    This was one of the most unprofessional and unorganized experiences I ever had in my life. If I could give zero stars, I would. I was taken aback when ***** (the owner) from Alpha 1 Title & Escrow, LLC, provided legal advice pertaining to our family Trust we have setup. She was not authorized to do so nor is she educated about Trusts, therefore she delivered misinformation. After I tried to meditate the situation, she then became extremely defensive, unapologetic, and irate, stating, “I do not have to sit here and listen to this!” In addition, the communication between her and the realtor was lax to say the least. They were never on the same page, quoting incorrect numbers including a multitude of inaccurate  information. When discussing the final closing amounts, that became an ordeal in itself. She repeatedly stated, “Your realtor should have told you that,” instead of taking the time to thoroughly explain. We expected a more viable solution being that she was responsible for creating the documents, which contained the incorrect amounts and information. She was most unethical when she pressured my 70-year-old mother to allow the buyers to move into her property before the closing date. After we denied the clause for early move in, the buyers still moved in two days prior to the closing date. This held my mother liable for any mishaps at the property because she was still the owner until after closing. ******* unethical acts along with an air of arrogance are detrimental to anyone who decides to hire her for Title Agent responsibilities.

    The only comment that I can make on this transaction is that there are SEVERAL false statements being made and I did NOT provide any advice to the client and as a title agent I am responsible for reading a Trust document which i had to request be provided several times and once received determined that the mother who executed the contract was actually authorized to sign the contract per the Trust docs and I then spoke with the realtor and advised this so that he could then prepare an addendum to correct that issue. I must restate again in this response that at NO TIME did I give any legal advice as I am NOT authorized to do so as a title/settlement agent. As for the claimed mediation Ms. Johnson called me to discuss the transaction and then stated during our short conversation that in fact she had HER financial advisor on the phone who would like to ask a few questions, when in fact there were NO questions asked but he proceeded to advise me on my job and how to handle a TRUST closing. when I attempted to discuss I was abruptly cut off and advised that I was incorrect about everything that I was doing and was constantly advised that as a REALTOR it was not my part for advising on this. I reminded the financial advisor and the Trustee/Seller that although I do hold a real estate license that I am working as a title and settlement agent. I was spoken to very unprofessionally and spoken to very loudly as well and at that time stated that the financial advisor was NOT party to the transaction and that I did not have to continue with the conversation in the format that was occurring and stated that if Ms. J****** wanted to continue the conversation, she could reach back out to me and we can continue. The mother of the sale and I had a prior work transaction together a little more than a year prior and the transaction which was the purchase of the now turned sale of the home was more than professional and during my initial communication with the mother we held a great understanding of how the transaction was being handled. Due to the delay in getting some of the information from the seller which included the trust documents it delayed the closing taking place. Due to this delay the buyers were in a position of having to move into a hotel so the buyers real estate agent asked if the buyer could have early possession in which an agreement would have been executed and it was shared with the seller's mother as she was the determining factor on all decisions pertaining to the sale although not an executor of the documents due the Trust docs removing her from that authority. At no time did I push the seller/mother to agree to that I only merely explained the document which I can do and have that authority as she had stopped communicating with her agent and for some odd reason stopped trusting him and during the entire process, he had the seller's best interest always in the forefront, and he was extremely professional. The seller at two different instances stated that she would do the early occupancy and then stated NO and then went yes again and then back to no. As for the claim of the buyer's moving into the property PRIOR to the closing this also is a completely FALSE claim. As for the additional claim of NOT reviewing the closing statement, once again FALSE as I discussed this in DETAIL several times with the seller/mother as well. However, when she questioned Contractual items, ie the commission being paid out I did state that it was part of what she and the agent agreed to and it appeared that there were a couple of VERBAL agreements that she had with her agent in which I stated that it would be a question for her agent as I was not privy to that information but we did get it all cleared and she received all funds that she was understanding that she would receive, both her agent and my office gave her a CREDIT so that this would occur in good conscience from our prior business relationship with her. However, in this instance it appears that her daughter, the Trustee S******* ******n was unhappy with her experience although i made myself available to discuss this transaction with both of them WAY after normal working hours at 10 and 11 o'clock at night. Sometimes no matter what you do or how kind, thorough and PROFESSIONAL you are some people are just not happy and I believe that this is the case as I am CONSTANTLY told how HAPPY people are with me and have established LONG lasting relationships and some friendships with my clients.
