      Long and Foster allow their agents to forge a buyer's offer to terms the buyer refused to sign. I would not make an offer unless I had a 90% loan pre-approval letter to attach, which LF's agent helped me to get. However, my agent did not want the seller to see 'amount to finance 90%' so she changed it to say '80%', which I had refused to authorize.
      LF allows their agents to 'require' a 6% commission fee as a condition of submitting a buyer's offer. Twice I tried to offer 3% but was told that when using dual agency a buyer needed to offer 6%. As the dual agent LF knew they were being paid 2.4% by the seller and that I would be legally responsible for paying them the difference of 3.4%, or $9,000, for their 'professional services'
      LF allows their agents to give buyers a property disclosure form that does not comply with the law. My LF agent was looking over my shoulder as I signed each page and remained silent when she saw I didn't notice two questions were missing answers. The answer to both questions was 'yes,' and had I known of these defects I would not have made an offer.
      Finally, my LF 'found' square footage that was not built by the builder. (How fortunate that it added 3% to the list price, enough to cover the listing agent fee!!!) The sq footage 'found' was not included in teh CAD drawing provided by developer.
      My LF agent was provisional, or entry level, and by law needed supervision. But this was yet another law that LF doesn't care to follow. As you can tell from above my inexperienced agent was allowed to do whatever she wanted, including forging my offer, at great harm to myself. I would hire a performing circus monkey before hiring anyone representing Long and Foster.
