    If you want a property manager who is attentive, responsive, and treats your property as her own then I strongly recommend contacting Kimberly *** of The Property Shoppe. Kimberly has been my property manager since November 2023. The tenants that she put into the house have been little-to-no-problem compared to the three groups provided by my previous property manager. I needed to have sub-flooring repaired, plumbing work, and new carpet installed. Kimberly contracted with companies that did excellent work the first time and charged a reasonable amount. Property Managers all have pretty words but Kimberly *** follows with quick action. Contact The Property Shoppe first.

    If I were able to give a 0 review I would. I don't know where to start. I rented for 18 mnths had approximately 50 of the largest roaches I had ever seen per day. I tried to fix the issue myself calling the exterminator who said no because they were too far behind on their bill. The Property Shoppe gave my # and personal information to a friend of the owner without permission. He then harassed us and made unwanted innuendos and comments as well as constant phone calls and visits. After spending over $*** to clean the apartment and carpets, they kept my security deposit. The neighborhood was awful. There was a shooting while we lived there and a trap house next door with drugs and prostitution of young girls. The neighbors threw trash, furniture etc on our lawn because it was a corner house & the property shoppe did nothing about it but had the audacious gall to accuse us of doing it. The property manager spoke to us like we were children whenever we had an issue in order to remain in the good graces of the sexually harassing owner. As soon as I made the property mngr aware of the inappropriate comments we were then pushed out of the lease early. I even had an incident where The friend of the owner took pictures and send them to the property manager to say that we we had the backyard junky. I had in fact moved all the backyard furniture in the center because I was told power washing was happening that wkend. It was just constant harassment and aggravation. The owner and her friend were definitely low class people that spoke with vulgar words and called Sammi profane names when he spoke to us. I guess the property shoppe thinks all black people are alike. We are not but were treated very poorly as like bottom barrel. And the fact that the property shoppe does business with that owner in that area shows what they're about. To top it off, the new tenant said he left a stack of mail and the property shoppe committed a federal offense by tampering with & kept it.

    Please see our response below to the complaint:
    The house was completely renovated when the tenants moved in. The dishwasher and fridge were also brand new. Within the first year, they broke the dishwasher (we replaced it again) and dented the new fridge. We also got a brand-new front door to help with water bugs getting in and got them a new washing machine. They couldn’t keep up with the yard, so we paid to have it maintained, at no cost to them. The homeowner has her own contractor that they use for all repairs. It is not a random “family friend”. When the PM asked about the harassment, the tenant said he tried to add her as a friend on ********. The PM suggested that the tenant check to see if the algorithm was suggesting him under People You May Know since our phones pick up that you were at the same address often. She replied that she wasn’t sure and that was the only information she ever provided to us.
    Sammi ******* at The ******** ****** has exceeded standard performance and expectations for all of her tenants, and these tenants were no exception. Beyond the replacement appliances and new door, the previous tenant's complaint to BBB is misconstruing each of the scenarios mentioned.
    First, Sammi was aware of the dumping issue prior to them moving in and called the city twice before they moved in and at least twice after. Unfortunately this was an established norm of the neighborhood, well before their complaint. The dumping was not on their property and they too had every right to call the city and make the same complaints that she did, but note the PM continued to call on their behalf. The PM even asked the tenants if they had security footage of the dumping in progress so she could send it to the city. Blame or even the suggestion of blame on the tenant NEVER occurred.
    Second,when the tenant accused the next door neighbor of multiple issues related to drugs and prostitution, she immediately contacted the city as this unit is fully owned and managed by **** ** ******** *****. The city came and did an inspection and found nothing to corroborate the tenant’s story. Although unsure of the truth, the new tenants living there now have had no issues.
    Third, the homeowner and PM recognized that the tenants were unhappy and agreed to offer them the ability to break their lease without penalty. After that, they chose to buy a home and terminated the lease.
    Fourth, the PM not only left the property's attached mailbox unlocked for several weeks for them to come back and collect their mail, but when the new tenants moved in, they brought the previous tenants mail to our office to which we notified them for pick up. After three weeks of no communication and it not getting picked up, we returned to the sender.
    Lastly, at the move out inspection, the house was filthy (pictures to prove it). They were informed that another cleaning company would need to come out to complete the move out cleaning. Tenants admitted they used a cleaning company that had a deal on ******* that seemed "shady" AND agreed the house needed another cleaning. The carpets were also dirty and crunchy, despite being brand new when moving in (only one year prior). There was coloring on walls, peeling paint from extreme activity and a house full of broken blinds. There were a few other items plus all repairs and the additional cleaning totaled more than their deposit, but WE DID NOT ASK for additional money from them.
    The complaint insinuated that they were treated poorly. Sammi always looked for solutions and communicated with respect and empathy, as she and The ******** ****** do with all of our customers, tenants and owners alike.
    Please note that they did not rent this property sight unseen.
