      On 6/26/2024, I paid a deposit in the amount of ******* for delivery of an as built shed by Capitol Sheds. I am filing this BBB complaint because the company failed to perform a comprehensive on-site evaluation to assess the feasibility of delivering a pre-constructed shed to the property. Consequently, no physical survey was conducted to verify the accessibility, space constraints, or potential obstacles that might affect the successful delivery and installation of the shed. I cancelled the order after receiving written confirmation from a company employee that an on-site inspection was never conducted. This was contrary to the terms of my signed contract, which explicitly stated that a physical on-site inspection would be performed to assess the property before delivering the pre-built shed. The company is insisting on imposing a 20% restocking fee and is adamantly refusing to refund the entire deposit amount that I paid for a custom-built shed. This shed was never delivered to my property, and, furthermore, no on-site inspection was conducted as initially agreed upon. Despite the fact that the shed was never delivered, the company is holding on to a portion of my deposit. In essence, they are unwilling to return 100% of my deposit, which I find to be entirely unreasonable and unacceptable under these circumstances. In short, I want Capitol Shed to immediately refund the entire deposit amount, $*******.

      Please see the attached signed contract and delivery instructions. Unfortunately, ******************* is not being truthful in her statements. As you can clearly see, there are no statements on our paperwork that a site assessment would be performed. It clearly states on the Delivery Terms Acknowledgement form that we require at least 2 feet on either side of the shed for delivery. She not only signed this form, but also initialed beside this statement. She purchased a 10 foot wide shed and only had 8 feet of clearance instead of the 14 feet that is required. After seeing her site pictures that were emailed, it was obvious there was not enough room. When a customer purchases an in stock shed, it is then taken off the market and therefore we have to tell other customers it is not for sale when they look at it. Accordingly, we have a restocking fee that is applied when a customer cancels. See item number 8 on our contract.

      It is worth noting ******************* was offered to have the shed built on site and that we would apply her deposit towards that cost. She declined to have this done.

      In the spirit of compromise, we can reduce the restocking fee to $500 if agreed upon.

      I am unable to locate the signed document requesting a site inspection, as I believed it was included in the contract.  My point is, a site inspection was never conducted,which is crucial for knowing if
      "Due to the opening being too small to fit a building through, we are unable to deliver it fully built and must build it on site."

      How did Capital Sheds determine a build on site was required when the company did no shed site inspection? Im trying to convey that no one from Capital Sheds looked over my property.

      BBB,
      Yes, I scheduled a site inspection offered by the Capital Sheds sales representative. I'm unsure and don't have documentation about paying the $95.00 fee, but a site inspection was scheduled. Capital Sheds scheduled my site inspection for Thursday, 27 June 2024, but never showed up.  

      Please see the attached voicemail communication from a Capital Sheds employee, "calling about that site inspection" and confirming "they can come out the afternoon of the 27th" to conduct my site inspection.

      A site inspection was not purchased. After reviewing the pictures, it was determined the one she purchased would not fit. Again, she declined to have us build one in her yard. We have provided all necessary documentation that supports our policy regarding this. The customer initialed and signed agreeing to these policies. This was VERY transparent. While we are sorry she is not agreeable to the lesser restocking fee, we are being quite generous as we are not required to lower the restocking fee at all. 

      I have answered all the questions and provided all documents relating to this. There will be no further communication from me regarding this matter. Thank you.

      I have reviewed the offer and/or response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      The company did not specify the amount of the reduced restock fee.  More importantly, a site inspection was discussed, offered, and scheduled by Capitol Sheds employee **** for June 27, 2024, at 4:00 pm. However, no one from the company showed up. I communicated this with ****, who later left a voicemail on June 28, 2024, stating, 'I guess they didnt do it but somebody did drive-by.'   It makes no sense.
