    EF1 tornado drops trees on my home and shed on 08/08/24 Spartan arrives on site on 08/09/24 for mitigation and a contract is signed for repairs Spartan cashes the 70% deposit of $8799.00 on October 10, 2024. First attempt at roof repairs begins Oct 24, 2024. See additional attached document for timeline . As of today 02/18/25 we are aware from ************************ Inspections that a permit was required for main house roof repairs and shed repairs given the Sqft of the shed. Spartan has still not filed for a permit for either building properly and has not responded to any correspondence since 02/12/25. Of note Spartan had a line item for tree work in the amount of $6804.70 on the original contract and I want to know what tree company gave them that price as I am also in dispute with ************** for their bill of ****** despite both companies being on my property on the morning of 08/09/24 and acknowledging a work relationship.

    Hello, 

    We are aware of these concerns and have been working with Mrs. ********* directly regarding her fathers property.  We have been in communication since 1/27/2025 (30 emails) since these concerns were presented. 

    Mrs. ********* is correct that there were some setbacks with the initial drawings and permits, and we have taken the responsibility for this and agreed to the plan moving forward to completion; but she is not correct that the permits have not been filed, she notes in the timeline that she attached that the permits were filed on January 31 and our attachments also show for this. 

    Unfortunately, at this time we are at a stand still between the architect and the county to get things back on track.  We have agreed to make the corrections already with Mrs. ********* and she requested that we return to the home once we have permits in hand to finish the project. 

    I have also attached the initial estimate that was sent to Mrs. ********* for the work in her fathers home, this will be subject to change once the final work is completed and this has been discussed with and agreed to with Mrs. **************** This shows that the charge for the tree has been removed from our estimate, this was per discussion with her home insurance claim adjuster, the claim adjuster is working with and paying that contractor out directly without our involvement. Due to the insurance paying and dealing with the tree company directly for that work, this portion of the complaint is invalid.

    I have reviewed the offer made by the business in reference to complaint ID ********, and find that this resolution would be satisfactory to me at this moment. I want to be clear that the attached engineering/architect drawings were available on September *******. The fact that is was not permitted at that time and it is now February 21, 2025 is unacceptable.  The attempts to repair the joists and trusses in October 2024 and November 2024 were not made to code per *************** and the engineering drawings were not relied upon. We will allow Spartan to move forward once the permit is on the premises. I am also questioning the reference to a possible billing change as to date I am the only one who has made concessions. On Spartan's own estimate the work was scheduled to be completed in 5-7 days. Today is day 196.  This is Spartan's third attempt at repairs. If the work is not completed in a timely fashion and/or is not up to code we will revisit this claim with the BBB.

    11-26-2024 I called a plumber because I wanted him to check the growing mold around my shower and the toilet in my master bedroom. Also, there was a leak that had developed which seeped through the floor into the ceiling on the main level. There was water damage on the ceiling above the doorway entryway. The plumber came and took a look at the mold. He cut a hole into the ceiling. Afterwards, he called Spartan. The supervisor for Spartan whose first name is ***** came. ***** came and he took pictures. He didnt ask any questions concerning if Im a tenant of the property or the owner. After he took pictures he left. Afterwards two hours later two other employees came to take pictures and samples to send to the lab. They said payment would be necessary to send the samples for testing. I pain $1,340 something for that. Three days later the lab sent me the results and everything was negative. Afterwards two other employees came. They ended up removing the title in the bathroom. Also, the vanity and the toilet are in the bathtub. The mold near the toilet was never looked at or repaired or the mold around the bathtub. Also, one of the employees made the hole in the ceiling bigger. They brought the absorption machines and they were left on for 3 days. This past Sunday, December 8th, 2024 two other employees came to pick up the machines. At the time of pickup thats when they decided to ask my status concerning ownership of the home. I havent received any other service or completion of the work. Upon my request asking for status for the rest of the work to be done thats when I was emailed an invoice. Theyre trying to charge me $2,600 and some change for the analysis process. Afterwards, they will bring in another crew to repair everything but theres no timeline, estimate of the cost, or even knowledge of who will finish the work. This process has felt predatory because it seems like no work was really completed.

    Thank you for the feedback but regarding your concerns on how you feel the process went.  Spartan does have some concerns regarding the facts on the concerns that were listed.

    On November 21, 2024 9:19AM Mrs. **** noted that Spartan did not ask who the homeowner of the property was, but we have recorded phone conversation and transcripts between Spartan and the homeowner that his question was asked during the initial call when we received the job and ******** confirmed that she was in fact the homeowner of the property, there would be no reason for each person coming out to ask that question after it had already been answered.

    On November 21, 2024 3:44:52 PM the initial estimate was sent to Mrs. **** for the recommended mitigation work, this included for the costs for the asbestos/lead testing.  We determined that this environmental testing was needed due to the age of the home, and this was discussed with Mrs. **** at the time of the initial inspection.

    On November 21, 2024 3:48:57 PM Mrs. **** agreed to the estimate and informed Spartan that she would like to move forward with paying for the service herself and would collect reimbursement for the insurance company for the work that is being completed.  

    As listed in the detailed estimate that was sent to ********* and approved by Mrs. ***** prior to the work starting; the environmental testing is shown as 6. Asbestos test fee - full service 1.00 EA 0.00 ****** 0.00 ****** survey - base fee 7. Asbestos test fee - full service 2.00 EA 0.00 ***** 0.00 ***** survey - per sample 8. Lead test fee - full service survey 3.00 EA 0.00 ***** 0.00 ******; the remaining amount of the estimate was for the mitigation work that was recommended to be done (removal of affected materials, cleaning/treating of affected areas, and placement of drying equipment in the areas affected by the water loss).  Spartan has photos on record to show the mitigation work that was performed per the scope of work that was agreed upon.

