever. I only ever got to use our stove maybe twice out of the TWO YEARS we lived in the unit. They replaced it one time and still had issues and never worked. If I kept it on for longer than ***************************************** the house and start making a weird noise. Came out of pocket to have someone look at it ourselves and they said it should be replaced its dangerous and they never fixed it, so we never used it. The foundation to the unit was completely **** near BROKEN. If we had another earthquake or something that house wouldve collapsed on my family and I and killed us. There was a HORRIBLE ant infestation to all their units on the block that they never fixed and blamed all of us tenants for. Charged 400$ for a toilet problem we kept having and said it was our fault when it was tree roots grown into the pipes. We had to install our OWN fire alarms because the ones they had didnt work. (Wasnt the batteries were dead, the alarms were literally faulty and did NOT work). They complained anytime anything needed to be fixed but the home was NOT livable and BARWLY passed inspections ever. Best I could do was keep it clean and inspectioners always complimented that but than would tell me all the horrible things about the home and would say how is this fully legal when this is barely up to code. Lived in a bad area full of addicts, our door was kicked in one night while we were gone but home wasnt robbed, they never came to fix door but when we moved tried to fine us for it. These are your perfect definition of SLUMLORDS! Do NOT rent from urban valley unless you want problems and to go completely broke.
