    I moved out of and ended my tenancy from Military Prime Property Management's rented home on March 31st, 2024 and 45 days later received a breakdown of my security deposit withholdings and what I was owed in the amount of $530.00. It has now been 115 days since I moved out and I have yet to receive my security deposit refund. According to Virginia law 55.1-1226 concerning security deposits, landlords have 45 days to refund the amount disclosed in the breakdown from date of move out, or date tenancy has ended, whichever occurs last. I have waited patiently and placed phone calls and sent emails and am now unable to contact the business. I will be speaking to my lawyer.

    After repeated email messages, Military Prime has not followed up with satisfactory resolutions to the the issues of a rental property agreement. The first issue is the master bedroom shower has a black substance and I requested a mold test. The property management company conducted a visual test only and refused to conduct an in-depth assessment. The second issue is I completed and submitted a move-in list with concerns and did not receive feedback from the property company within five to seven business days of the submission. I seek resolution of these two issues. Thank you.

    Dear BBB and ***,

    Thank you for reaching out to us about your concerns. When notified of the concern about mold, we immediately asked *** to delay moving into the home so we could investigate, and were there on site within 24 hours of receiving the pictures. After being in real estate for over 20 years and property management for 10, and dealing with mold and mold remediation numerous times, I am familiar with the difference in mold and mildew. This situation quite simply, is mildew stained caulk that was cleaned with bleach by one of our approved cleaning companies just days prior...as I previously explained to *** before moving into the home.

    When we received ***'s initial walk through inspection form, EVERY SINGLE blank that could've been filled out with discrepancies, was filled out. Given there were so many perceived things "wrong" with the home, we waited to hear back from her on a list of things that needed to be "fixed". Guidance from this usually comes from a tenant's agent. We are now working with *** directly and have sent an email yesterday asking for a list of repairs she would like performed.

    The real estate company responded. The accounts of communication and turn around response times outlined in the response from the real estate company were not consistent with my memory, or documentation, of the events. A certified mold test was not conducted nor have the items on the move-in list been addressed. In any event after the complaint was filed, the real estate company contacted me and requested I complete work order requests located on the company's website. I completed the work order requests and have not had any more communication with the real estate company. As of date, June 28, 2024 the issues have not been addressed. However, after reviewing the criteria for complaints with the BBB, it is fair to say the case is closed because the real estate company responded to the concerns. Thank you for reviewing this case.

    Thank you for checking back in on this. Wednesday night the owner gave us approval to move forward on the necessary items to be repaired. We have already contacted our contractors to begin work. ** A note to the tenant ** In future months, please make sure there is sufficient funds on your bank account when you make rent payments.
