    AGM managed the single family house that we rented for 2 years in *******. They were always responsive when something broke and we put in a maintenance request. But when we moved out, AGM kept $750 from our security deposit - $300 for cleaning and $450 for painting.The house was spotless when we handed in the keys (which was documented in the move-out checklist from their inspector, both in photos and text), and the one room we were authorized to paint was professionally patched and painted with a designer color. I threatened to take them to small claims court, repeatedly referencing different sections of RCW 59.18.280 since they did not provide proper documentation for the charges and their reasons for withholding funds were not legal. They initially gave us $250 back, and when I said we would be filing a claim, they gave us our full deposit back.AGM will try to unlawfully nickle and dime you to cover their costs, so I recommend disputing security deposit withholdings. Take your own photos when you move in/out of EVERYTHING. And reference RCW 59.18.280 - it's there to protect tenants!!

    In response to the statement above, AGM finds the
    misrepresentations by Sara Saviskas damaging to our reputation.



    AGM does not own the rental property and executes
    instructions from the property owner.



    We have no costs to cover and therefore, the Tenant’s
    accusations that we are acting unlawfully to “nickle and dime” tenants to
    cover our costs are false and damaging.



    Yes, we were responsive to maintenance requests, as
    documented in our systems and by the Sara Saviskas.



    When Tenant disagreed with the inspection and AGM was
    authorized to refund the deposits, Tenant was refunded its monies.



    The Tenant leased a 2 bedroom, 1 bath, 1,180 SF home
    located the Maple Leaf neighborhood with washer/dryer and fireplace. In
    favor of the Tenant, the recommendation by AGM to the Property Owner was
    to increase the rent by approximately 5% ($150/month) for a month-to-month
    lease (which generally is a much higher rate than long term leases)
    instead of 10% as allowed by law which would have been ($260/month)



    After having received
    responsive customer service, a month-to-month rental rate favoring Tenant and
    receiving all their monies, Sara Saviskas’ statements that AGM is committing
    unlawful acts serve only to damage our reputation. We respectfully
    request this post be taken down immediately.

    They stole my security deposit. 375$ "cleaning fee". Check the reviews for Phillips real estate this is common. The landlord who lives there is a complete drunk mess.. even on my walkthrough she reeked of liquor. I will be posting how the landlord said my apt was clean when left and how she suddenly ghosted me when I contacted management. It's been a week and no response however after looking at the comments I see this is a common theme for this company. If you still move here understand that it's a scam already put in place to steal from you at the end of your business relationship. If I didn't move across the country I would be there first thing in the morning but they're not worth the stress.As far as the apt. it's a typical noisy overpriced ******* apt.You've been warned. THESE GUYS WILL STEAL.
