Shad Smith was the contractor on our home and I do not understand how this business could possibly have an A+ rating! There were SOOOOO many problems with the construction, including things that the county inspector said were done after he had done his inspections. Some of the issues that we have had include: Framing that was not acceptable (rafters not aligning with the structural walls, exterior walls that are not in line). Being charged $1,600 for "multi-stage paint" because of the extra prep and clean up involved, but it was VERY obvious that the prep was negligible and the clean up non-existent. Much of the flooring (LVP) was not installed correctly and is not locked together and coming undone after only two years. Exterior siding improperly installed. Main floors not level. Walls out of plumb. Electrical switches, outlets and fixtures not installed according to building codes. Ceiling fans improperly wired (two switches in double gang box, but each switch did not control separate functions). Electrical devices shown on floor plan omitted. Concrete work that has failed in less than one year. Poorly painted surfaces, including trim and doors. Drywall corners and screws that seem to be failing. Many trim pieces not installed, or secured when installed. Plumbing that is unsatisfactorily installed. Some electrical connections left undone (220v dryer outlet). Much door hardware and screens not installed. Many parts of the house were not covered by house wrap (discovered when having the siding redone). Exterior concrete steps poorly poured (step heights varied from side to side). Miscut granite countertops. Multiple doors out of plumb causing them to open without help. Stairs from the garage were collapsing. Garage door attachment to house were pulling out from the wall.
Everything note has been photographically documented.
