    Property owners: If you decide to use ****, beware that their team is slow to respond to inquiries. When they do, each reply is also slow. Their team members have full-time jobs. Their system is nearly fully automated, great for scheduling self-tours, but horrible for getting answers, completing the application process, following up, etc. I was also surprised to learn that their property owner clients do not know that **** charges applicants an additional $199 as an application deposit. Yes, this is legal. However, Virginia law states that it must be fully refunded within 20 calendar days if applicants aren't approved. In our case, we were not approved and did not receive a refund within that timeline. Worse, we had to force ****** hand to issue one by pointing out the law to them (as in their communications with me, they said they'd only issue one as a courtesy).If I may, I highly recommend property owners seek other representation. **** may have a catchy-looking brand. However, in my experience, they run an unresponsive company that seems bent on making every buck they can on the backs of their applicants. I wouldn't be surprised to learn that's where most of their income stems.Please note: I was 1 of 2 co-applicants but wasn't the primary one. We did not want to include me on the lease because my credit recently soured. As such, we explained this to **** upfront and wanted to submit one application in my co-applicant's name. She planned to pay the entire first year's rent upfront (this was highly desirable to the property owner, explained to me by themselves). She also had an 820 credit score and was well-capitalized.

Unfortunately, delays happen when applications are incomplete and require extra documentation and investigation.Key Points:Incomplete Application: Your application was delayed due to missing information, which naturally required additional follow-up. Complete applications tend to move faster.Credit and Income Concerns: As you noted, credit history and income are crucial. Your co-applicants stellar credit couldnt quite make up for the overall application concerns.Refund Process: We happily refunded your fees, a hiccup of our rapid growth and transition to a new system. Sorry for the inconvenience, but thanks for your patience.Lease Agreement Requirements: At Byrd Property Management, we dont allow applicants to dictate how a lease agreement will be signed. Not wanting to be on the lease and only having your co-signer on the lease while being a resident is non-negotiable. All adults living on the property must be on the lease. Simple as that.Additionally, you mentioned that our team members have full-time jobs. To clarify, we are full-time property managers and licensed real estate agents (a requirement to be a property manager by Virginia state law). We assure you we put in well beyond the hours of a full-time worker to provide the best service possible.As for your belief that our decision was out of spite, we assure you our application process is fair and impartial. However, credit history, delinquencies, and income limitations are non-negotiable factors. We stand by our decision to move forward with another applicant, which we believe was the best for all parties involved.