    Spartan would like to note a call what was made on December 2, 2024 at 2:35 PM when Mrs. **** informed Spartan that her insurance company will not be covering this loss. This conversation also discussed how Mrs. **** did not want to perform any work in the other bathroom at this time until the other bathroom is completed as to not be without a bathroom in her home.

    December ******* 9:22:34 AM  24-2152-WTR ***** ******** made final payment on 12/16 via QBO in the amount of #1,340.01 applied to invoice # ******W. PAID IN FULL.

    Spartan would like to strike to have this complaint removed as it is not believed to be a valid complaint against the company.  Claims made by Mrs. **** against Spartan not asking questions regarding ownership, the price of the job, not knowing what was being done, not knowing what was being charged for, and not completing any work are all proved to be false claims. This is proven through the recorded phone conversations (transcripts provided) and for not a completing any work in the home (before/after photos provided of the work that Spartan completed in the home).

    At this time, we will gladly part ways with Mrs. **** considering the balance paid in full; not offering any reimbursement for the money collected to date for the work that was already performed in her home.  Spartan feels it would be in both parties best interest for Mrs. **** to find another contractor to perform the repairs and any additional work in her home.

    This is the worst company to deal with. They hounded me during the incident of my house that occurred on May 2022 with tree damage. They gave assurances that job will be completed by October, then november, then December and we go on to next year. Finally, I was able to move in in April/May with half a** work and today marks 14th month after the incident and the poor service from ******************* and his team speaks a thousand words. I had sent Multiple emails to him with no response from him. Their contractors kept deficating in the house with no water. The entire work, if not micromanaged goes astray. They have managed to kept a good ****** Review through some means that is beyond me. I have asked them numerous times to clean up the driveway and hundreds of nails that we keep finding around the house. This was after the poor gutter guard installation and sidings that have still not been removed from around the house. Insulation has not even been installed above the kitchen area that was discovered during a home inspection that I had hired. I do not know what happens next, however because of them, I was forced to move at least 4 temporary accommodations due to them pushing deadlines, not once, not twice, but 5 times a week prior to completion. I am not even going to explain how much of personal/professional hardship this has caused myself and I am appalled by them with the baggage they bring with their name. See below a list of emails that is just 5% of my headache caused by Spartans:Ah yes, before I forget: They were moving me in to the house with no bathroom, and it will give you chills if I share the pictures.Fri, Mar 24 at 3:36 PM ***,I have not received a single response from your team in over 32 hours. After multiple calls and pushing it to *************************, I get an ill text message from **** , "Is there anything you need from me? I am out of office today?Who is there to assist? Your company has guaranteed myself moving back in within 6 days and the place is a complete sham and in ridiculous shape. Perhaps, 80% has already been paid out. I need to have someone from your team meet me on site within 24 hours or I continue to escalate this. The weekend excuses and no phone calls after 5 pm will not work.************ ************************* <*****************************>To:*********************************** Fri, Mar 24 at 3:36 PM ***,I have not received a single response from your team in over 32 hours. After multiple calls and pushing it to *************************, I get an ill text message from **** , "Is there anything you need from me? I am out of office today?Who is there to assist?     In response to the note from ****************:
    Thank you for the note, and we have received and successfully handled all issues brought up in the post below. **************** was able to successfully move back into his newly renovated home a few months ago and is happy to be back home. At Spartan we take this note and complaint very seriously, and handled quickly once issues were brought to our attention.Spartan did have a few hiccups and potential delays along the timeline of the project, but there was never any point where **************** went 48 hours without someone from Spartan communicating with him.

    In a project such as the one that **************** unfortunately faced, happened to be a massive ******-********** that went through the middle of his home and caused catastrophic structural damage to his home and deck. Our team helped the homeowner throughout the process; removal of the tree and *****, to doing an extensive board up through the evening until 3am to ensure no additional water got into the home and then we handled the rebuilding of his home. When dealing with a large claim such as this, there are multiple factors, not under the contractor's control that we deal with on each project (i.e., we waited 11 weeks for the adjusters engineer to finalize structural plans for county submission, retaining permits back from Prince ******* County once they had the structural plan took seven weeks due to county being overwhelmed with reviews from the same storm). Saying all of this does not take Spartan out of some of the delays in the project, such as long lead items for windows, delays in vinyl siding selection, cabinets, and appliances.Once Spartan knew we would be delayed in these areas we reached out to the homeowner to inform him and either he would let his adjuster know that we need a housing extension, or we reached out on our end. Unfortunately, this is not uncommon when working on such a large claim, as there are many factors outside of the contractor's control.

    **************** expressed his concerns to Spartan multiple times, and multiple times we handled each problem quickly and efficiently. However,Spartan does take accountability with our delays we realize there were some items we could have been more efficient with that *** have moved the homeowner back in a month earlier and for that we are truly sorry. Due to this, Spartan management decided to waive the homeowners $2500 deductible payment that he owed us for any delays on our end as a sign of good faith. We have been in touch with **************** multiple times since this post, and he made it clear he was happy with the work completed and mentioned he would attempt to take it down as he was satisfied with the final results and end product of his new home. We appreciate the homeowners notes and candor and are taking it very seriously on all projects moving forward. Spartan will strive to do better on each, and every project we come across, even when all the factors are not under our control. Thank you.
