    Shuler Appraisal's is unprofessional and unqualified to perform appraisals of luxury properties in the DMV area. Because I want to make sure others do not go through what my husband and I did in buying our home, I am providing a thorough review. Our home is located on Daleview Drive off of Brook Rd in McLean. Most of the homes in the neighborhood are over 2M, on at least an acre and 4,000 - 8,000 sq. feet. Our house is on 1.2 acres, has a pool, and over 6,000 sq. We offered 2.1M and original mortgage holder, BoA, contracted Shuler to perform the appraisal who totally bungled it appraising our home over 300k less than 2.1M. This resulted in having to find another lender and undergoing 3 more appraisals--the house appraised each time. Here were some of the houses Shuler used and the issues: **** ********* ***** closed in May for $1.9M (2 miles from ours). It’s on a much smaller lot (.58), and is significantly smaller and the condition is nowhere near comparable to ours. **** ********** ** closed May 19th for $1.7M (less than a .25m from ours). The lot is 1.27 acres, but the house has HALF the above grade square footage (2,200 sq ft) and more importantly - it’s a tear-down or complete rehab. *** ****** ***** should not be used as it settled back in August 2022 (which is almost a year ago and not needed because there are more recent sales). July/August are typically slow, but was even slower than normal due to interest rate spikes. This house should have never been included--or with an 8% increase to the sales price.
    **** ***** **** is a smaller house on a MUCH smaller lot and the subject property should get $200k adjustment for a lot that is DOUBLE the size given the area it is located in. The appraiser gave NO Value for this for our home.
    This all resulted in us paying at least an extra 1K/month b/c the rate had changed. Whatever you do, don't use Shuler and if your lender does, immediately get a second opinion so you don't suffer the same expensive fate we did.
