    As a business they can not send an official email and then turn around and literally say in a professional extent they changed their mind which is what ***** said is that she changed her mind. I do not believe being late 3 times is a habitual pattern as we have always paid our rent and have been late 3 times one of which was a single day. It is completely unacceptable as a business to say one thing and then turn around and do another, I cant tell them Im going to pay rent and then turn around and say oh I changed my mind, so why should they be able to in a Completely unprofessional and unethical manner? As we do not actually want a refund, we want an apology for the way that they have acted and treated us. Regardless of what their lease agreement says rent may be considered late on the 5th but you have until the 10th to pay it along with their 135 dollar late fee and an additional 10 dollars for every day after. If that is being paid and has always been they should not in good business practice turn around and send an email stating one thing and then not even two days later change their mind Ive never heard of such a ludicrous response from a business before in my life.

    This tenant is under a lease agreement that is fully enforceable and considered a legally binding agreement. The rent is due on the 1st and late after the 5th. This tenant is habitually late in paying rent and this is very late as our late accounts are going to our attorney tomorrow morning to file for unlawful detainers. The tenant portal is required for tenant payment of rent through the 5th of each month. At any time, as owners of the software and portals, we may shut down that use as we see fit in order for rent to be disbursed to our owners in a timely manner. The payments via the portal take 3-7 business days to clear and our owners are to be paid in two days from today, therefore all portals with late payments and balances due, were shut down today and the tenants were asked to bring money orders to our office in order to comply and not incur additional fees as outlined in the lease agreement. 

    There is no refund due to this person since they signed the lease stating the agree to pay monthly rent on time. Attached please find the lease agreement and late notice as well. Please let me know if anything additional is due.
