5 starsMadison from Abrams Realty is the best. I was nervous about renting our Condo as we have never done it before. Madison answered all of my questions no matter how many there were. She was extremely professional and really put me at ease with the entire process. Within two weeks of listing our Condo we were able to get renters. After I moved out of a rental property, Abrams withheld part of my security deposit claiming they found a wash rag jammed in the garbage disposal. I spent hundreds of dollars to bring in the cleaning companies that they approved, as per the lease. The rental was left in excellent condition and at the walk-through the Abrams staffer told me everything looked good. So I was shocked when they withheld part of my security deposit.
The claim of a wash rag jammed in the disposal is so far-fetched because you'd need to intentionally shove a rag down the drain for this to happen. When I pressed them for evidence, they sent me a photo of a rag sitting in the sink basin and claimed that they were not able to take photos of the jammed wash rag. When I pressed them for a copy of the bill for this "wash rag removal", I was sent a copy of an invoice from **** **** *******" which is not registered with the ***** *********** ********** *n Virginia as either a legal business or with a fictitious name, as required by law.
I sent all this information to Liz Abrams hoping their practice of withholding a portion of security deposits for outlandish claims was confined to this one staffer. But I never heard from back from Ms. Abrams.Abrams Realty, Virginia Beach Real Estate and Property Management

We have carefully reviewed your comments in relation to our move-out inspection. While it is true that during the initial walkthrough everything appeared to be in order, a more thorough inspection revealed otherwise.
After you moved out, we conducted a detailed inspection and testing of all appliances. It was discovered that the garbage disposal was jammed and not functioning. Upon further examination, a rag was found lodged inside. Although we couldn't take a picture of the rag while it was in the disposal, we did photograph it immediately after removal. We provided you with this photograph, along with the invoice for the removal and the move-out inspection. The charges applied were in accordance with your lease agreement.
We had no other issues with your tenancy, and this was the only problem noted during your move-out inspection. We wish you all the best in your future endeavors.Review fromShannon K

Abrams is absolutely the worst management company I’ve had the displeasure of working with via our rental. They were a hard to get a hold of with any issues and I had to call the town and tree removal companies to get a downed tree out of the yard (of our rental), they instead let it sit for weeks, I ended up having to take time off work to meet with multiple tree removal people as well as the town, what are we paying them for exactly. A thru dog the yard was usable for more than a month. Then same issue with garage door opener issue. Totally inefficient , not to mention very hard to actually get someone on the phone, resorted to email and texts which I’m actually glad about because now I have records. At the end of our lease it’s costs us ***** for all of the move out processes (of which they have only certain companies you can use beacuse they have contracts with them separately) sounds fishy to me. Then after all of this to move out I find out that they didn’t file out move in paperwork properly with the landlord; and they transferred our deposit to him, and now he won’t give us our full deposit back because they didn’t give him documentation upon Our move in and issues we saw on that date which were not caused by us. So I went back and forth between them and the landlord each playing the blame game and refusing to help, ended up with only partial

We have received and thoroughly analyzed your review and the allegations that came with it. While we are truly sorry that you feel this way about your experience with our company, we must clarify that the review you posted does not accurately reflect the events as they occurred.
Abrams Realty prides itself on communication, and being readily available to answer phone calls is part of that commitment. We have reviewed all of our phone records, emails, and text messages, which are all recorded in our system, and we have not found any communication from you that has gone unanswered. If there was a lack of communication, we can say with great certainty that it was not on our end.
Regarding the downed tree, while it was unfortunate that a tree fell into the backyard and took some time to be removed, we were in constant contact with you throughout that process. This is an issue covered by homeowner insurance, which can understandably take longer to resolve.
As for the garage door opener, we see that this was completed within two weeks of the work order being placed due to the part being on order. This timeframe is well within the expected period for a repair of this nature.
Regarding the move-out and disbursement of the security deposit, once our management agreement ends, we no longer have the authority to conduct inspections, make repairs, or process the security deposit, as agreed in our lease agreement. We explained this to you and provided you with the owner's contact information. Contrary to your claims in the review, we sent all pertinent information to the owner, including your move-in inspection. You requested proof of this, and once we provided it, you agreed that the owner was in receipt.
If the owner found tenant damages during the inspection, this is not the fault of Abrams Realty and is an issue to be resolved between you and the property owner. We certainly wish you the best in this situation but feel that your criticism may be misdirected.Review fromCorey V

I used Abrams Realty to find my new home in Virginia Beach when we moved from Jacksonville, FL. They were recommended by a friend that already lived in the area. Our agent, Mike, was incredibly knowledgable and helpful. He was even able to give us Facetime tours of several homes prior to traveling to Virginia. In spite of a challenging market, we were still able to find the perfect home after only a few in person showings. My plan is to retire in Virginia Beach, but if that changes, I'll be hiring Abrams Realty to list and sell my home when we move out of Virginia. The company WAS amazing. Once a property manager named Peter took over the households experience has tanked when interacting with the office. He is unprofessional, has terrible customer service skills, and worst of all refuses to talk to you unless you want to pay money. I went in asking to figure out a solution because multiple times people were sent to the house without notice. Again everything was amazing till he took over. After reviewing the available texts, emails, and phone call recordings in our system, we have determined that there was a single interaction between you and Peter, which occurred in February. During this interaction, ***** responded to your inquiries in a highly professional manner, taking the time to address and provide insights into the scenarios you presented. We consider this to be an exemplary level of customer service.
The scheduling of work orders falls under the purview of our property management team's maintenance division. We consulted with them and reviewed the work orders in question. We confirmed that all work orders were duly scheduled, and you were notified of the scheduled work through the tenant portal with appropriate notice. Additionally, we have verified that the maintenance team spoke with one of your roommates over the phone to coordinate the scheduling.
Moving forward, we kindly request that you adhere to the terms and conditions outlined in your lease agreement. By doing so, we are hopeful that your experience will continue to improve.
